DESIGNED and built in the simple yet glamorous Art Deco style that was popular throughout the 1920s and 30s, the Pearce Leatherworks was opened in 1939. The building was headquarters to W. Pearce Co, which, by 1925, had becomeone of the fastest growing leather manufacturers in the country and the chief exporter of fancy leathers. The business had thrived through the depression of the early 1930s when its owner realised that small-scale luxury and noveltyitems sold well in difficult economic times.
In a brochure produced in 1939 to celebrate
the opening of their new premises in Billing Park,
the company highlighted its endeavour to instill
‘leather consciousness’ in the discerning eye of
the woman-in-the-shop.
More than 70 years later, Lagan Homes is
redeveloping the Pearce Leatherworks. The beautiful
Art Deco building is being refurbished as commercial
premises, with 120 specially created new homes
built in its landscaped grounds.
These homes are designed in a mix of Art Deco
styles to complement the stunning architecture
of the former factory. The architecture reflects
the earlier, ever-popular Arts & Crafts style,
which also prevailed in the 1920s and 30s.

THE history of Northampton and the leather industry are inextricably linked. The areas long association with the production of leather and leather goods is due in part to its proximity to water and a plentiful supply of oak bark, essential requirements for tanning in the early days. Until the later middle ages, Northampton was England’s second city and many influential people passed through on the way to the castle or one of the grand country houses nearby. This created demand for good quality leather goods, as well as shoes, vessels and clothing.
Known today for its “squires and spires”,
Northampton is packed with history. In the heart
of middle England countryside it boasts grand
churches, monuments, and one of England’s largest
and most impressive historic market squares. During
the 12th century the Archbishop of Canterbury,
Thomas Becket, was imprisoned at Northampton
Castle. The splendour of the Gothic Guildhall was
built in the 1860s, while 78 Derngate, remodelled
by Scottish architect Charles Rennie Mackintosh –
an icon of the Arts & Crafts movement - has some
of the most important interiors you will see.
Modern day Northampton has much to offer
too, including busy shopping centres, a thriving
business centre, countless opportunities for
entertainment and leisure, easy road access via
the M1, M6, M40 and M45, plus fast rail services
(under an hour) to London. The town also boasts
many large parks including Abington Park with its
much visited museum, green spaces and riverside
walks, while The Grand Union Canal, once a major
freight route, is now used for quieter pursuits
such as walking, fishing and pleasure boating.
Slightly further afield is the legendary
Silverstone motor racing circuit, home of top
British motorsport and also the location of
numerous exciting motor sport driving and
rallying experience businesses. Numerous top
entertainment venues can be enjoyed too within
Northampton, including the Royal and Derngate
theatres and the impressive Forum cinema,
as well as sport from international Rugby stars
the Northampton Saints, football from the
Cobblers, and top-tier cricket too.
Pearce Leatherworks is within approximately
15 minutes of the bustling, historic town centre
with its wealth of bars, historic hostelries,

We recognise that each of our purchasers may have unique requirements, so in addition to a generous base specification, we offer a range of optional extras through our Accessorise service.
We want your new home to be finished just the way you want it on the day that you move in. That way you can concentrate on placing your furniture and enjoying your new surroundings straightaway.
Some choices may be available at no additional cost, for example kitchen unit colours within our standard range for a particular development.
These will be explained to you at the time of reservation.
The choice of optional extras is greater early in the build programme. Additional electrical points, lighting points and plumbing need to be built in early on but we can still offer attractively priced upgrades such as enhanced kitchen appliances and fitted carpets on houses nearing completion. It’s well worth discussing your requirements for your chosen plot with our Sales Advisers and they will be able to advise you what can be achieved.
The Accessorise range available at each of our developments will vary depending on the range of homes being built but will normally include:-

new home, make the buying process as simple

Our Customer Charter sets out the help we will
provide to you throughout the moving process
and after you have moved in.
We will:
1. Ensure that all our marketing and advertising
is clear and truthful, and use clear and fair
terms and conditions in our sale contract.
2. Ensure that all our marketing and advertising
complies with the Property Misdescriptions
Act and follows the Consumer Protection from
Unfair Trading Regulations 2008.
3. Provide you with detailed information about the
home you are buying and guidance regarding
the choices and optional extras available to you.
4. Explain a checklist of detailed information
regarding the specification of your home,
together with details of the surrounding
development.
5. Explain the terms of your reservation.
6. Explain the steps involved in buying a new
home, moving in, maintaining your new home,
together with details of warranties and
guarantees and our after sales service.
7. Provide you with information for running-in
and maintaining your new home together with
instructions for your appliances and applicable
warranties and guarantees for your home.
We will also give you a copy of your meter
readings for you to check when you get
your first utility bills.
8. Provide you with regular updates on the
construction progress of your home and when
it will be ready. An exact moving-in date will be
given when our formal 10 working days Notice
to Complete is issued.
9. Invite you to visit your new home before you
move in so we can demonstrate to you how
everything works including:-
• How to operate the heating and water systems
• How to use your kitchen appliances
• The location of stopcocks, fuse box and meters
10. For the first 2 years, cover you in conjunction
with NHBC, against physical damage to your
home resulting from a failure to meet NHBC
construction standards. We will explain what is
covered, what to do if you have an emergency,
and who to contact.
11. Provide you with a full 10 year guarantee against
serious construction defects. There are limitations
to the cover and these are fully explained in the

will receive from your Solicitor.
12. Ensure you receive Health and Safety advice
when visiting a development, and when you
have moved in.
13. Arrange for our Site Manager to visit you
after you have moved in to make sure you have
settled in, and answer any questions you may
have. He will also arrange a second visit
around 4 weeks after you moved in, again
to address any issues which may have arisen.
After these 2 visits we would ask that you
report any further concerns to our Customer
Care Department.
14. Provide a prompt and courteous after sales
service. To enable us to respond within the
timescales shown below, our after sales service
procedure is:
• For non-emergency service requests,
you should contact your Customer Care
Department by email or telephone. We aim
to respond as soon as we can, normally
within 2 working days.
• In the unlikely event of an emergency, we
provide a 24 hour, 365 day service for a full 2
years. We aim to respond as soon as possible,
usually within two hours, and arrange for an
emergency visit where appropriate.
• Where spare parts or materials are required
this may affect our response times, but we
try to solve all problems within 28 days.
• Under the terms of the NHBC Buildmark,
defects will be dealt with, but you remain
responsible for wear and tear, decorating
and routine maintenance.
15. Give you access to our Formal Complaints
Procedure if we fail to meet your reasonable
expectations within a reasonable timescale.
In the unlikely event that we are still unable
to agree matters, we will utilise the NHBC
third party dispute resolution service.
