Buying a home this summer is easier and cheap-er than Wall Street experts expected it to be. Con-sumers interested in purchasing homes or refinanc-ing are likely to save plenty of cash if they take actionnow and take advantage of low rates.
During the week of July 10, 30-year national mort-gage rates averaged out to 4.15 percent, while 15-year national mortgage rates averaged out to 3.24percent, according to Freddie Mac and the Associ-ated Press.
The 5.5 percent mortgage rate prediction given byeconomists and industry analysts, including the Na-tional Association of Realtors, seems to have beenoffset by a slow home buying season, brought aboutby the weak U.S. economic recovery.
Thirty-year rates started at 4.52 percent Jan. 2,went down to 4.41 percent April 3, and continued
falling to 4.12 percent July 3.While there have been ups and downs over the
past six months, the overall trend downward hasbeen steady, making affordability within reach ofmore home buyers.
With mortgage rates down, meeting loan require-ments set by the FHA and VA has become easier.Mortgage applicants willing to pay a full discountpoint or more can help lower their mortgage rateseven more, sometimes below 4 percent, expertssay.
And the time it takes for processing and approvingloan applications has gotten faster, going from the2013 average of 46 days, to an average of 40 days.
When purchasing a home, one simple way tosave money is to have good credit. Buyers with goodcredit could pay between a quarter and half a pointless than the average interest rate.
Building up good credit, knowing what you can af-ford, and taking advantage of current rates can leadto thousands in savings in the long run. But 2014
continues to surprise analysts, so dont expect ratesto stay comfy forever.
