Access and Showings:• A professional licensed real estate agent will show your property who is equipped to answer questions about your property, overall area benefits, and public transportation
• A secure lock box will be placed on the property to allow agent access. We will provide every prospective tenant a comprehensive rental application along with documentation of items were provided
• All showings are scheduled through Huff’s call center. This allows timely communication of all scheduled show-ings as well providing feedback after the showing is complete
Application and Credit Checks:Preliminary applications allow the landlord to view basic information provided by the tenant that includes: work history, salary, current living situation and monthly expens-es. The landlord may opt to meet that applicant face to face which will be arranged by the realtors

1. Landlord sets up an account through Tenant Alert2. Landlord enters tenant(s) name and email address3. Tenant receives notification and enters their information4. Tenant enters their payment method5. Landlord receives a copy of the comprehensive report and makes final decision based on the information obtained
Forms Provided:• Lease Agreement – this will be prepared by the landlord’s agent and submitted to all parties• Lead Based Paint disclosure – a form required by both Ohio and Kentucky• Property Disclosure – if applicable• Landlord Responsibilities – a notification of landlord’s responsibilities• Vacant Home Agreement – if the property remains vacant, the realtors responsibilities to report any issues or problems to the property owner• Move In/ Move Out– a form will be given to the tenant at the time keys are delivered. This form allows the tenant to document any issues with the physical condi-tion of the property and notify the landlord
Payment of services:Once a successful lease has been arranged and the tenant has moved in, the landlord will be billed for the services of Huff Realty. Huff Realty cannot accept security deposits as payment. All payments for security deposits and rent payments are made payable directly to the property owner.
