Pros• The subgrade at the existing

site has an adequate layer of compacted caliche base which is suitable for concrete or asphalt paving.

• Site is situated along major arterial streets & avenues

• Relative flat site with adequate drainage

• Land has been acquired by LISD and is available for development

• Zoning is appropriate for warehouse or transportation facility.

Cons

• Possible delays or reroutes due to Union Pacific Railroad trains blocking certain intersections

• Potential environmental and safety concerns due to proximity to commercial cargo loaded on railcars (chemicals spills or derailments)

• Architect: Franks Architects, Inc.

• Design Fees:– Architectural Portion: $ 250,000 @ 7% (+/- $ 17,500.)

– Civil Engineering Portion: $ 300,000 @ 10% (+/- $ 30,000.)

– Soft Cost: $ 61,850 (+/- 10%)

• Site: Recently acquired two city blocks at

Sta. Isabel Ave & Park Street

• Timeline: Completion by December 2003
