Dear Wendy,

I can tell you that the home was pretty well gutted to the walls and ceiling in 2007. We tore up the floors, painted all the walls, put in new cherry cabinets in the kitchen and diningroom, along with granite counters in both rooms. Took out all sliding doors and replaced them with french doors. Put in new granite shower, jetted tub, double sinks in the master bath along with new cabinets. We also redid the oak flooring and added oak flooring into the master bedroom and office. The house has all new carpet, the upstairs family room and stairway to the master bedroom is Mohawk Stain Resistant Silk Strand with the thickest padding I could buy. The downstairs carpet is Karastan, also with the thickest padding available... All appliances are new, ie the stove and oven are Dacor, the refrigerator is Kitchenaid with cherry panels that match the kitchen cabinets. The sink is Kohler Lakeview. The kitchen has a disposal , a Miele dishwasher [ top of the line $1,600.00] the side by side refrigerator was just under $6,000.00. We put a solararium window in the kitchen, added outdoor room with recessed lighting, remote controlled. The two decks were done in 2012 with Timber Tech lumber and glass panel with metal framing railing, We also put in near $100,000.00 of pavers on the long driveway, turn around and patios. We did the stairs from the driveway to the deck in timber rails and paver stones. We added a complete sprinkler system for the plants and a drip system for the potted plant. New landscaping was added to the yard, with both garden and deck lighting. We have one burning fireplace and one with gas logs, All the closets were gutted and redisgned and custom built. There is a new motor on the waterfall and new lifgting around the pond...We removed the half stair wall leading from the entry to the master bedroom / office and replaced it with a half wall in wood and black deco metal rails. A new wine celar was built just before Larry died. The wine cellar door was custom made in California and shipped to us, just in time for Larry to see it. He passed away 4 days later. We added a dishwasher to the downstairs bar, which is a solid piece of granite, new maple cabinets with glass doors and imported hardware. The house was designed by an architect and I believe the young couple that built it contracted the inside

themselves. Larry and I knew the bones of the house was well built so we gutted the inside as we never intended to sell it. We had no idea his tour of duty in Vietnam would affect his health from Agent Orange. We put in all top of the line and the best materials available as we intended to live here until we died, then it would go to our kids. The furnace was new in November of 2004 and has two filter systems, one is electronic, as I have asthma and I need to have as little dust as possible. All the window sills were repainted in July 2013. All the tile in the home is Italian... of course, and is porceline as it is the most durable. Both of us were perfectionists so we maintained it continually. I do have to add the ceilng moulding in the kitchen is cherry and has carved grapes and grape leaves due to my Italian heiritage, it was almost $80.00 a foot. All the tile is imported Italian tile. The downstairs glass block bar lights up, which is very nice. I forgot to mention the double french doors to the entry of the home are African mahogany and have 5 coats of stain and sealer on the inside and 9 coats on the outside... The heating is gas heat and the water heater is also gas. I have the monthly budget plan on both the gas and electricity so I can provide the monthly bills for the buyer. The house comes with a one year home warranty and I can provide my housekeeper and gardner bills if they want to continue their use. I also have small jars marked with touch up paint for every room in the house. Anything else just give me a call... I forgot to mention THE VIEW IS AWESOME... Every ship that goes to the ocean has to pass my house. From May to Sept the cruise ships to Alaska come by every Friday, Saturday and Sunday around 4:30PM to around 6:00 PM. They come in early Sun morning around 6:00 AM. If I knew when the house was to be shown, I would try and talk with the Orca Whale Pod and see if they would swim by and jump and spout water. It is something to see, but only when they feel like it... You just can’t count on them but you can count on the ferry to Kingston viewed every 30 to 45 minutes... Also all the container ships coming and going to the ocean and into Seattle come by pretty much each day. The best view is when the Navy ships, destroyer, and fuel ship comes by on its way to Bremerton for refreshing... Seafair the Navy ship comes by with the sailors lined up on the deck in their white uniforms. I am so very sad to leave all of this but need to be near my family...
