A ustralia’s bushfi re danger season has arrived so now is the time to clear leaves
from your home’s gutters and run through your safety checklist, according to First National Real Estate Lake Macquarie principal, Troy Duncan.
“Hundreds of homes were lost when serious fi res broke out in NSW last October,” said Troy.
“So we want to remind locals that although it might seem early, and some parts of the country have had plenty of recent rain, this weekend could be the ideal time to check your home’s gutters and run through some precau-tionary steps. By doing so, you, your home and your family will be better prepared.”
Troy suggests homeowners and

aheadtenants take the following steps to reduce their bushfi re risk:
• Clear leaves from gutters, downpipes and roofs
• Check roof vents and screen them with fi ne wire mesh
• Check that pressure relief valves on LPG cylinders face away from your home
• Cut back overhanging trees, mow grass, rake up fl ammable leaves
• Don’t dump green waste behind your property, on council reserves or in bush-land
• Check garden hoses are long enough to reach perimeter fences
• Consider buying a portable, petrol driven pump to use from your pool or fi re tank
• Download the ‘Disaster
Watch’ App and any available local fi re service Apps.
For families considering holiday-ing away from home this summer, First National Real Estate Lake Macquarie recommends letting a neighbour know where you’ll be and how to contact you.
“Take extra steps like turning off and disconnecting non-essential appliances, close all internal doors, test smoke alarms, and, if you live in a bushfi re prone area, check with your local fi re brigade for any fact sheets or checklists they may have available,” said Troy.
Troy said acting now is the right course of action.
“Taking these simple steps now can make a lifesaving diff erence in protecting your home, and family from a fi re,” he said.

C entury 21 agencies across the country are swap-ping their iconic gold jackets for pink next
month, in an initiative aiming to raise awareness and funds for the Cancer Council’s Pink Ribbon campaign.
The initiative, which is support-ing those aff ected by women’s cancers through funding research, prevention programs and support services, is set to see thousands of Century 21 real estate agents wear limited edition pink jackets at their offi ces, at auctions, open homes and around the local area throughout October.
“Like other Australian busi-nesses, Century 21 is exposed to the heartache and suff ering these cancers infl ict on Australians
Gold jacket turns pink!
and their loved ones,” said Chair-man and Owner of Century 21 Australasia, Charles Tarbey.
“By changing our famous gold real estate jacket pink, our network hopes to play a small part in driving awareness of the cause while also helping to raise funds for the Cancer Council.”
With Century 21 agencies located across the globe and the fame of the gold jacket known from country to country, considering it featured in the original ‘Ghost Busters’ movie as well as other fi lms and television commercials, it is hoped that the Australian-led initiative will breach our shores.
“Breast and gynaecological cancers are truly global diseases that do not discriminate between race, creed or colour,” Mr Tarbey said.
“Century 21 has over 100,000 staff in 74 countries across the world and we believe this campaign has international potential and may be taken up by our network around the world in coming years.”
Donation boxes will be found at local Century 21 agencies and will be taken by agents to open homes and auctions throughout the month.

big draw card and will be attrac-tive to renters. The successful buyer will have scope to update the apartment further and add value. It’s a sound investment and should be seriously considered by active buyers in the Sydney market.”
The property at 59/19 Forbes Street, Woolloomooloo is going to auction on October 9 with price expectations around the early $200,000 mark.
The apartment may be small, but it’s expected to attract big interest at the auction.
It’s in an exclusive suburb of Sydney, but this studio apartment is set to be sold for just $200,000
Sydney’s most aff ordable property
F irst home buyers strug-gling to fi nd aff ordable Sydney real estate now have the opportunity to
purchase what is arguably the cheapest property on the market for around $200,000.
In an eastern Sydney suburb better known for high-end real estate, the Woolloomooloo studio apartment at 59/19 Forbes Street is on the market through Warren Ginsberg of Ray White Double Bay.
“I don’t know of a property in eastern Sydney that’s as aff ord-
able as this studio,” Mr Ginsberg said.
“To be frank – it’s been a very long time since prime Sydney real estate was in the vicinity of $200,000.
“For many years now, the Sydney property market has been synonymous with high expense and it’s quite refreshing to see a property in this price range. It gives entry level buyers hope that Sydney real estate isn’t completely unattainable after all,” he explains.
The studio apartment is located
in the Astor Apartments with easy access to The Domain and Sydney Harbour.
“As you would expect, the apart-ment itself is basic. But it’s in great condition and completely livable.
“There’s a kitchenette area where you can prepare meals, the bathroom is clean and functional and the room itself has been updated,” Mr Ginsberg said.
Mr Ginsberg says the property would be an ideal investment for both fi rst-time buyers and experi-enced investors.

Working in NSW to be easier for tradies
T he NSW Government has passed legislation to make it easier for authorities to recognise
inter-state tradespeople – and prosecute them if they break the law.
“In a major step forward to enhance mutual recognition of trades, NSW is the fi rst state to introduce laws allowing certain tradespeople accredited in other states to practice in our state with-out the need for a NSW licence,” Fair Trading Minister Matthew Mason-Cox said.
“An occupational licence will be able to operate like a driver’s
Tradespeople from other states will soon find it easier to work in New South Wales
licence. A person who lives in another State and holds a recog-nised inter-state licence will be able to work in NSW. They will no longer need to hold a second licence in NSW.
“Queensland already recognises some NSW electrician’s licences under their Electrical Safety Act and regulations, allowing NSW electricians to work in Queens-land without needing a further licence.
“The new law will allow NSW to reciprocate, and extend these arrangements to other trades.”
He said that consumer protec-tion continues to be front and
centre of these reforms, “which ensure that inter-state licensees are subject to the same rules as local licensees when they do work in NSW”.
“NSW Fair Trading will be able to take disciplinary and enforce-ment action against inter-state licensees who work in NSW, similar to the way that our Police can act against inter-state drivers who break road rules in NSW,” Mr Mason-Cox said.
The legislation will come into eff ect once Regulations have been prepared that will specify the particular occupational licences that will be recognised.

Outdoor fun!
I t’s almost the end of September which means that Summer is not that far away. Think long lazy weekends
spent enjoying the sunshine, some nice cold drinks and a BBQ with family and friends. The fi rst step though is to make sure your outdoor areas are up to the task. Masters Outdoor Living Buyer Clare Knaggs has plenty of tips to get you well on your way to another enjoyable summer spent outdoors.
After months of neglect during the colder weather it’s a good idea to start by giving your outdoor furniture a good clean.
For hardwood outdoor settings it’s as simple as a scrub with some soapy water, a quick rinse off and you’re ready to entertain. Be sure not to forget to give the BBQ a clean as well. Outdoor items can weather during the colder months so check to see if the BBQ cover needs to be replaced.
Now that you’ve spruced up
your existing items consider what you can add to give the space that extra touch.
There are plenty of options that won’t cost an arm and a leg.
New potted plants can help to liven up an outdoor space and inject a little bit of colour.
Succulents are the perfect choice if you’re after something
Summer is just around the corner, so it’s time to get your outdoor area into shape!
with visual appeal that is low maintenance and can withstand the summer heat.
Sometimes all an outdoor area needs is a bit of colour which is easy to do with a few bright cush-ions, umbrellas, melamine dining settings or some new colourful chairs.
Dressing furniture adds interest without having to break the bank and allows you to change the theme of your outdoor area more often than you would with more expensive items.
With these small changes your outdoor area will be looking great in no time at all.
For more home project ideas or
products for your outdoor areas visit www.masters.com.au.
We’d love to see what you’re doing with your outdoor area for summer! Email photos and your story to editorial@newcastle-post.com.au and they could feature in an upcoming edition of Property Hunter.
Spruce up your yard
Dart board: It might sound silly, but invest in a cheap dart board. It’s great for people of all ages if they’re over for a BBQ or other event.
Keep it simple: While you might spend hours and hours creating an amazing back-yard that looks great, how are you going to maintain it? Sometimes simple is better, otherwise your extravagant backyard could turn into a dirty disaster.
Clean the BBQ: Always clean the BBQ after you’ve used it. It’s so tempting to just leave it until next time, but you’ll find it a lot easier if you just clean it straight away. In terms of the BBQ over the long term, make sure you use a BBQ cover otherwise your BBQ may age very quickly especially in the colder months.
Pool toys: Who knows who might come over during the summer months? If you have a pool, invest in some quality pool toys that can be pulled out quickly. It’ll provide hours of entertainment at a low cost initial investment.
Keep sand in the cracks: In any paved brick areas, keep an eye on any cracks and fill them with sand. The situation could get a lot worse if you don’t look after it. Same goes for weeds. If you let them get out of control, you will regret it. Kill weeds regularly and get them out of your yard as quickly as possible.
