KARMA CONSULTANTS provide a bespoke MEP Consultancy, and Project Close Out

services for construction projects of all sizes and types. Our service is proudly based around

professional expertise and experience of our qualified staff. The business is dedicated to

providing straight forward reliable MEP guidance, advice and delivery of a number of

essential core services at all stages of a construction project through to expiry of defects

liability period, if required; through to whole life care and maintenance services support to

FM companies. Our experienced Chartered Professional Engineers are UK trained and with

immense Middle East experience. We can offer a flexible range of services to make Clients

close out liaison and tasks easier, which in turn allows Client‘s resources to be re-allocated

to other new start Projects.

A core deliverable KARMA CONSULTANTS provide, is a complete turnkey MEP Operation

and Maintenance manual (O&M) service. All Technical Authoring (TA) is managed directly

by Chartered Engineer Partners with combined experience of over 60 years. Many of

recent years being dedicated to UAE and Middle East Clients. Our Engineers are vastly

experienced in working with Design Team Consultants, Contractors and Facilities

Management Organisations which translates into achieving compliant O&M Manuals for

any given Project.

major conurbations of the UAE, Bahrain, Qatar, KSA and Kuwait.

5.0 Services Provided

The core deliverable services provided by Karma Consultants area as follows. Clients can

select individual or combinations as required for each particular set of Project

requirements.

• Production of all MEP and building Operating & Training Manuals, with in house

Technical Authoring by experienced Chartered Engineers.

• Close out management of contract deliverables; including spares, warranties,

record drawings etc.

• Close out Management of technical issues including Final Commissioning and

Handover Programme, including Client or Civil Defense witness testing,

demonstrations, training and acceptance tasks.

• Civil Defense (CD) approvals, reports & co-ordination of formal documentation for

CD.

• Third Party Testing & Commissioning (verification and Management); liaison with

Client Design Team for agreement of technical tests and requirements.

• Specialist Close Out reports and provision including TAB services, Acoustic, EMC,

CCTV, Snag lists and asset registers.

• Complete management of Defects liability period (DLP) and hand over to Facilities

Maintenance (FM). Outstanding items (snagging) management.

• The OPUS Tower, Dubai

Preparation of O&M manuals, Close out of design, Training Manuals and Commissioning

Management services.

• Oberoi Centre, Dubai

338 rooms hotel, Located on The Walk at Jumeirah Beach Residence.

Hotel & Office tower located at Business Bay in Dubai.

Client Representative for Project Closeout (2012- 2013). To ensure project was closed

out and all Authority approvals obtained, Testing and Commissioning and close out in

accordance with specification and Local Authorities.

• Dubai Tram Project

Dubai’s flagship Tram Project covering stations and Depots

Preparation of O&M Manuals for Main Contractor (2013-2014) Approximately 9 months.

Karma Consultants tasked with preparing O&M Manuals for 3 separate MEP Contractors

and all specialists including Architectural and Fabric. Commissioning Management

services provide by Karma Consultants.

• St Regis Hotel Abu Dhabi

Client representative for Project Close out (2012- 2013) Approximately 9 months. Tasked

to ensure Authority approvals were obtained, Testing and Commissioning and Close out

to ensure contact compliance.

• Paris Sorbonne University, Abu Dhabi

Prestigious educational facility on a green-field site in Abu Dhabi. Covering more than 93,000 square metres.

Close out services (2012-2013), O&M Manuals produced for MEP services, Commissioning Management and Close out services as Client Engineer.

• Al Mafraq Hospital Abu Dhabi

State of the art 739 bed hospital preparation of O&M manuals (2015 – 2016).

• Cleveland Clinic Abu Dhabi

Karma Consultants personnel tasked with reviewing installation to ensure compliance

with specification (2015-2016).

• Novotel Sheikh Zayed Road, Dubai

41 storey Hotel comprising of 3 towers, hotel, office and residential. Located on Sheikh

Zayed road, Al Barsha. Dubai.

Preparation of O&M Manuals (2012) 6 months duration, covering all MEP services.

Commissioning Management services

• AMMROC (Advanced Military Maintenance, Repair and Overhaul Center)

Karma Consultants personnel provided Commissioning Management Service. Duration

approx. 12 months.

• Al Ain Stadium & Mixed-Use Development Phase 1.1

approx. 15 months.

Karma Consultants personnel prepared O&M Manuals (2010/11). Manuals for MEP

services including specialist and Medical equipment.

• Health Point Hospital Abu Dhabi

Review of O&M Manuals and preparation of updated O&M Manuals (2015-2016).

Manuals previously produced were not complete with a lot of information and content

missing.

• Fakeeh Academic Medical Centre

Preparation of O&M Manuals for Main Contractor (2016- Present). New build project.

Karma Consultants to produce contract compliant O&M Manuals.

• Dubai Mall Link Bridge

The 828-metre air-conditioned bridge will provide walking access to Dubai Mall from the

metro station.

Preparation of O&M Manuals for MEP Contractor (2013) Approx 6 months duration.

• Dubai Mall Retail

Preparation of O&M Manuals for MEP Contractor (2013) covering Retail area around

new Link Bridge. Approx 6 months duration covering all MEP services.

• Zayed University Abu Dhabi

University campus on a plot of approximately 75 hectares, Abu Dhabi

Client Representative for Project Closeout (2012) approx. 6 months.

• The Beach at JBR

Beach front modification with retail outlets.

Review of O&M Manuals with modification to obtain Consultant approval (2014).

Approximately 3 months. Manuals produced by MEP sub contractor were lacking a lot of

information and not compliant.

• Mall of the Emirates

Developed by Majid Al Futtaim Properties and located in Dubai

Preparation of O&M Manuals for New Prayer rooms (2014) Duration 3 months. MEP

Manuals produced.

• Bvlgari Hotel and Residences

Preparation of O&M Manuals 2016.
