Introduction
Purpose
The purpose of this document is to communicate enhancements, modifications, and known issues, along with suggested workarounds or alternatives associated with these known issues, for the release of ARGUS Enterprise 11.5.0.
In Place Updates
For AE 11.5 and subsequent versions, the system allows for the install of service packs over previous installs without first checking in the key and uninstalling. For example, installing 11.5.1 without first uninstalling or checking in the key for 11.5.0 is allowed. However, upgrading from 11.0 to 11.5 requires a full uninstall/reinstall and key check in/check out.
Important Information when Upgrading Databases from AE Releases prior to 10.5
The upgrade of a pre-10.5 database will require a significantly longer time to accomplish than typical due to some underlying technical changes. Please expect upgrade times that may last several hours for very large databases. Ensure that you have a current backup before proceeding with an upgrade. Please refer to the appropriate Installation Guide for information about upgrading the database.
Minimum System Requirements
The following represents the minimal supported system requirements for use of ARGUS Enterprise 11.5.0:
AE Workstation & Client

removing the original download package. Display 1024x768 or higher resolution Operating System Microsoft Windows 7 (32-bit or 64-bit), Microsoft Windows 8 (32bit or
64bit); Microsoft Windows 10 Other Installation of the .NET framework 4.5 is a prerequisite for use with the
Enterprise platform. These minimum guidelines are subject to modification based on unique system specifications.
Additional Export to PDF requires an accompanying reader such as Adobe Acrobat Reader. Some functions, such as Export to Excel, require Microsoft Excel 2010 or 2013. ARGUS Add-In for Excel requires Excel 2010 or higher. Files exported to the .SF format require ARGUS Valuation ValDCF to open/modify. AE does not support the web version (Office 365) for Excel4ADW.

Enterprise Scale Requirements
The system requirements vary depending on the size of deployment. A set of Planning and Implementation documents has been prepared to outline requirements for a range of different sized organizations. Please review these documents on the ARGUS Enterprise Support Download site or contact ARGUS Customer Support for assistance. An overview of these appears below.
Small Deployment
The small-scale design is a good selection for production environments with less than 10 users or when creating pilot or test environments for medium scale implementations. It is a sensible solution for small work groups that need the security and integration capabilities of the full enterprise solution, as opposed to the smaller workstation solutions, but without the complexity and setup times of the medium scale design.
Medium Deployment
The medium-scale design is a good selection for production environments with fewer than thirty users or when creating pilot or test environments for larger scale implementations. A nice compromise to the lower performance of a small-scale design and the higher cost of a large-scale deployment, the medium-scale design offers a reasonably fast startup time with options to provide some basic benefits in fault tolerance and capacity management. Consider the large-scale implementation if you anticipate more than 500 property models to be contained within any one portfolio.
Large Deployment
The large-scale design is a good selection to establish a production environment in an organization with large user counts and/or more than ten portfolios comprising more than 500 properties. Unless service uptime is a critical priority, the large-scale design is usually excessive for a pilot or test environment.
Workstation Deployment
The workstation application is a standalone installation of ARGUS Enterprise that does not require any server components to operate. All processing is performed on the PC, and the workstation application can connect directly to a local SQL Express database or a shared, centralized database.

AE Compatibility with Prior Releases
Compatibility Description
Forwards from Prior Versions
You can import models into AE 11.5.0 that were created in any prior release. For example, you can import 10.0, 10.1, 10.5, 10.6, and 11.0 models into AE 11.5 systems.
Among Service Packs
Models created within a particular release of AE are freely interchangeable among the service packs produced for that release. For example, you can import 11.5.1 models into 11.5.0 systems. AE 11.5 also has the ability to export property data to a format that can be imported by AE 11.0. However, this is not possible for releases prior to AE 11.0. For example, it is not possible to import property data created by AE 11.5 into AE 10.6 systems. See the following section for more information on working with AE 11.0 users.
Export to Valuation DCF
AE 11.5 can also export property models to ARGUS Valuation DCF 15. There is a popup during export advising you that there can be significant differences in the models after export.

Working with AE 11.0 Users
Purpose
For ARGUS Enterprise 11.5.0 users who want to import/export property models as 11.0.0 data files in order to collaborate with AE 11.0.0 users.
Review AE 11.0 and 11.5 Calculation Variances
Before You Begin
Open a portfolio from the Backstage area.
Follow this Procedure
Open a property from the Properties List.
Select Home Ribbon>Options>Calculate As>11.0.xx.
Result: AE Calculates the property model using the 11.0.5 Calculation Engine, ignoring inputs that are not available in 11.0.
Go to Reports>Review>Compatibility Review. Result: Report displays any 11.5 fields not available in 11.0 in the Item Name column.
Click the expander next to each Item Name.
Result: Compatibility warnings display.
To switch back to the 11.5 calculations, select Home Ribbon>Options>Calculate As>11.5.0.
Result: AE Calculates the property model using the 11.5 Calculation Engine.

Send Files to AE 11.0 Users
Before You Begin
Open a portfolio from the Backstage area.
Follow this Procedure
Open a property from the Properties List.
Select Home Ribbon>Options>Calculate As>11.0.xx.
Result: AE Calculates the property model using the 11.0.5 Calculation Engine and excludes the 11.5 fields that are not available in 11.0.
Select Home Ribbon>Data>Save Property>Attach to Email.
Result: AE attaches the .AVUX file.
Select/type the recipient’s email address and click Send.

Export Properties as 11.0 .AVUX
Before You Begin
Open a portfolio from the Backstage area.
Follow this Procedure
Click to select a property or properties.
Select Home Ribbon>Properties>Export Properties>Export as ARGUS Enterprise Property Asset File.
Result: The Save As popup appears.
Select a folder or make a new folder. Click OK.
Result: The Export Property Assets popup appears.
Select Export properties as>ARGUS Enterprise Version 11.0.
Options: Select Retain Existing Version or ARGUS Enterprise Version 11.5.

Click Finish. Result: The Export Property Assets Progress popup appears.
Wait until the Progress popup displays 100%, then click Close.

Batch Calculate Multiple Properties as 11.0.5
Before You Begin
Open a portfolio from the Backstage Area.
Follow this Procedure
In the Properties List select a batch of properties.
Select Home Ribbon>Properties>Calculate Properties.
Result: The Batch Calculate Property Assets popup appears.
Select Calculate Properties As: 11.0.xx.

Click Finish. Result: The Batch Calc Property Assets Progress popup appears.
Wait until the Progress popup displays 100%, then click Close.

Receive Files from AE 11.0 Users
Before You Begin
Open a portfolio from the Backstage area.
Follow This Procedure
Select Home Ribbon>Properties>Import Properties>Import from .AVUX file. Result: The Open popup appears.
Navigate to the file and click Open. Result: The Import Property Assets popup appears. Warning: One or more properties selected were created in AE Version 11.0. These properties will be converted to 11.5 unless otherwise specified.

Select Import properties as: ARGUS Enterprise Version 11.0.xx.
Option: Open the property and select Home Ribbon>Options>Calculate As>11.5 or 11.0.

Release Area Description
11.5.0 Valuation DCF Integration
DCF Conversion Web Service: AE users now can change the default ARGUS Valuation DCF import process from Local to the new Web Service option in the System Settings within the Control Panel. The Web Service:
• Uses the latest conversion mappings available. • Converts DCF .SF files to the AE .AVUX format. • Places the files in a temp folder before automatically
importing the files into the AE database. • Checks the AE version during the conversion process,
generates any required error messages and notes the processed jobs in a log file.
The Local option uses the conversion mappings available in the last version of AE installed on your system. DCF Import Variance Report: AE users now can access the new DCF Import Variance report under the Audit Reports tab. If the Valuation DCF model is imported in a calculated state, AE produces this report that displays any calculation differences between the original DCF model and the new AE model. Export DCF Cash Flow: AE users now can choose to include or exclude the original DCF Cash Flow results when exporting AE models to the .AVUX format.
11.5.0 Valuation DCF Integration
Net Out Acquisition Costs: Valuation DCF users now can enter acquisition costs at the property level in the DCF valuation assumptions and deduct them from the total DCF value.
Enter costs as Fixed Amount or Percentage of Value. View in Present Value and Yearly Valuation report.
11.5.0 Valuation Cash Flow
Auto Edit: Valuation Cashflow users now can set the Property Editor to automatically be in Edit mode when opening a model.

Auto Save: Valuation Cashflow users now can recover data if their system crashes or a connection is lost:
Configure Auto-Save to save changes at specific time intervals and assign permissions for another user to change these settings. Review a list of recovery files at log in, reference each property name and the time it was auto saved, and revisit these files during a session. Discard/save/replace each file or defer that decision.

Compatibility Mode: Valuation Cashflow users now can import/export properties as version 11.0.
Choose the Calculate as 11.0 option to use the AE 11.0 Calculation Engine. View a Compatibility Review report with data modeled in AE 11.5 not available in the 11.0 Calculation Engine. Save properties as 11.0 version. View the property version in the AE Version column of the Properties list. Batch calculate multiple properties as 11.0 or 11.5.
11.5.0 Valuation Cash Flow
Custom Dashboard: Valuation Cashflow users now can create a unique layout that appears for all properties:
Upload an image of the property. Select multiple charts to display. Move and re-size the grids. Reset the report to the default layout. Create a unique layout for all properties. View Interest Coverage Ratio. View Cap Market Value Over Time Change the dates for the Property Summary and Tenant Summary reports.

Custom Payment Schedules: Valuation Cashflow users now can create Payment Schedules for tenants based on their lease anniversary date or on custom dates:
Select Lease Anniversary Date as Payment Month. Apply payment frequency to Market Leasing Assumptions.

Displays adopted valuation amounts in the Valuation reports. Include Loan to Value, Debt Yield, Interest Coverage Ratio and Debt Service Coverage Ratio. Change frequency to Monthly, Quarterly, Semi-annually, or Annually Use with Excel4ADW.
Cash Sweeps – Loan Covenants: Valuation Cashflow users now can define multiple Cash Sweep penalties based on Loan Covenants.
Deducts the cash sweep from the Cash Flow Available for Distribution if a debt ratio is exceeded. Applies cash sweep to loan principal to reduce debt ratios. Define a number of months as a penalty period.
Cash Sweeps – Property Reporting: All Property Reports now include Cash Sweep Penalties. Cash Sweeps – Chart of Accounts: Chart of Accounts now include a line item for Cash Sweep Penalties. Add Variable Loan Amount: Valuation Cashflow users now can add multiple and variable loan amounts to existing debt facilities.

Debt – Debt Reports: Valuation Cashflow users now can easily view property debt reports in one place:
View debt related reports in the Debt Reports tab. View the Loan Interest report to track how the interest rates are calculated over the loan term, including margins, floors and ceilings. Enter a date between the loan start and end as the report start date instead of the loan start date. Change the frequency: Monthly, Quarterly, Semi-annually, Annually Print/Export/Include in Report Packages.

Debt – Global Interest Rate Categories: Valuation Cashflow users now can set up interest rates applied to asset level debt using global interest rate categories like LIBOR and EURIBOR:
Set up multiple global interest rate categories in the Backstage area then select a rate for each asset’s loan. Add a margin to the rate and/or a floor/ceiling cap. Vary these rates over time. Store a local copy of the rates at the asset level. The system does not automatically update the local rate with changes in the global rate and flags mismatches between the local copy and the global rate. Sync updates made to the global interest rates in the Backstage with the rates stored for a single property or a selection of properties.

Grid Navigation: Valuation Cashflow users now have a Navigation Bar on the Tenant Rent Roll and the Market Leasing tabs:
Easily navigate between Band Column Headers. Hover over Navigation Bar buttons and view details of grid inputs without tabbing through the grid. Use the Navigation Bar with both mouse and hot key functions. Accommodates all custom grids.

Partial Payment Adjustment: Valuation Cashflow users now can deduct any rent paid in advance to the vendor from the purchase price if it relates to a period after the purchase date.
The Cashflow report only shows a partial payment adjustment if the Lease Start date is on or after the Analysis Begin date and the report date is the same as the Analysis Begin date. Partial payment adjustment amounts are added back in for the PV and IRR calculations, regardless of whether the Analysis Begin date is on or before the PV/IRR date. Partial payments are not discounted, which creates a small change to PV/IRR values for all non-monthly rental payments imported from ValCap and Argus Enterprise v. 11.0. Partial payments are included in all relevant reports.

Property List Status Bar: Valuation Cashflow users now can view the total number of properties in the property list and the amount selected. This is particularly useful when starting a batch operation or launching a repertoire report.

Single-Click Report Frequency Adjustment: Valuation Cashflow users now can change the reporting frequency with a single click in the Report Pane:
Change frequency options Yearly, Semi-Annually, Quarterly, or Monthly without opening Reporting Options popup and rerunning the report. Use shortcut keys to access frequency options.

Sources and Uses Report – Cash on Cash Calculation: Valuation Cashflow users now can access a Cash on Cash value, calculated based on Cash Flow after Debt Service.

Traditional Valuation – Fixed Tenant Values: Valuation Capitalisation users now can input fixed tenant values on a tenant by tenant basis. These values override other Traditional Valuation assumptions (e.g. term & reversion rates) in order to deal with special circumstances that would not be easily worked around using standard Traditional Valuation functionality.

Traditional Valuation – Lease Expiry/Break Cost Trigger: Valuation Capitalisation users now can access lease expiry cost triggers that match Valuation Capitalisation functionality:
Lease End/Break timing triggers on Lease Expiry Date instead of the day after. Set this trigger for any revenues or expenses.

Traditional Valuation – UK Stamp Duty: Valuation Capitalisation users now can use the updated 2016 stamp duty rates as per the UK regulations. These rates are included in the property template.
Use with Valuation Capitalisation files. Use with Capitalisation Valuation files.
11.5.0 Sensitivity Analysis
Debt – Assumption Sets – Global Interest Rates: Sensitivity users now can access a new Global Interest Rates section in the Assumption Sets and Matrix Builder parameters to vary the global interest rates set up in the Backstage.

Debt – Covenants: Sensitivity users now can create sensitivity assumptions for covenants in different scenarios.

Drill down to the Covenant Breach report from each Debt KPI cell in the Detailed Results to see the details of the breach. View which sets of assumptions might cause Hard/Soft Covenant Breaches in the Sensitivity Matrix.
