Here is a snapshot of Frederick County real estate statistics June: For those who like statistics: Frederick Real Estate Trends for June 2014 Average Home Sales Price: $321,900: up 5% over last June. Up 4% over May. Average Single-Family Sales Price: $362,200 Average Attached Home Sales Price: $235,600 Median Home Sales Price: $296,100: up 1% over last June. Up 10% over May. Average Days on Market (DOM): 47 days, down 10% from last June, down 22% from May Number of Homes Sold: 314, down 9% from last June, up 1% from May. Total Listings in Frederick Md: 1228, up from 850 last June, 44%. Newly Under Contract: 384, up 10% over last June. Sellers got 97% of list price on average, same as last June. What’s Notable: Cash deals were 13% of sales. Investors and flippers are finding a good market in Frederick this summer. 60% of loans were with Conventional financing, 16% were FHA. (As FHA raises fees, they become more irrelevant in the market) The majority of home sales take place in the $200,000 to $300,000 price ranges. 32%.
