Beechcroft Land Limited would like to present their scheme for a proposed development of land
to the south of Chanrossa, Ewhurst Green. At present no application has been submitted and the
purpose of this leaflet is to provide an illustration of the proposal and to invite your comments and
suggestions. We have included a questionnaire to assist you and genuinely welcome your feedback.
Public consultation is a vital part of the planning process. We will consider all of the comments we
receive and respond to them within a report as part of the planning submission in due course.
The site is located on the outskirts of Ewhurst and falls within the administrative area of Waverley
Borough Council. The site measures approximately 1.28ha and comprises grassland forming part of the
curtilage of the property known as Chanrossa.
Ewhurst is now regarded as being a sustainable location for new housing and this site is considered to
be suitable, deliverable and available to help meet that requirement. The trees along the road frontage
will continue to be protected however and these are to be retained as part of the proposals (other than
for the creation of an access) and managed for their future benefit.

Highways
AccessThe design team’s arboroculturalists, highway
engineers and architects have all been involved in
the selection of the most suitable point of access.
The preferred location, as shown on the layout
plan, carefully balances the need to minimise the
impact on existing trees whilst also complying
with the necessary visibility standards. A new
5.5m wide site access would be provided from
The Green with vehicular visibility splays of 2.4m
x 59m in line with Manual for Streets and Surrey
County Council guidance.
AccessibilityIn terms of pedestrian accessibility the site
will connect into the existing footways to the
north and along the site frontage which will
see the existing unmade path improved along
the eastern side of the Green to tie in with the
existing footway at the entrance to the Larkfields
cul- de-sac.
Public TransportA number of bus services operate on the B2127
Cranleigh Road within 400m of the site, a five
minute walk, with bus stops and shelters available
offering an hourly frequency to destinations
including Cranleigh, Bramley, Shalford Railway
Station and Guildford.

The Proposal
The proposed scheme will incorporate the following elements:
• up to 29 dwellings
• 30% affordable housing
• Public Open Space
• New vehicular, pedestrian and cycle access
The application will be submitted in ‘outline’ form where detailed matters will be reserved for future
consideration, apart from the means of access.
The development will include a mix of house types and tenures, including both market and affordable
homes, for sale and to rent, in order to cater for the needs of the area.
The housing will be of a high quality design that reflects the character of the area through the use
of traditional materials. Existing residential development wraps around the north and beyond the
western boundary of the site on the opposite side of The Green. The site is therefore seen to be a
natural extension to the existing settlement boundary.
The design team has given careful thought to the constraints and opportunities presented by the site’s
location and the following disciplines have all been actively involved throughout the evolution of the
proposal now presented to you:

Any planning application submission will be accompanied by technical reports examining each of
the above.

As a result of existing vegetation and topography, the landscape and visual effects of development
on the site are limited to
• those on the site itself, such as the change from a field to a housing development,
• the effects of tree removal for the vehicular access, and
• limited views from adjacent roads, Ewhurst Green and the very few public footpaths in the
vicinity of the site; most paths are concentrated to the west and north, again separated from
the site by vegetation and development.
The limited tree loss will be mitigated by new tree planting within the site, as well as the
implementation of a programme of management for the trees which will include tree surgery,
removal of declining trees and replacement planting which will ensure the sustainability of the
tree belts both as a landscape feature and a biodiversity asset. Additionally, the layout incudes the
provision of an area of open space.

Landscape EcologyAn Ecological Assessment incorporating a
desk-top study, extended Phase 1 habitat
survey and specific surveys for bats,
Badgers and Great Crested Newts has been
undertaken.
The site comprises a semi-improved
grassland field. The grassland itself supports
a handful of species typical of more diverse
grasslands but could not be classed as
either Priority Habitat of Lowland Meadow
or Semi-improved Grassland and thus is of
limited ecology value.
The tree belt at the boundary of the site
offers suitable foraging and navigational
opportunities for bats. The inclusion of
bat boxes within the site will provide new
roosting opportunities for bats.
Water samples were collected from the
pond adjacent to the site (in the grounds
of Chanrossa) as well as two further off-site
ponds within 250m of the site boundary to
assess the potential for Great Crested Newts.
All of the ponds surveyed came back as
negative (i.e. species not present).
The retention and enhancement of the
majority of the tree belt along with the
planting of a new species-rich hedgerow
will provide retained and new foraging and
dispersal opportunities for Badgers and
Dormice.
Provision of bird boxes within the site and
the planting of a new native hedgerow
would maintain and enhance nesting and
foraging opportunities for birds.
HeritageThe Scheme has been designed with
consideration to the surrounding historic
environment, noting the Grade II listed
Broadstone Cottage, lying to the west
of the site, as well as both the Ewhurst
Conservation Area and the Ewhurst Green
Conservation Area. Although the site is
currently being reviewed in relation to its role
as part of the Ewhurst Green Conservation
Area, the scheme has actively sought to
minimise any impact on this designated
heritage asset – the retention of the existing
screening around the site, together with
the sensitive approach to access, and the
standard of design, have all been considered
to ensure that the conservation area and
the listed building remain unharmed by the
proposed development.

Flooding and DrainageThe site is located on sloping ground
remote from any rivers and is therefore
not at risk of flooding and appropriate for
development in terms of flood risk. The
site is also shown to be free from risk of
surface water flooding in a severe storm.
The records show the ground to be
clayey, and this has been confirmed by
site investigation and soakaway tests.
Rainwater falling on the fields in heavy
storms therefore tends to run off, rather
than soak in, and flows southwards across
the site into the tree belt and towards the
common land.
Site Layout
Inspection of the site shows evidence of a ditch in the tree belt between the site and The
Green which flows from the north. The ditch reappears on the west side of The Green, as a well-
maintained ditch in the grass verge alongside the road.
It is proposed to capture the runoff from the roofs and roads and convey it in a conventional
gravity drained system to attenuate tanks, which will have a controlled outlet to release the
flow at a low rate to mimic the natural rate from the field. This will be directed into a shallow
channel running through the wood (called a swale) and discharge into the ditch, replicating
the natural characteristics of the site.
The development will incorporate sustainable drainage features such as permeable paving,
and the gardens will provide a biodiverse habitat when compared to the open field.
Low water use domestic appliances will be used and foul drainage will be gathered in a
conventional gravity drainage system and discharged into the existing public sewer into the
