Hiring out homes for filming and photography shoots is lucrative, and this tastefully styled property in Camberwell with four double bedrooms spread over four comfortable floors, earns its owner from £800 to £1,800 per day when rented out to photographers and film crews. After years of wrangling, the plans to replace the intimidating underground subways with crossings at street level are at last taking place, with some crossings now opened. It is an aspect of a scheme that includes improved lighting, wider pavements and new cycle lanes as part of the massive regeneration of the Elephant and Castle area.
Closures remain at both Greenwich and Woolwich foot tunnels, which are undergoing an £11.5 million programme to upgrade them. The Woolwich tunnel is likely to remain closed until March 2011, while Greenwich tunnel is at present closed from 9pm to 6am Monday to Friday.

DRINKMeantime Brewing Company’s first pub, the Greenwich Union, is a beer-lovers’ paradise. It sells no national brewers’ products and its own beers are unpasteurised and brewed in small batches. There is also a selection of more than 60 beers from some of the world’s top breweries. PLAYLast year saw a raft of new fitness crazes hit the UK, including boot camps and the introduction of outdoor gyms. Dulwich Picture Gallery, England’s oldest public art gallery, celebrates its 200th year with an astonishing international loan exhibition. It’s amazing how a couple of new shops can transform the perception of a neighbourhood. A really good example of this was the occasion of Marks and Spencer opening its ‘Simply Food’ store on Old Dover Road at the Blackheath Standard around three years ago. Many years before, this was the site of a cinema and in recent years it became in turn a branch of Safeway, Morrisons and Somerfield supermarkets.
The Blackheath Standard doesn’t possess the kind of chichi boutiques, cafés and shops that pepper nearby Blackheath Village. So the installation of an M&S was a sure sign of it going upmarket and indeed, since it opened, smart new shops have slowly sprung up around it, like the florist and gift shop Passion Flower, children’s shop Ottie and the Bea, and new cookery school and cookware retailer Blackheath Cooks. Shops like these are a clear indication of the gentrification of an area, which invariably gets a mixed response locally.
Residents of the Blackheath Standard fall into a wide range of income brackets
and, whilst some residents, mainly affluent professionals, were overjoyed that they at last could buy upmarket delicacies like filo pastry parcels, vegetarian sushi, rich chocolate truffle sauce and a host of other very high-quality fare, others were shocked that the store was flogging £13 chickens, single apples for the price of a whole bag at nearby Lewisham market, and dinky little slabs of Parmesan for the cost of a ploughman’s lunch at the pub.
Those on lower incomes mourned the demise of a traditional supermarket offering heavy discounting and a much greater range of lines, while higher income residents relished trips to buy the likes of freshly baked croissants and tiger prawns in exotic spices.
The recession may have completely shaken up the whole retail sector, and credit-crunched formerly staunch Waitrose aficionados now scour the aisles of pound shops, Aldi and Lidl in search of bargains, but one thing is for sure: our shops shape our neighbourhoods far more than we perhaps realise.

Licensing for estate agents couLd bring much needed standardisation to the industry

C an I see your licence please? Although not a question usually asked of estate agents, it might be something they will need to become accustomed to hearing. The National Association of Estate
Agents (NAEA) has just launched the first licensing scheme for estate agents. As it currently stands the scheme will only be open to members of the NAEA and there is no legal requirement for estate agent to become members.
Although I firmly believe licensing should be introduced for estate agents, I have grave concerns for the way this is being introduced. Firstly, a voluntary scheme will only attract the reputable estate agents who probably don’t need any further governance. Secondly, I can’t help but think this should be a legal requirement introduced by the government and not a voluntary membership organisation. Surely the entire purpose of licensing the UK housing market is
to weed out rogue operators who indulge in unsavoury business practices? Those people are highly unlikely to volunteer to be licensed, regulated and scrutinised. My third and final concern, is whether the licensing scheme will be effectively marketed to the general public. Most of the people I speak to outside of the industry have no idea that the housing market is totally unregulated. They do not know that
the NAEA is a voluntary organisation and that estate agents are not legally required to join the organisation. As it stands anyone can set up an estate agency or work as an estate agent. So unless time, effort and money are invested into effectively communicating the need for licensing, then the entire exercise will be fruitless.
Estate agents have always suffered from a poor public perception, and without drastic measures this will never change. Grant Shapps, minister for housing, hailed the NAEA’s licensing scheme as a ‘symbolic moment’. I will reserve such enthusiasm for when Mr Shapps decides that licensing of estate agents in the UK needs to be mandatory. The public would like better industry standards; the reputable industry professionals would like a better public image; so surely the government should further legislate the industry? You wouldn’t use an unregulated accountant, solicitor, stockbroker or even taxi driver so there should be no reason for estate agents to escape accountability. Besides, wouldn’t it be a refreshing change to deal with someone educated in property? Someone that is knowledgeable about the finer details and laws of the property market. I would dearly love to see the wheeler-dealer image of estate agents buried forever.
Although I have my concerns about the current suggested scheme, I will stand behind it and make sure that my staff are licensed. As I am sure every other reputable, professional estate agent will be. It is often said that something is better than nothing and in this case it is probably true.
So, as of June 2011, when you are requiring the services of an estate agent make sure you are asking the question, are you licensed by the NAEA? There will be no shortage of agents who have taken the trouble to license their service, so make sure you are using one. n

O n one day this January one headline read: ‘Property prices to reduce by 10% in 2011’. Oh dear. The next day, another headline stated: ‘House prices set to surge, market will take off
in Spring say experts’. Hooray. Is there anyone out there that is singing from the same hymn sheet?
If you believe that property prices are going to reduce, then it would be prudent to sell your property now and rent accommodation for one year, before buying a new home that would then be 10% cheaper.
Based upon a sale value of £300,000 and a subsequent rental cost of £1,500 per month (£18,000 per year), if you were to sell your property and buy it back a year later you would have made a profit of £12,000 in a falling market.
However, if you believe that we are set for a surge, then it would be prudent to wait before you sell so that you can gain the profit from an increased property value. If your property value increases by 10% then a year later you would have made a profit of £30,000 in a rising market.
A dilemma unfolds...do we or don’t we sell our property? And how do you decide?
Are the ‘facts’ in a tabloid newspaper more correct or less correct than the ‘facts’ in a well-known broadsheet? We need to be able to assess the quality of the ‘facts’ that are presented to us. A sceptic would probably say that anything printed in a newspaper is a bit iffy, but where else can we get our day to day knowledge?
It is currently impossible to make a rational decision based upon the reported market information as it swings from one extreme to another on a daily basis. Alternatively, if we were to rely upon the stability of our economy or politics then, yet again we are currently in the dark, and it is not until we see a thriving and vibrant economy that things will change.

Lenders appear to be removing products faster than creating new ones. Is this a sign of the market or a sign of the times?
Nowadays even a perfect credit history does not automatically entitle you to be a member of the elite club of mortgage receivers, so it is worth checking to see if you are able to get a mortgage offer before you start to make decisions about your future home.

In designing the interior of Mulberry’s new New Bond Street store, London-based Universal Design Studio has created a retail environment like no other. A vast concrete ‘warehouse-style’ floor provides the canvas for a selection of bespoke features including sculptured oak display stands, distinctive handmade irregular tiles, and an 8.7m-long polished brass cash desk. The backbone
of the store is an undulating, traditionally crafted, dry-stone wall, which helps retain heat in the winter and cool air in the summer. Universal Design Studio designed the store with the aim of achieving a BREEAM rating of ‘Excellent’ – something considered highly unusual in retail construction.

John Makepeace
focus
John Makepeace could easily be called the father of British furniture design. He found national acclaim early in his career when his retail products for Heals, the Centenary Dining Room for Liberty’s, caught the
attention of furniture specialists. During the 1960s he won several high-profile design competitions, before becoming a founder trustee of the Crafts Council in the 1970s, and setting up Parnham College, an institution that integrated the teaching of fine craftsmanship with design and entrepreneurship.
Through the ‘80s and ‘90s, John addressed some of forestry’s most pressing economic concerns. He brought together foresters, chemists, material scientists, structural engineers and designers to research and develop sustainable technologies and new building systems. The award-winning buildings that resulted at the Hooke Park campus in Dorset are proof of a most successful multi-disciplinary collaboration.
Represented in numerous collections including
the Victoria and Albert Museum, London, the Fitzwilliam Museum, Cambridge, and the Museum fur Kunstandwerk, Frankfurt, John now works to commission, although he has recently introduced a range of affordable limited editions.
In 1988 John became an OBE for his services to furniture design, and was given the Lifetime Achievement Award by the Furniture Society (USA) in 2002.
This year, to honour his achievements, Somerset House is hosting the first ever solo John Makepeace exhibition, bringing together pieces from public and private collections from the UK and abroad, including his famous Mitre chair, made to celebrate HM the Queen and Prince Philip’s Silver Wedding Anniversary.

For Victorian town planners, urban green spaces were a means of improving the lives of city dwellers. Since then, as cities have sprawled towards the countryside and grown towards the
heavens, municipal city parks and gardens have been in decline. Now, thanks to research into the social, environmental and economic values of things like ‘green roofs’ and ‘living walls’, urban green space is undergoing a revival.
The aesthetic appeal of plants in concrete-heavy environments is obvious; so, too, is the positive impact they have on wildlife, but research shows that the benefits of urban greenery go way beyond that.
A study by the University of Michigan showed that a 21,000 sq ft green roof will save $200,000 over its lifetime and that on a day that reaches 90°F, the same green roof will reduce insolation – the absorption of solar radiation by roads and buildings – by more than half.
If well-designed and cared for, green roofs can help regulate a building’s internal temperature, reduce storm water runoff, and extend a roof’s lifespan. That’s probably why they’re appearing in increasing frequency atop residential homes and office buildings across the city.
Horizontal surfaces are not the only part of buildings sprouting green roots – plants are also growing upwards. Living walls – also known as vertical gardens, green walls or biowalls – are becoming more popular. As well as insulating buildings and providing a habitat for insects and birds, living walls can offer privacy, screen eyesores, and draw the eye upward to create the illusion of space. They also reduce air temperature and lessen noise pollution by absorbing city sounds.
For city horticulturists faced with a limited availability of space, living walls offer a great way to make use of vertical surfaces. No longer restricted to traditional tall and skinny plant ranges like conifers and climbers, gardeners can create thriving vertical spaces by planting materials similar to those found on cliff faces. Wild flowers, mosses, and berries, for example, will create tapestries of colour, form and texture in even the smallest of gardens.
At home, not only do green roofs and living walls help stabilise the balance between the built and natural environment, they also leave valuable ground space for children to play in, or for parents to host dinner parties. Perfect for urban living. n

A ll the indicators are showing that the buy-to-let sector is gaining resurgence.
Agents are reporting that demand for rental properties is at an all-time high, with new tenant registrations
outstripping available accommodation – an average of 5.2 tenants are now vying for each property, while rental yield is increasing year on year.
The reasons behind this surge are quite clear: lack of available funding for purchases, strict criteria, large deposits out of reach for first-time buyers, government cuts in social housing and a lack of appetite to build by the large nationals.
None of the above conditions are likely to change in the foreseeable future, and as young people cannot live with their parents forever and need their own space, demand will not cease. Moreover, as we live on an overcrowded island where living space is finite, logic dictates that, yes, it is a sound investment. Perhaps that’s why it is the only market sector where lenders are vying for position – lenders generally, are not daft; they know how, and where, to make money!
So, fancy being a landlord? Think it sounds an easy way to make money? Well, it’s not as simple as it may sound.
Although, this sector of lending is quite buoyant, lenders are still quite fussy about who they will accept – it is not the free-for-all of days gone by.

They will resist what they see as amateurs, expecting to see good historical conduct of accounts, and proper tax returns. Proof of income to demonstrate affordability to offset rental voids, as well as a wide margin of rental income over mortgage costs is also important. In particular, lenders are very wary of low-quality housing in less quality areas – they have no intention of funding potential slum landlords.
Every lender in the marketplace will adopt some or all of the above criteria. Sourcing the best deal is a minefield, and can really only be achieved by using a mortgage broker experienced in that sector, and one can be found in your vicinity on www.unbiased.co.uk.
That’s without the problem of finding a tenant, managing the property, dealing with delinquent tenants, rental voids, legal and taxation issues. Before venturing into this sector, potential investors should seek advice from an experienced letting agent, as well as professional, legal and taxation advice.
So, after all that, is it really a sound investment?Very much so, but it is a serious investment that

Cory Askew asks What do Chinese students and investment bankers have in Common?

I t may sound like the opening line for a bad joke, but the two groups are fighting a pitched battle on the mean streets of Canary Wharf and Docklands
At stake are the unseasonably sparse levels of rental accommodation in the area. Students now find themselves being fallen over to be accommodated and no longer avoided by private landlords. Nothing altruistic here in the landlord’s intentions, these new breed of students are typically from China or elsewhere in the Far East, usually pay a premium and are able to pay the entire amount of annual rent up front. So dramatic is their buying power that many of the Docklands’ typical renters, the corporate soldiers of Canary Wharf, are being priced out of the rental market.
The average (and until now ubiquitous) one bedroom Docklands apartment has seen its average value surge from £250 per week to a staggering £350 per week in the course of four months over
the third and fourth quarters of 2010. The shortage is pushing up values in surrounding areas of E16 and as far out as the Olympic sites
in Stratford. Whisper it, but the perennially ‘up-and-coming’ Royal Docks may have finally arrived, due to property shortages in the surrounding area.
It’s not just renters who are coming from the Far East, but investors are also back en-masse, and seriously looking in the area to buy property around Docklands and Canary Wharf. They are attracted to the waterside location and the plentiful new build developments that are popping up every month. They
are typically not interested in anything other than new build, and see living in someone else’s old house much like wearing someone else’s old shoes. New build is the ultimate buy, but it has to be in a convenient and upmarket area.
In response to the growing demand from renters and buyers from the Far East, our office has hired Shih Yu, who speaks Cantonese and Mandarin. He joined the lettings department last year as a negotiator with the hope that he might be able to use his language skills. So far, he hasn’t had a problem doing exactly this and has been an irreplaceable asset to the office.
In fact, the effect has been far more dramatic than expected, as we are suddenly getting many more Far Eastern landlords, tenants, vendors and buyers because they know they can speak to Shih Yu in their own language. Whether renting, letting, buying or selling, the processes are stressful and sometimes complicated. The knowledge that they can understand fully and communicate with comfort and ease is very reassuring for customers and, as a consequence, the word-of-mouth effect has been staggering.
As the other BRIC (Brazil, Russia, India and China) nations continue to prosper, no doubt we will be seeing many more buyers from these countries investing and renting in London. B uyer confidence in the £1m plus property market remains high, according to new research. We spoke to estate agents, developers and mortgage brokers, and almost three quarters (73
per cent) of those surveyed say that confidence is either high or neutral among those people considering purchasing properties worth £1m or more.
However, just over a quarter (27 per cent) of those surveyed claim that buyers in the prime property market are concerned about future prospects. They believe that the top three obstacles impacting sales of £1m plus properties are a lack of suitable properties, fear of a ‘double dip’ recession, and a lack of finance.
Latest Land Registry figures show that the number of properties sold annually in England and Wales for over £1m increased from 506 for the year to August 2009 to 731 the year to August 2010, an increase of 44 per cent. Signs of continued confidence at this end of the residential property market are supported by estate agents who have seen a marked increase in the number of buyers competing for each property worth £1m or more. Indeed, the Investec £Million Plus Property Market Barometer shows that almost two thirds (65 per
cent) of estate agents surveyed are seeing between six and 20 buyers per £1m plus property.
Despite signs of sustained confidence in the prime property market, our research demonstrates that access to finance remains a major issue for those looking to purchase properties worth £1m or more. Some potential buyers are struggling to secure mortgages and other personal loans, due to the less flexible lending criteria adopted by many banks.
Mortgage brokers in particular are concerned about the lack of finance. This lack of available credit is supported by the latest figures from the Council of Mortgage Lenders (November 2010), which reveals that net mortgage lending is estimated to be around £9bn this year, the lowest level since 1980.
One solution could be our £Million Plus mortgage, which is targeted at high net worth professionals who do not get paid along conventional lines, but rather accrue irregular income such as lump-sum bonuses. Lovell’s is the latest example of the regeneration
of former industrial wharves. In the 19th and
