• Listings – Make sure you have a Short Sale Addendum to Listing Contract (PAR form SSL)

• Sales – Make sure you have a Short Sale Addendum to Agreement of Sale (PAR form SHS)

• Under Agreement? – When Seller accepts contract from Buyer. Mark as under contract in MRIS. NOT after creditor accepts the Short Sale.

HOUSE FOR SALE CONTINGENCY

• What are the pitfalls of having your Seller accept a contract with a house for sale contingency with the right to continue marketing with a timed knockout clause -and- a change to the inspection period to allow the Buyer to conduct inspections after the house for sale contingency has been removed?

• If you are a Seller’s agent, advise your client to have the buyer conduct inspections immediately
