What is:Building Information Model(ing)?

“A BIM is a shared knowledge resource for information about a facility forming a reliable basis for decisions during its entire life-cycle from earliest conception to demolition.” NBIMS.

BIM as a noun:• a shared digital representation of the physical and functional characteristics of a facility

BIM as a verb:• collaboration by different stakeholders at different phases of the life cycle of a facility to insert, extract, update or modify information in the BIM to support and reflect the roles of that stakeholder

2

Who is using BIM?

General Services Administration The General Services Administration (GSA) has established for all

major projects (prospectus-level) receiving design funding in Fiscal Year 2007 and beyond, GSA will REQUIRE spatial program BIMs be the minimum requirements for submission to Office of Chief Architect (OCA) for Final Concept approvals by the Public Buildings Service (PBS) Commissioner and the Chief Architect.

2

How do we get there?

strategic and incremental adoption of 3D, 4D, BIM technologies

3

3

How do we get there?

What if it works?

Reduce the need for re-gathering or re-formatting information

(open discussion)

How can Micea help? Can establish policy to phase in 3D, 4D, and BIM adoption for

all major projects Can lead 3D-4D-BIM pilot application on current capital

projects Will provide expert support and assessment for ongoing capital

projects to incorporate 3D, 4D, and BIM technologies Always assessing industry readiness and technology maturity Developing Home Builder-specific incentives for 3D-4D-BIM Developing solicitation and contractual language for 3D-4D-

BIM services Creating partnerships with BIM vendors, professional

associations, open standard organizations, and academic/research institutions

Things to know:

spatial program validation 4D phasing laser scanning energy and sustainability courts design validation

What if we don’t change? Individuals in business and individual project teams will continue to

repetitively create and re-create local, non re-usable, non-interoperable solutions to the same problems.

Businesses will continue to take longer than necessary to get to market with new products and services because it will take far longer than necessary for parties collaborating on a project to share their ideas and communicate specific results.

Information will continue to be entered/re-entered an average of seven times rather than entered correctly once and used many times.

Many more resources than necessary will be consumed during the life of a facility because the combined performance of materials and components wasn’t known until a facility was built and operated for many years.

Industry Foundation Classes (IFC) Server:

General AEC industry standard modellers?

! None are specific to residential !

Home building industry specific solutions?

! Either too expensive, not enough features, or no one knows it !

Synthesis vs. Analysis: the information contained in the model shall be interoperable to allow computer

to computer exchanges the exchange be based on open standards the requirements for exchange must be capable of being defined in contractual

language
