THE VISION
Building upon the framework of the original
C.F.Braun campus, a new urban community
has emerged. In a largely commercial area,
an urban neighborhood is envisioned; a
place that fuses residential living with a
rich network of landscape spaces. The best
of the original campus landscape (heroic
trees, elegant communal spaces, a network
of courtyards) will be maintained. The
desire is to utilize planning, architecture,
and landscape to make the entirety of The
Alhambra (residential, office, and retail)
merge seamlessly into a rich and sought
after place to live, work…and be inspired.

OUR GOALS1. Fulfill the vision of a seamlessly connected
community – office, retail and residential.
2. Ensure that the new residential community is designed to be an extension of the unique urban environment.
3. Use current landscape experiences, building materials and scale to organize the new residential communities.
4. Develop the campus with a flexible masterplan
that emphasizes connectivity, visibility, and a wonderful sense of place.
5. Foster community among the neighborhoods with shared amenity spaces and housing opportunities.
6. Allow for the fulfillment of the complete

PHASING THE PROJECTIN A SENSIBLE MANNER
We will build a new community by creating plots of land that will be developed in a sensible manner.
We will create a sense of destination by fostering “community” within each phase and among the greater campus as a whole.
Each of the neighborhood plots can be accessed from adjacent streets, providing
permeability that serves the overall campus
with open space, circulation, and safety.
