EVERY HOME HAS A HISTORYG.J. Gardner Homes began as an independent building company in Queensland in 1983.
Founded by Greg Gardner, it soon grew to include eight regional offices building as many as
850 custom homes per year.
Over many years, G.J. Gardner Homes built a reputation for great value and quality. Franchising
the business was the natural next step, and in 1995 the first G.J. Gardner Homes franchise
opened its doors. Today there are more than 130 franchises operating in the USA, Australia
and New Zealand, supported by corporate offices around the globe.
Together, the G.J. Gardner Homes team builds more than 2,600 custom homes each and every year.
GREGORY JOHN GARDNERGreg completed his carpentry apprenticeship in 1978 and became a registered builder in 1980. He soon
recognized a need in his local market for quality homes constructed quickly and efficiently, and three
years later G.J. Gardner Homes was born.
In 1992/1993 G.J. Gardner Homes experienced its busiest year ever, building 850 custom homes. In 1995
the directors decided to franchise the business, in order to support other small local builders to achieve
even greater results.
Greg is a director and major partner of the franchisor company and is involved in strategic direction.
G.J. GARDNER LEADERSHIP
TIMOTHY (TIM) DENNISTim is a Veteran of the U.S. Marine Corps and has held several roles throughout the Construction
Industry in several states since 1994. He has been in Upper Management roles with several Top 10 U.S.
Builders, most recently in the Houston Market.
Tim Joined G.J.Gardner Homes in February 2016 for the role of US Operations Manager. His primary role
is to support existing Master franchisees throughout the US, and to expand G.J.Gardner throughout the
U.S.A.
DARREN WALLIS BCOM FCPA (Aust) FAICD
Darren studied a Bachelor of Commerce at the University of Queensland majoring in accounting, finance
and computing. He is a Fellow Certified Practising Accountant (Aus), a Fellow of the Australian Institute of
Company Directors and in 2001 was awarded the prestigious Young Accountant of the Year Award.
Darren joined G.J. Gardner Homes as an accountant in 1994. Over the years he has been involved in the
daily running of the business, looking after all financial matters and working with computer programmers
to develop the current franchise software program.
Darren became a director and partner of the franchisor company in 1996, and in 2002 he was appointed
as the franchisor’s managing director.

8. SPECIALIZED SOFTWARE
The G.J. Gardner Homes software has been developed solely for our
franchises and is one of – if not the – only building systems in use
that fully links all procedures involved in building a new home, from
start to finish. The G.J. Software includes full accounts integration
and comprehensive category reporting, with a full range of functions
including sales, estimating, job administration, accounting,
supervising, management and clients.
The G.J. Software has been designed to manage all types of
construction, including conventional wood framing, timber, steel,
concrete block, brick, and lightweight concrete homes.

Our specialized software manages every step of the construction process for you, from initial sales and quoting to handover of the completed home.

Sales:
a complete front end for sales staff, including sales quoting, customer details, lead classification and reports.
Sales management:
allows you to track every salesperson and their client contact history, salesperson management and strike rate, as well as
client rating.
Quote pricing:
allows sales staff to quote custom homes. This creates the base for the job estimate.
Job estimating:
with our take-off parameters and formulas you are able to complete an accurate job estimate in minutes. Plans can be
loaded into the system and taken off on screen.
Client progress payments:
the system automatically creates the selected progress claim, looks at what’s been claimed and what’s been paid, identifies
any discrepancies, and prints the invoice for the customer. This helps eliminate possible mistakes.
Payments to subcontractors and suppliers:
The job estimate creates a budget for each job, so when supplier or subcontractor invoices are entered the operator is
informed how much the invoice should be for. The system can be set not to allow over budget invoices, and it looks after all
taxes.
All of your construction accounting and taxes:
includes full general ledger system with up-to-date reporting, so you know how your finances are tracking at all times.

All relevant client and job information:
more than 20 critical dates, client color selections, payment and finance details, specifications and much more.
Color selections:
creates a hard copy for the client as well as a digital one, which automatically adds correct colors to subcontractors and
supplier job orders.
Job contracts and specifications:
the system can create a 20-page custom specification within minutes to match clients’ requirements, so that every item is
covered. This eliminates spelling and wording mistakes.
Scheduling:
The system creates schedules depending on the size or complexity of the home. All dates are automatically transferred to
job orders, so suppliers and subcontractors know what has to happen when.
Client and job change orders:
instantly updates the job details, estimate and accounting (progress claims) sections. It also automatically prints a change
order for the client to sign.
Post-handover maintenance:
maintenance issues are entered into the system and a notice is printed for the relevant contractor to undertake the
maintenance work. Allows for total control of maintenance and keeps track of what has (or has not) been completed.
Internal message system:
an internal email system stores every message. It also automatically generates some 50 internal messages for various staff
to ensure effective team communication.
