Location and surroundings.
The quaint village of Standon sits within a
network of key routes and bustling towns that
characterise this part of the country. Positioned in
a shallow valley of verdant farmland, the historic
settlement grew around the mills along the banks
of the picturesque River Rib – a heritage still alive
today through names like ‘Paper Mill Lane' and the
large old flour mill building near the bridge.
A walk along the village high street takes you past
18th-century pubs, a picture-postcard churchyard and the
characterful village green – complete with red telephone
box – and pride of place goes to the impressive red-brick
Knights Court next to the church, a fantastic example
of a large-scale Tudor manorial courthouse.
You'll find everything for your day-to-day needs locally,
with Standon High Street boasting a post office, family
butcher, bakery, convenience store and newsagent –
all just minutes away from home. The neighbouring village
of Puckeridge also has a thriving community centre with
a large playing field, pharmacy and popular tea rooms
along its beautifully maintained ancient high street.
Strolling around the village, you'll find two much
loved local pubs – The Bell, at the junction with the
high street, and The Star, in the middle of the old village,
which both serve freshly-prepared, locally-sourced food
accompanied by fine cask ales and premium wines.
Meanwhile, just over a mile away in Puckeridge, the
Crown & Falcon and the White Heart also offer quality
meals and drinks in 16th-century surroundings.
While there's a lot on offer close-by, the nearest town,
Bishop’s Stortford, presents a wider range of shopping
and leisure facilities. As well as large, well-known
supermarkets, you'll find modern superstores, high street
brands, boutique shops, cosy coffee shops and a wide
variety of restaurants and eateries to suit all tastes. The town
centre is perfect for a tranquil riverside walk along the Stort
before stopping to relax in a characterful pub – and the
neighbouring town of Stansted Mountfitchet is also worth
a visit for it's intriguing insights into medieval castle life.
Those seeking further retail and leisure opportunities
will find a huge array of options in the other bustling towns
nearby, each with their own unique characteristics. Just
seven miles away, Ware is home to a rich tapestry of bars,
eateries and boutiques, while Harlow, around 15 miles by

cinema, the Harlow Playhouse, Harlow Bowl and the
Leisurezone – for swimming, fitness and kids' activities.
Alternatively, Stevenage, also around 15 miles away,
hosts a plethora of high street brands and fashionable
stores within its Westgate shopping centre, balanced by
some lovely town-centre parks, gardens and playing
fields. And, of course, days or nights out in Cambridge or
London are only 50 minutes away from home by car.
Outdoor enthusiasts will find a huge amount to love
around Standon. Keen golfers will be pleased to note
Ash Valley, Hanbury Manor, Whitehill and East Herts golf
clubs are all just within 10-15 minutes' drive from home,
while those into walking, cycling, fishing and watersports
will find a variety of activities to enjoy around the rivers,
lakes and reservoirs of the Lea Valley , which stretches
from Ware to Waltham Abbey.
Educational needs are also well catered for nearby
and those with young families will be pleased to find
Spins Pre-School, the well-performing St Thomas
of Canterbury Catholic Primary School and the
much-loved Roger de Clare First School ( both rated
Outstanding by Ofsted ), all just a 10 minute walk
away. Nearby Ware provides secondary education,
through the ‘outstanding’ Chauncy and respected
Presdales Schools – while excellent private
schools locally include Bishop Stortford Girls
School and St Edmund’s College and
Preparatory – just two miles away.

FINDING THE DEVELOPMENT
3 1
Surrounded by picturesque countryside scenery and charming village life,
Saxon Meadows is incredibly well connected to all major travel routes throughout the region
and beyond, enabling fast, easy journeys to a huge range of destinations.
The village of Standon sits on the A120, providing an almost instant connection with the A10 just a mile to the west, as well as a direct
route eastwards to the M11 and onward via Braintree to Colchester and north-east Essex's beautiful ‘sunshine coast'. With the A10 just a stone's
throw away, you can head north and reach central Cambridge in around 45 minutes, or south towards the M25, just 18 miles away, and onwards
all the way to the North Circular and into central London. Along the way, numerous junctions open up a network of trunk roads taking you
to or around every major town in the region, from Stevenage to Hertford, St Albans, Harlow, Welwyn Garden City and more.
Just the other side of Bishop’s Stortford, the M11 offers an alternative speedy connection to the M25 and continues
directly into the heart of north-east London, meaning you can reach Stratford, around 38 miles away, in approximately 50 minutes.
Northbound, the M11 also offers a quick route to Cambridge, where it connects with the A14 for the Midlands, or eastbound towards
Ipswich, Felixstowe and Suffolk's picturesque towns and stunning coastline. Finally, for those who need to travel by air for work
or leisure, Stansted Airport is just the other side of the M11, around 9 miles away, offering connections to Scotland
and a wide variety of major destinations all over Europe and further afield.
The nearest train station is in Bishop’s Stortford, just 6.5 miles away, from where regular services run to
Cambridge, Stratford and London Liverpool Street. Alternatively, Ware station is around 7.5 miles away,
with trains calling at Hertford and also going into London Liverpool Street.
