Northgate UDO Amendments
Objective
Provide flexibility on placement of street trees, location of sidewalks, and screening of electrical service equipment
Staff initiated in response to concerns expressed by Public Works, CSU, and the Fire Department
Northgate UDO Amendments
Street Trees
Currently - Required every 25 feet (spacing may be varied to minimize conflict with utilities and streetscape elements)
Proposed - Expand flexibility to vary spacing and location to minimize conflict with sight distance, provide unobstructed view of traffic control devices, and ensure Fire Department access
Northgate UDO Amendments
Sidewalks
Currently - Required to be located directly adjacent to the back of curb
Proposed - Provide flexibility for sidewalk location along Wellborn Road and South College Avenue to address public safety concerns
Northgate UDO Amendments
Electrical Service Equipment Screening
Currently - Screening required (no exceptions)
Proposed - Provide flexibility when required to enable safe working clearance around equipment

Recommendations
P&Z Commission recommends approval (unanimous vote)
