Property Lines for Community Lots

Grading and removal of tennis courts will be dumped in the hole behind the pool saving hauling costs.

Water drainage off the courts and view of the hole.

Drainage from parking lot and hill along retaining wall flows behind and under the sinking gazebo. Note fencing.

Another view of drainage area and pool fence on right

Gazebo roof top shows change in elevation from court level to pool area.

New fence must be minimum 48” tall. Bushes, lattice/vines, and gazebo currently obscure much of 1 side of fence perimeter.

Trees currently block the view of the proposed dumpsite hole.

After grading and filling hole, a playground could go behind the pool though access would be difficult with a stroller.

Playground could be built here though reducing the size of the parking lot.

Current 2 court footprint 120’ x 108’. A reduced footprint for 1 court is 120’ x 60’. This would provide space for

playground construction.

Replace the leaning pool retaining wall.

Homeland Security could use this on the border.

“Pool Grade” vinyl coated chain link fence has a 1 ¼ inch opening which is a smaller mesh than our current fence.

Aluminum fencing adds aesthetic appeal but stair stepping on slope to will look haphazard imho.

Outside perimeter of court is narrow. This end has newer fencing that could be reused.

Fenced basketball pad with one light

Basketball Pad w/2 Lights

Lighting increases court usage as many summer days are too hot to play and working people can play Monday

through Friday evenings during winter months.

• One court ~$8,500 • Two courts ~$15,000 (Lighting pattern may be different

than shown.)

Putting the basketball goal inside the court gives the court a dual function & keeps it Members’ Only. Motion detector

lighting is needed for security and minimizing teenage boozing. This could be completed in Spring 2011.

Rebuilding 2 tennis courts could be completed in Fall 2011

• Estimates will be filled in as they become available.

• Some estimates may be variable.  Landscaping can be added incrementally as future budgets allow .  Scope of playground is TBD.

 • Difference in construction cost between 2 courts and 1 court is

$13,000. Option B includes fencing at an estimated half cost of Option A aluminum fencing. Both will include self-closing and self-latching gate.

• Option B provides only for a space for future playground and does not budget for a playground. Option B does not include a basketball goal. Option B's parking lot is smaller resulting in a lower cost.

 • Special Assessment could be presented for full court lighting

options. There is a strong need for security lighting i.e. motion detectors.

 • 2008 quotes: Southeastern Landscaping aluminum fence $6500

and Apex Fence Co. 5 foot steel fence $9,200
