Global Cities: Who is taking the risk in the next development cycle? | Grand Ballroom Sponsored by Allianz

There is substantial growth in the number of significant urban redevelopment projects in cities around the world. Investors are willing to take development risks only when there is an appropriate return to compensate for them, and cities are a reliable ‘investment partner’. Meanwhile, planning and construction cycles are still slow, and construction costs keep rising. With these dynamics at play, how can these projects attract investors? What innovations are needed to streamline the development process? What are some best practice examples of large-scale redevelopment in cities? And how does the rapidly changing environment impact on business models of developers and investors?

Prof. Greg Clark, Senior Fellow, ULI Europe (Moderator) Juan Mari Aburto, Mayor of Bilbao Roger Madelin, Head of Canada Water Development, British Land Co. Coen van Oostrom, CEO, OVG Real Estate

Debate: The Future of Retail | Grand Ballroom

Today’s retail customers demand experience and convenience above all else. How can traditional shopping centres survive in this climate? Are newer retail models better equipped to serve customers’ changing needs? How does online shopping fit in to this retail ecosystem? Industry leaders from across the retail spectrum will explore and debate these important questions.

Setting the scene: The Global Economic Outlook | Grand Ballroom

Today’s economic climate is marked by a profound disconnect between the real economy and the performance of investment markets. While Europe’s overall economic recovery has been slow, growth has finally picked up in Continental Europe with also the United States and many markets across Asia showing strong economic growth. Meanwhile, however, the UK economy has started to feel the impact of Brexit. Amidst this economic climate, global real estate investment markets are moving full steam ahead. When and how does this cycle come to an end? Where does the market go from here? What factors could trigger the market to slow down? And how will key geopolitical events impact economic developments and investment strategies? Prof. Greg Clark, Senior Fellow, ULI Europe (Moderator) Maxime Alimi, Head of Investment Strategy, AXA IM

Capital Markets: a Balancing Act between Value Creation and Risk Management | Grand Ballroom

The real estate investment landscape is transforming rapidly, influenced by technology, demographics, climate change, and new lifestyle preferences. While economic growth has picked up again, the investment markets seem close to the top. In this environment, where do investors find value? Are they taking on more risk to achieve the target returns? And how do they factor in the fundamental changes in the industry that increase complexity and affect real estate management and valuation?

FUTURE SHOPPINGWhat will the shopping center of tomorrow be like? Center apps, digital entertainment, and the online product search feature “Digital Mall” are some of our answers to this question. But where are we heading? We at ECE believe that the center of the future will be a platform accommodating both the ‘classic’ brick-and-mortar retail and e-commerce. In addition, it will be not only a place for retail and leisure but also a logistics and a manufacturing site. Let’s delve into the future: www.ece.com/videos

Europacity:

the largest urban development in Berlin.

The Europacity project area, which spans some 40 hectares, links directly to Berlin’s main station. The aim of the development is to establish a thriving, mixed-use quarter of unmistakable, high quality urban space very close to the Charité university hospital, the seat of government, the main station and the Hamburger Bahnhof cultural facility. Berlin will gain a new centre combining residential, work, culture and leisure in a distinctive urban cityscape, one that will deliver a long-term contribution to the city’s development thanks to new construction methods, technologies and urban living styles. The ULI tour, organised in collaboration with CA Immo, will offer the opportunity to learn about the plans for the development of the whole area. We are going to see and discuss some of the iconic buildings, such as the multi-award winning Tour Total and the John F. Kennedy Haus, but also the site under construction of the exceptional solitaire Cube Berlin and part of the residential developments.

The vibrant start-up scene in Berlin

Berlin offers excellent opportunities for realising ideas and entrepreneurial vision. It also provides entrepreneurs with superb conditions in which to launch new start-ups and develop existing businesses. Conditions for start-ups (services, contacts, capital, space) are set to accelerate business development and Berlin is now considered a start-up ecosystem, hosting more than 2,500 start-ups. The ULI tour, curated by ULI NEXT, will offer the opportunity to learn about Berlin’s start-up scene and to visit some of the innovative working spaces that now host start-ups, but also established corporate firms wanting to tap into Berlin’s creative culture. Two examples are described below.

Zeughof CampusThe Zeughof Campus is an example of successful conversion and repositioning. In 1887 the Deutsche Telephonwerke established their headquarters there; in its current form, it was constructed in several phases between 1958 - 1982 and it has been comprehensively refurbished since 2013. It is now a multi-tenant model, still home of Deutsche Telephonwerke and at the same time hotspot of the young creative scene, providing optimal conditions and space configurations for tenants in the technology, media and telecoms sectors.

Rental units with up to 5,600 sqm on one level, together with clear room heights between 2.95 and 4.19 m, allow different zones for creative firms and a high workplace density in the open-plan offices. E-commerce companies such as Zalando and Wayfair in particular benefit from the smooth transition between office and display space. The office accommodation is fitted out in accordance with the tenants requirements and also allows more traditional fit-out as well as storage space for inner-city logistics. The rental space is divided in 55% office space, 35% production- and storage space, 8% wholesale and 2% terrace and open pad as well as approximately 70 different tenants.

WeWork Sony CenterShared-office-space startup WeWork was valued at $16.9 billion in its latest funding round. Headquartered in New York, the firm has one of its office locations in Berlin’s most vibrant neighbourhoods. From a 500-person HQ to a one-person satellite, WeWork creates a custom workplace experience focusing on the concept of space as a service, with the intention of empowering creators to be more successful by leveraging the power of a global community.

30 January 2018 13:00-17:00

The booming City West

City West is the heart of former West Berlin. It is still the main retail area in the city and it also includes landmarks of great historical and cultural interest. Its cityscape is changing rapidly, mostly vertically, offering new bustling spaces to live, work, play and shop.

The ULI tour, organised in collaboration with SIGNA, will offer the opportunity to learn about the area and to visit its landmark buildings and its most innovative developments.

Kudam 207The hidden and labyrinthine Kudamm Karree is being turned into a public space. Visual prominence on one hand, respectful integration on the other – this is what characterizes the design of Kurfürstendamm 207, a Cells Group project. The architecture blends in with the surrounding structures and sets accents at the same time. By opening the block a hidden landmark is revealed - the high rise office building which will receive a striking new facade design. And a spacious new plaza is created - a space for urban vitality, enough room to retreat and relax.

KaDeWeThe Kaufhaus des Westens (KaDeWe) – or “department store of the west” - is Berlin’s most famous department store. It is the largest department store in Europe, with its 60,000 square meters of retail space and gourmet floor, attracting 40,000 visitors a day. Beginning its commercial life in 1907, the KaDeWe has survived the turmoil of 20th century German history unscathed and is now undergoing a vast renovation process, curated by Pritzker Prize-winning architect Rem Koolhaas. The new department store concept re-imagines the building as four quadrants, each with its own separate entrance and central atrium, which are tailored to individual customer groups and designed with them in mind.

Upper West The newly built Upper West in Berlin, which with a height of 119 meters is one of the tallest buildings in Berlin, will be used as an office, hotel and retail location. It is comprised of a tower with 34 floors as well as a podium with 8 floors, and was completed in September 2017. The c. 53,000sm lettable commercial area are essentially fully let and the asset was just acquired by Signa. Thanks to its attractive architecture from Christof Langhof, the building has a high recognition value and panoramic views of the city.

OVG Real Estate

Never before did so many people live in urban areas. At present it is more than half the world’s population, but it will increase. This new reality is a world where more people are living, working, recreating and travelling within a small area. How does one keep our habitat healthy? OVG Real Estate seeks answers to these questions on a daily basis, because we believe that buildings are more than merely a combination of materials.
