Roni Heinrich moved to historic downtown St. Augustine in 2008 where she put her interior decorat-ing talents to work restoring a beautiful 1889 Victorian home with her family. Since 1998, the SJHP has provided home repairs to over 225 homes annually in St. Johns County. The SJHP Emergency Repair program has always depending on volunteers from the realtor and building industry to help improve some of the sub‐standard housing conditions where we find low income seniors struggling to maintain their independence. In 2002, SJHP began providing financial counseling services, expanding from Credit Counseling and Home Buyer education to Foreclosure Prevention services as each become a recognized need in the our community. Funded in part through grants from St Johns County, the counseling services are designed to support our local workforce, keeping people in their homes and managing their limited resources as best they can.
Beginning in 2009, with the opportunity provided by the ARRA weatherization funds, the SJHP weatherized over 1200 single family homes and 36 multi‐family properties throughout North Florida, creating a direct economic impact of over $14 million in North Florida. The SJHP development, The Hancock Place, has received multiple awards for green building and energy efficiency. Recently with a Clean Energy Grant from the Florida Office of Energy, the SJHP installed a mix of photovoltaic panels, energy efficient HVAC and water heating systems in 20 homes at The Hancock Place. Using data loggers, the SJHP will be able to track actual energy consumption. This two year research project will provide data on how to determine truly cost effective energy conservation retrofits.
SJHP specializes in retrofits that encourage affordable living. SJHP builds affordable homes that meet Energy Star & Water Star conservation standards. Our experience with green and energy retrofits can provide cost effective suggestions on how to retrofit a home for low maintenance with sustainable amenities. The SJHP has experience and equipment to identify problems in your home from infra red cameras, blower door equipment, a gas monoxor to even a lead paint analyzer, we are able to help you problem solve without expensive exploratory deconstruction efforts.

Fort Mose State Park- October 27, 2012, 10 a.m. - 2 p.m. Experience living history demonstrations as volunteers in period dress offer visitors a fascinating glimpse into the past. 7 Ways to Save Money and Go Green This Thanksgiving
It's time, once again, for Americans to give thanks and enjoy a bountiful meal. It's also a day to watch what you eat—and not just in regards to your waistline. Here are seven more money-saving tips for a green Thanksgiving.
1. Use a slow-cooker. Fall is the season for slow-simmered soups, so there's no better time to bust out the Crock Pot. As an added bonus, the slow-cooker is one of the most energy-efficient devices in the kitchen. According to Planet Green: "When compared to a conventional oven which uses 2.7 pounds of CO2 for one hour of use, a slow cooker uses .9 pounds of CO2 for seven hours of use." The Daily Green offers some slow-cooker Thanksgiving recipes.
2. Plan ahead for your leftovers. After three days of turkey sandwiches, it's easy to let left-overs linger in the fridge too long while you decide on a novel way to use them. Before you know it, they've spoiled, and you have to thrown them out—a waste of food and money. Look up some Thanksgiving leftover recipes before the feast, and plan out a whole week's worth of meals in advance. Not sure how long those mashed potatoes will keep? Plan ahead with Still-Tasty, which tells you the average shelf life of nearly any food.
3. Light up your table with soy or beeswax candles. They're better than your everyday ta-pers made of wax paraffin, which will keep you breathing in soot and chemicals such as volatile organic compounds and phalates. Not to mention, soy candles burn longer, are biodegradable, do not contain petroleum, and emit very little smoke.
4. Run the dishwasher efficiently. Holiday guests dirty up many dishes, but when it's time to clean up, make sure that you're running your dishwasher in the most efficient way possible. Energy efficiency software company OPOWER recommends scraping plates instead of rinsing them with hot water, and making sure the dishwasher is full each time it's run. To save on the costs of heating water, avoid special cycles like pre-rinse and rinse-hold, which can be unneces-sary, and stop the dishwasher before it's time to dry—the dishes can air dry, instead.
5. Don't feel like you have to follow tradition. Just because our country's Norman Rockwell vision of Thanksgiving involves turkey, stuffing, cranberry sauce, and green beans, it doesn't mean you're obligated to make any of those dishes. So if you notice year after year that the stuffing goes uneaten, replace it with something a little less traditional, or eliminate it entirely. If the turkey comes out slightly dry each year, try fish instead. And for vegetarians, there's no rule that says that turkey must be replaced with tofurkey. Get creative.
6. Go without the plastic wrap. Plastic wrap is a single-use petroleum product, and contains PVC, a chemical that can leach into your food. The most environmentally-friendly way to store food is in reusable containers, such as glass jars. You can start saving these ahead of time, so you'll be prepared to send guests home with leftovers. Aluminum foil is a greener choice than plastic wrap because it can be recycled.
7. Travel green. You'll have to expend some resources to get from point A to point B, but if you plan ahead, you can keep your travel footprint light. Take a train or public transportation to your Thanksgiving feast, if it's available. If you're flying, choose a non-stop flight and bring your own snacks to the airport to cut down on waste. If you're driving, make sure that your car is tuned up so that you can drive as efficiently as possible.

There was much information exchanged, but one of the most important was their recommendations for some of the amendments on November 6th ballot. State RPAC Recommendations 2. Additional Homestead property tax discount for disabled Veterans who suffered combat injury,
expand it to all vets not just ones that were in Florida.
3. Replaces the existing revenue limitation base to be based on inflation, population changes instead of personal income growth.
4. Lowers property taxes for w exemption for firsttime homebuyers. Stops recapture which increase property taxes even when property values decline. Lower yearly assessment increases on nonhomestead properties from10 percent to 5 percent. 9. Gives Homestead Property Tax Exemption for Surviving Spouse of Military Veteran or First
Responder.
10. Increase personal property Tax exemption from $25,000 to $50,000 and allows counties to increase if they want to.
11. Additional Homestead Exemption for LowIncome Seniors who maintain longterm residency on
property, equal to assessed value.
Amendment #4 is what we champion the most and the recommendations for “YES” on some of the ballot Amendments. State RPAC weighed in for 23491011. Top Five Things for Listing Appointment Safety
and Top Five Things to Prevent a Carjacking
As we begin to enter the holiday season in November and December, our schedules pick up and safety sometimes takes a backseat. But this time of year is very dangerous in our industry. Don't let your guard down! Here are some great tips to keep you safe in the
upcoming months. Top Five Things for Listing Appointment Safety
1. Take a buddy. There's always safety in numbers. Do listing appointments with someone else. 2. Stay connected. We realize that taking someone with you isn't always possible, so when you must go
alone, stay connected. Check in at the front door before you meet your client. Then check in again every 15-30 minutes with your office or a safety buddy.
3. Verify information. Before you go to the appointment, verify all the information the client gave you. Check foreclosure listings for that property as well.
4. Do a drive by. Driving by the property well before the appointment gives you several advantages. First, you can see if the property looks lived in or abandoned. You can check out the neighborhood. Also, it will give you information you can talk to the owner about, showing them that you are truly vested in the sell.
5. Be aware. Always be aware of everything going on around you. The best defense is a good offense. If something doesn't feel right, it probably isn't.
Top Five Things to Prevent a Carjacking
1. Awareness, awareness, awareness. How many times have you pulled up to a stop sign or red light and immediately started checking emails, looking at documents or listening to voice mails? Did you even
notice the two guys on the side of the road with a baseball bat? Most carjackers are looking to surprise you. But if you see them first, they will wait for another victim.
2. Cell phones. We all have a cell phone, but how many times have you went to make a call and your phone was almost dead? Charge your phone every chance you get so that you can use it when necessary.
The last thing you want is to be stuck on the side of the road in the middle of nowhere with no phone. 3. Call. Don't stop. Many times carjackers use accidents as a way to attack you. They may fake an acci-
dent to get you to stop to help. Instead, call the police to come assist them. It's better to be safe than sorry. 4. Avoid drive through ATMs. Carjackers sometimes stake out drive through ATMs. When you pull up they can block you from the front and behind and demand much more than just your car. If you must use
an ATM, use one located inside a building like a grocery store or inside a bank. 5. Don't get trapped. Be sure to keep at least one-half your car's length in front of you when you stop at a
stop sign or red light. This allows you enough space for an escape route.

By my best count I’ve climbed on over 5,000 homes in St. Augustine and Jacksonville.
Each of those inspections has had me on my ladder. That’s at least five thousand times up the ladder, onto the roof, run round the roof, then back onto the ladder and down to the ground.
And it’s five thousand times up the ladder into the attic, climbing off the ladder to zip around the attic in 150 degree heat, then struggle back onto the ladder and down to the floor.
I’d also suggest the guess that each of those inspections had at least three more trips up and down the ladder for something; checking lighting fixtures, poking at wood rot on eaves and soffit, or testing smoke detectors. It would not be a stretch to claim that I’d been up and down my ladder at least 25,000 times since I started HomePro Inspections now nearly 20 years ago. Over those 20 years of ascending ladders I’ve only fallen once! Can you render a guess where and how? Would you suppose it was some super slick, high pitched roof? Or maybe getting into and through an attic access 20 feet above the garage floor in a Ponte Vedra McMansion?... nope.
How about some really stupid trick like putting the bottom of the ladder on the bumper of my van while trying to make my ladder reach to the roof of a Hardees restaurant? Yes, I really did do that! But, nope, I didn’t fall then.
In spite of the risks and dangers I’ve endured while inspecting over 5,000 homes and buildings for others, the only time I’ve ever fallen from a ladder was in the master bed room of my own home!
It seemed safe enough…at least it did right up until I fell. I had the ladder properly positioned under the attic access in the ceiling and the attic access cover slid to the side. I stepped up the ladder just high enough so that my shoulders were at the height of the ceiling. Then I reached above my head to hang an attic thermometer on a truss. That’s went I fell.
You’ve seen that slow motion special effect in the movie “The Matrix”… that’s what the fall from the ladder felt like. And much like the Tom Petty song, I was “freeeee faalllllling”. While on the way down, I was certain that I would be badly injured – my feet were higher than my head! I knew that if I was seeing ceiling AND feet as I fell, that I was going to land on my head.
As if clairvoyant, I was correct. I did land on my head, but not before smacking it on the bedroom wall, knocking myself unconscious.
When I woke up, I was on my back with my legs draped over my toppled ladder. In my grogginess and without moving, I did an initial assessment of my condition. Fingers moved, toes wiggled. Arms and legs followed, and without pain! I had only a bump on the noggin and a CLEAR reminder that a moment of inattention on a ladder could change my life in an instant.
According the Consumer Product Safety Commission 164,000 people are injured on ladders every year, most in their own home!
One of those people was a dear friend of mine in Jacksonville who fell from her ladder just a month or so ago while changing a smoke detector battery at the peak of a vaulted ceiling. Today, she continues to rehabilitate and heal from her significant injuries. Her injuries included a concussion, broken nose, fractured facial bones, loss of teeth, broken ribs and a punctured lung. Her life was altered in an instant.
So what’s a homeowner to do to reduce the risks of a ladder fall in their own home? Ensure you are using the right ladder for the right job in the right way, or to be super safe, hire a professional to do those things that would put you on a ladder.
Truth be told, to safely do all the tasks around the home that require your feet be off the ground, you need several ladders. A minimum of three ladders will get you started; an extension ladder and a pair of step ladders, one tall and one short. It’s easy to spend over $1,000 on a quality set of ladders. Friends don’t let friends climb cheap ladders.
When you consider the expense of the ladders, the risk of injury and the very real fact that most of us are not skilled at the task we intended to do once we get to the top of the ladder, hiring professionals really makes great sense. To safely climb a strong ladder, only to end up electrocuting yourself while hanging a light fixture is not good. Add in a few power tools, or my favorite death wish device, a chainsaw, before climbing your ladder and you just might be featured on the evening news!
So after you make your fall fix-it list, select a qualified (and if necessary, licensed) professional to do those tasks that require a ladder. I promise you it’s far less expensive than a trip to the ER.
