On the western edge of Calgary, overlooking the Bearspaw Reservoir,
we find a piece of land that connects the urban landscape of the City of Calgary
to the east with the natural landscape of the Bow River Valley and
mountain corridor to the west. We call it Rowan Park.
10 REASONS TO LOVE THIS PLAN
1 Redevelops and integrates brownfield lands into surrounding natural landscape
2Restores and enhances the ecological integrity of the land and promotes environmental
awareness and stewardship
3Promotes an active community lifestyle through a four season approach to design,
community programming and tailored recreational and wellness facilities and amenities
4Prioritizes majestic river valley, mountain, and City views from trails, walkways, open spaces
and neighbourhoods
5Provides a distinct and complete community that prioritizes parks, trails and natural
environments
6Supports a vibrant and unique commercial village where social connectedness and
convenience enrich the Rowan Park lifestyle
7 Provides parks and open space within a 3-5 minute walk of all residents
8Creates social interaction and sense of community through Homeowner (HOA) and
Community Association sites
9Provides a key ‘missing link’ in the pathway and trail network connecting the City of
Calgary with Haskayne Legacy Park, Glenbow Ranch Provincial Park, and beyond
10Efficiently utilizes existing infrastructure to minimize the need for future major infrastructure
improvements
Located within the northwest sector of Calgary within the Haskayne Area Structure Plan.
Situated on an existing quarry on an escarpment overlooking the Bearspaw Reservoir.

Adjacent to Rocky View County and the Community of Blazer Estates and the Damkar Homestead to the north.
The Communities of Tuscany and Lynx Ridge lay to the northeast, with Marquis Development lands to the east.
The Bow River flows along the west and south boundaries of Rowan Park.
Rowan Park COMMUNITY CONTEXTRowan Park takes advantage of its proximity to
nature and celebrates its views of the Bow River

Open Space Plan
Open space diagram - Preliminary Concept
The concept plan is organized to orient neighbourhoods around a series of small-scale amenity areas including landscaped courts, green streets and linear parks that orient to views along the perim-eter. Opportunities exist to form the blocks and orient the lots to create “windows” to the river valley and the distant mountains. This will extend a sense of living on the bluff above the Bow River Valley deeper into the heart of the community. Community park spaces and neighbourhood activity centres are positioned along the primary trail and pathway network to cre-ate a strong secondary pedestrian and bike network that is largely independent of the street system. The regional trail system forms the spine for the community system along the escarpment to the south and west - accessible to residents throughout each neighbourhood typically at the end of each radiating street that connects back to the mixed-use core.

Partnership between CalSTRS & Brookfield
GUIDING PRINCIPLES
Enhance connections within and adjacent to the planned neighbourhoods.
1
Preserve key viewsheds into and out of the site.
4
Develop an open space network that links neighbourhoods to one another through a diverse parks network.
2
Develop a pattern of walkable neighbourhoods with links to community amenities and natural open space.
5
Develop links to the river through trail networks and community access nodes.
3
Restore, enhance, and protect the ecology of place.
6
Rowan Park is a balanced community, full of discovery, and in touch with nature.
TRAIL ORIENTED DEVELOPMENT (TrOD)
Rowan Park is designed for
those seeking more physically
active and environmentally
sustainable modes of getting
around. With its well-
connected multi-use pathways,
sidewalks and trails, Rowan
Park promotes pedestrian
connectivity and active
transportation, which leads to
healthier living.
WINTER DESIGN Designed with winter as a
primary driver of form and
function, the open space
system is a true four season
amenity. Residents can ski,
skate, toboggan, run, bike,
and picnic. The open spaces
at Rowan Park build on
the inherent beauty of the
surrounding landscape with
a connected system of
diverse places.
