Failing membrane

evident by leaks into parkade. Signs of rust

were minimal with no spalling.

Optimum time to replace the

membrane.

Concrete stairriser failure.

Creates tripping hazard. To be

replaced.

Planters and soil removals completed. Next, dismantle playground equipment

and remove concrete topping.

Excessive thickness of the topping slab without a separation or drain mat on the membrane made removals more difficult

than expected.

Typical 4” thick topping was 7” average thickness.

Existing membrane under the concrete topping was still flexible but did show

some locations of oxidation and cracking as shown.

Membrane was a seamless liquid polymer modified asphalt with a good

bond.

Unexpected poor

construction detail of

downspout tie in through the structural slab. Cast iron pipe

was broken at all locations.

Poor drainage on the structural

slab meant the need for

additionaldrains.

Deck concrete topping removed.All loose membrane removed.

Structural deck surface washed and ready for new drains.

16 new drains were installed using proper cast pipe and Watts 4” drains

with bi-level drainage for the membrane and surface runoff.

16 new drains were installed with double reinforced tie in details.

Problematic with a failed membrane system. Water has ingressed under the

occupant units and now is trying to egress back out.

Waiting for it to dry out is not an option but resolved with special techniques.

Application of the Bakor 790-11 liquid rubberized asphalt membrane reinforced

with a polyester sheet before a top coat is placed.

Application of Bakor drain boards to ensure drainage under the concrete

topping and eliminate ice lens lifting of the topping and hydraulic cracking of the

topping slab.

BASF polyurethane coating applied to vertical surface to protect membrane tie

in edge.

New hydro conduit installed for new lighting system.

New fiber reinforced concrete is placed on top the drain mat.

Front entrance redone (straightened & wider). Landscaping to be completed.

Stairs reconstructed and painted.

New electrical complete to replace the old as wiring was not to code and corroded.

Landscaping is completed with new Gardenscape wall and turf.
