purlins and less labour during construction, and minimal buckling under concentrated loads where foot traffic

which is dependent on the local environment. For
other areas of your building that do not receive
adequate washing from natural rainfall (known as
unwashed areas), they will require more extensive
manual washing - soffits, undersides of gutters, wall
cladding under eaves, fascias, sheltered areas of
garage doors, and other high-risk areas like around
air conditioning units or solar panels. Overhanging
shade increases the time of wetness of a structure and
corrosion rate also.
We recommend FormClad® roofing and cladding
products should be manually washed with water and a
sponge, or a soft nylon-bristled brush. If washing with a
water blaster, pressure should not exceed 20MPa.
Maximising the life ofyour steel.
The durability performance of your FormClad® steel
roofing and cladding depends on the environmental
climate, airborne contaminants, and the material. The
major contributor to metal corrosion in New Zealand is
sea spray, and when combined with evaporation and
infrequent rain, salt concentrations increase on exterior
surfaces, particularly in unwashed areas.
When it comes to maintaining your building, we like to
make it simple. Different paint coatings for different
environments is too complicated. That’s why we apply
premium Formclad paint systems to all of our coated
steel. Formulated for extreme environments, with one
easy to follow maintenance guide, that will keep your
building ship-shape for years to come. Simple.
WASHING YOUR STEEL BUILDING
Surfaces not receiving regular and effective rain
washing or manual washing may experience corrosion
rates two to three times of cleaned surfaces. This why
we recommend manual washing every 3-12 months,

detrimental to metals.
GEOTHERMAL
Buildings within 50 metres of a geothermal fumarole
are considered to have a geothermal micro-climate,
causing increased corrosion due to higher humidity
levels combined with hydrogen sulphide. Highly
active geothermal areas like Rotorua, are considered
geothermal, even in the absence of a local fumarole.
UNIQUE INTERNAL ENVIRONMENTS
Internal environments with a high humidity, or where
pollutants are generated within the building may lead
to some premature degradation of pre-coated metals.
Solutions can be easily incorporated into the design
process, and executed at construction stage. For

In areas where humidity or local conditions create
an increased likelihood of corrosion, that’s when the
FormClad premium paint system really delivers high
performance.
MARINE & HIGH WIND ENVIRONMENTS
Wind is responsible for picking up particles of salt from
breaking waves carrying them inland. The quantity of
salt carried by the wind is affected by wind strength,
wave height, and coastline. Open flat land and natural
“wind tunnels” allow higher concentrations of salt to
travel inland. A site’s distance relative to the sea or
marine inlets, is used to assess the corrosivity.
NEW ZEALAND’S WEST COAST
The Corrosion Zones in the Code of Practice makes
a distinction between harbour’s in the West Coast,
and the East Coast shorelines. The West Coast is
characterised by high rainfall, and a more severe
coastal environment. This is higher again in the South
Island, where the West coast is surrounded by the

specifically to withstand the higher levels of UV and salt
air in the New Zealand environment. This makes it ideal
for harsher environments and those nearer the coast.
Boundaries of different corrosion zones are difficult
to define due to variable factors that determine
the corrosivity of a particular location. The designer
should choose materials for the location, which meet
the minimum durability requirements of the NZBC and
satisfy customer expectations. This chart is intended
