LEGIONELLA CONTROL
Whatisit?Legionella is a bacteria found in soil and natural waterways. As a result it eventually inhabits the built environment where conditions can aid growth.
YourobligationsInvestigate if your building has any risk systems associated with Legionella. Risk systems include:
• Cooling towers
• Showers
• Spray taps and fountains
• Any water outlet that creates water droplets
Howcanwehelp? With experienced staff trained in the UK where legionella is more heavily regulated than in Australia, we will conduct a comprehensive review of your buildings water systems and create a report that identifies risks and risk control or mitigation strategies.
JMBECs Legionella Risk Management Plan (RMP) is a thorough inspection of the water systems on site, to include cooling towers, water plant and all associated ductwork and pipework.
Through qualitative and quantitative measurements and sampling regimes, the overall objective is to control the risks associated with the growth and spread of legionnaires disease.
The outcomes are increased compliance and reduced risks.
TypicalScopeofWorksThis involves a detailed site based risk assessment to review the design, performance and condition of each system. Site specific recommendations will then be made, which if implemented will reduce the overall risks attributed to the building’s water system.
A typical risk assessment will include:
• A complete description of the water system including schematics documenting the existing arrangements
• A review of the design of all associated plant
• Inspection and notes on the cleanliness of each system
• Photographic evidence demonstrating both the good and not so good practices
• Water temperature measurements throughout site
• A review of pipe work highlighting any issues with dead legs or insulation
• Sampling and testing if required or deemed necessary
• Advice on how to create a site specific water log book
The inspection will be followed by a full report of our findings, including photographic evidence, lab results and associated certificates and any recommendations.
James Breslin of JMBEC is also a qualified cooling tower RMP auditor.
