Business Rates
Rates Payment Management
Our specialist team offers a comprehensive rates payment management service where we validate and report on business rate demands including refunds and the often complex calculations that accompany them, for our clients. Our objective is to ensure we assist our clients by reporting, recovering, and reconciling liability of demands, always ensuring that the correct amount of rates is payable across a portfolio. We have detailed processes for managing the payment of rates on behalf of our clients as part of a full treasury service and we operate discreet client monies accounts for the pay-over of refunds in accordance with RICS regulations.
Historic Rates Audits
We have a dedicated team with expertise in the relevant laws and regulations that apply to business rates which in some instances can often go back many years. This is a very specialist area of work requiring knowledge of common errors, omissions and mistakes often missed by in house account teams or relevant statutory bodies. We have a dedicated Historic Rates Audit database that can identify over 90 different recovery types ensuring our clients recover overpaid sums wherever possible.
Business Rates Check, Challenge and Appeal
Our Client Directors, together with our large team of specialist rating valuers, are expert in reviewing Rating List assessments, working on strategies to identify incorrect assessments and to mitigate business rates payable. We specialise in handling large national portfolios of all property types. We will seek to instigate a formal check and agree details with the Valuation Officer,
lodge formal challenges and if necessary progress case to formal appeal. We have a wide range of expertise covering a wide range of property types. We are also set up to deal with the impending changes to the regulations being brought in by the government with specific Check and Challenge phases before any formal Appeal can be submitted.
Empty Rates Mitigation
Our Empty Property Rating team specialises in formulating strategies to mitigate empty rate liabili-ties. This can be in terms of applications for S44A relief where part only of a property has been va-cated or occupied. We can also look to mitigate liability on wholly vacant properties, either working with our clients’ own internal stakeholders or by arranging licences to short term occupiers. Our team is expert in ensuring that all appropriate reliefs and exemptions are applied or where the building is beyond economic repair seeking deletion from rating lists.
Occupier insurance and service charge
We have a specialist Insurance service that is operated in partnership with an independent Insurance Broker to audit and potentially challenge Insurance premiums charged by landlords on leasehold properties. These payments have, until recently, rarely been challenged by occupiers but our unique service provides the opportunity to scrutinise past payments and to pro-actively engage with land-lords with “like for like” quotations obtained from AA rated insurers in order to drive down future costs. On the back of our successful track record in reducing Insurance premiums we are now offering a similar audit and challenge to Service Charge payments so that we now have a comprehensive cost control service offering for occupiers of leasehold premises.
