‘T is the season for out-of-townguests. In the past two weeks, I’vehosted my brother and some

friends from high school. I live in a small space,and when you combine that with extra peo-ple and lots of luggage, you begin to realizejust how precious an inch or two here andthere can be.

It’s made me think about opportunities forspace overhead, especially in the kitchen.While my cabinets are full and the shelves arestocked, some clever rearranging may make

all the difference. Pot racks, for example, havea way of commanding attention withoutweighing down a room, as they allow for lightto shine through empty spaces.

Pot racks are also relatively easy to install.First, find the joists in your ceiling. This is the

most important step. Use a stud finder.Remember, a pot rack is designed to holdpots and pans, so it will need to supportsome heavy weight. Installing it into drywall isnot recommended. Measure the distancebetween the joists and purchase a rack basedon this measurement.

When looking at placement, remember toaccount for height. There should be ampleroom for people to walk or work under-neath the rack without hitting their heads.Also, make sure there is enough roomaround the pot rack so that it doesn’tobstruct cabinet doors.

After you purchase and put together yourrack, measure where you will hang the rackalong the joist. Mark the spots off with a pen-cil. Make sure to pay attention to the manu-facturer’s instructions as well. Some say toadd a 2-inch-by-4-inch piece of wood to the

joists for extra support. Next, drill pilot holesfor the eye hooks and twist them in until thethreads go behind the wood. Once these arein, hang the rack using the ceiling hooks. Then,hang your pots and pans and enjoy yourextra space.

The entire process can take up to a half aday or more, so remember to plan ahead.

Preserving pavementwhere it matters mostNearly six months ago, Mayor Peter

Carlisle joined the Department ofFacility Maintenance and the Hawaii

Asphalt Pavement Industry to demonstrateseveral pavement preservation methods thecity will evaluate as part of its effort toimprove road/parking lot conditions.

The goal of pavement preservation isto treat a road/parking lot that is in goodcondition to extend the life of theasphalt pavement.

As Mayor Carlisle put it, he would like to“protect our roadways to help stop potholesand other problems before they even start.”

Since then, the city has been using thesemethods to better Hawaii’s asphalt.

Alakona continues to slurry in theMililani Mauka area

A slurry seal is a mixture of aggregate,emulsified asphalt (cationic quick set emul-sion, CQS-1h), fillers and additives. This sur-face treatment can be used on newer orolder pavements. It will fill the surfacecracks, stop raveling and improve skidresistance. Additionally, it will waterproofthe surface and reduce oxidation deterio-

ration. This product becomes the wearingsurface and “slave” to vehicular traffic.

Crack fillingThe Department of Parks and Recreation

has started using pavement maintenanceincluding two projects at Hanauma Bay. Itapplied hot crack filler and two coats ofOptiPave Plus sealer. The upper parking lotwas applied by Alakona and the lower parkinglot by Walker-Moody Asphalt Maintenance.

Crack filling is the most basic of pave-ment treatments. Once moisture pene-trates the asphalt, it will deteriorate theunderlying layers, eventually causing failure.SealMaster Hawaii provides cold- and hot-pour materials that can be used as a firstdefense against pavement deterioration bystopping moisture.

Seal coatingA seal coat is an application of asphalt

emulsion — often mixed with coarse angularsand — to an existing asphalt surface. In addi-tion to providing a protective barrier to stopwater penetration, MasterSeal Ready-To-Useor OptiPave Plus sealers will also protect

against oxidation, oils and gases, and itwill beautify your asphalt by providinga uniform black color to the surface.

The Department of Education(DOE) also started maintaining pave-ment recently at Pauoa ElementarySchool. The application of a seal coaton this project will prolong the investmentlifetime. The project also involved applyinghot crackfiller and two coats of MasterSealReady-to-Use sealer.

All products used in the demonstrationand by the city, District PerformanceReview and the DOE are available atSealMaster Hawaii. This year’s holiday season promisesto be full of shopping, gift-giving,decorating and celebrating with

friends and family. Unfortunately, it’s anequally busy time of year for home bur-glars.

Nearly 400,000 burglaries occur in theUnited States in November and Decembereach year, according to the FBI. TheNational Crime Prevention Council rec-ommends homeowners take extra precau-tions to protect their homes at this time ofyear.

“During the holidays, homes are oftenfilled with expensive gifts, the good silver isout and people are in a festive mood —they aren’t thinking about home securitythe way they should,” said John Heppner,president and CEO of Fortune BrandsStorage and Security including Master LockCompany LLC.

Follow these tips and enjoy a safer andhappier holiday season:

• First and foremost, lock up! Whether it’sa short trip to the grocery store or alonger haul to finish some holiday shop-ping, make sure your doors and windowsare securely locked. Never leave boxesfrom expensive gifts laying on the curb fortrash pickup. Consider crushing them andplacing them in a large, black garbage bag.

• Remember that nothing is more effec-tive at deterring a burglar than the impres-sion that the home is occupied. Make itlook like it is by installing timers on yourlights.

• Keep your garage door closed at alltimes. Keep the door from your garageinto your home locked as well.

• Be sure that your trees and shrubs don’thide windows and doors. Blockedentrances can make it easier for burglarsto get into your home unnoticed.

• Leave spare keys only with trusted familymembers or neighbors you are close to.Do not hide them outside. Burglars aresmart enough to look around and knowthe common places people hide keys.

• Be certain that tools, ladders and otherobjects that could be used to break intoyour home are securely locked up insidethe house. If you will be away for a lengthyperiod, entertain the idea of a house sitter.

• You may also want to consider a homesecurity system. Check online or look inyour phone book to find companies spe-cializing in home security.

• Most experts agree that your neighborsare your best defense. Get to know them

and chances are they will be more likely towatch for suspicious activity around yourhome while you’re away.

The middle of the holiday season isthe easiest time to consider con-scious change in our environment

because our homes go through a shift inenergy when we put up our trees, meno-rahs and other decorations. What are youready to move or let go of in your home?Ponder that over the next week or so.What you decide will help you tremen-dously in the upcoming year. You don’twant stale energy to follow you into 2013,do you?

Moving the energyDuring the holidays, we reorganize our

homes to accommodate festive decora-tions, so the energy gets moved around.Not only does it refresh the environment,but it helps us get into the holiday spirit.Usually Christmas or Chanukah changesmade to the home are uplifting and posi-tive for all in the environment.

Change and flowFeng shui’s underlying theme is based

on change and flow. Many homes I visit arebeautifully arranged and decorated, andsome might even say “feng shui perfect,”but they have looked the same for dozensof years, not necessarily supporting changefor the inhabitants.

I like to remind my clients that every-thing in our lives is in a state of constantflux. We evolve and grow in so many waysthroughout the years that we are morethan likely not the person we were fiveyears ago, last year, or even last month. Ifyour environment stagnates because of alack of change and rigid structure, you lackthe foundation to flourish and support

change as easily. In other words, the envi-ronment needs to change in order to sup-port the changes you want to make.

What can I change?Here are a few things to consider over

the next couple of weeks, especially whenyou are putting away the holiday decora-tions and “getting your house back to nor-mal.” No time is better than the present toconsider new options. Ask yourself thesequestions:

• What can I donate or get rid of whilethings are in a state of flux? (Prepare forthis by keeping some large boxes and bagsavailable to pack things in, and removethem from the house before the 31st.)

• When I remove the Christmas tree orthe menorah or other holiday décor,rather than put back what was originally in

that space, can I put something new there?• What can I change at the entry of myhome so that all who enter are greetedwith a sense of renewal? What intent dowe want to set for the new year and howcan I symbolize this?

Small change in my home makes abig difference!

The other day, a friend gave me a beau-tiful 2.5-foot topiary as a gift. I could findno place in my home to put it that looked“right” because it was too tall for myshelves and too small for the floor. I finallydecided to place it on a hip-high table atthe entrance. I had kept the same distinc-tive décor on that table for more than twoyears, but when I placed the new tree onit, I was delighted. Even with all of my fengshui experience, I didn’t realize that theenergy from my old table adornments wasstale. Just placing the new item on thetable was invigorating.

Now, every time I enter myhome, I feel uplifted and ready forsomething new. When the topiaryexpires, I will not replace it with theoriginal statue that had been there. Iwill put something new and inspir-ing in its place to support all thechanges I want to make in theupcoming year.

Not just food, but things in ourhomes expire too

When you last redecorated your

home, you aligned and adjusted it to suityou and your family at that time. You mayhave had the perfect duvet, a wall colorthat suited you, pillows that matched per-fectly with the painting on the wall, a newcarpet, even new plants, but whatever itwas, it was perfect at that time. It is impor-tant to acknowledge change in our lives. Itkeeps us in the moment and mindful ofour journey. Things are always great until itis time to change.

Even our concept of what is perfectchanges as we do. Are you now tired of thecolor on your walls or of your bed linens,or have the pillows lost their appeal? Staypresent and make choices that better alignwith who you are in the now. If you findyourself making many changes, it just mightmean that you are evolving at a rapid pace.

A s a little girl, I was always attractedto shiny objects. Maybe that wasbecause I grew up in a working-

class family and there wasn’t much moneyfor those pretty things that I wanted oh sobadly, especially during the holidays. Sincethen, the glow and shimmer of goldmetallics and warm candlelight have alwaysbrought to mind Christmastime. And thecool, bright glisten of silver gets me excitedabout the new year and new beginnings.

So in this two-part series, I’m going togive you tips about how you can incorpo-rate a trend that’s hot in home décor: theunmistakable sparkle of metallics. First up isChristmas!

Gold, antique gold, bronze: All thesemetals are warm in nature and work beau-tifully with warm colors. Remember those?I’ve talked to you about the color wheel,something we all learned about in school.How can you incorporate warm hues ofred, orange brown and earth tones intoyour home not only for the holidays butthroughout the year?

When we remodeled the Vavuls’ homein Diamond Head, we chose to accentone wall in the sitting area off the masterbedroom not with paint, but with a corkwallpaper that has a glint of gold peekingthrough. It’s from Phillip Jeffries ofArchitectural Surfaces in Gentry PacificDesign Center.

The wallpaper creates a warm andinteresting backdrop for our punee andties in well with our gold lotus lamp. Thewarm colors that accompany this rangefrom reds to chocolates and a soft black. It’san ethnic, modern space that glistens withthe right amount of gold highlight.

Other possible gold elements for aroom? Think accessories, drawer pulls, can-dlesticks and yes, even wallpaper.

And how easy is it to bring in some pil-lows or re-cover a seat cushion? Yes, youcan choose a warm color, or you can go lit-

eral with a yellowish-gold fabric. But whynot do it in a metallic?

There are so many amazing textiles outthere now that can give you the warmglow you’re looking for, like a gold metallicbasket weave print, crocodile or snakeskinprints, or even ikat prints with a splash ofgold. These textiles are super-hot, and it’seasy to create one-of-a-kind pieces fromseat bottoms to seat backs or bolster cush-ions or even ottomans.

If you don’t want to go quite so big, howabout making changes in small ways? Lookfor some gold tea lights or candlesticks.Don’t have them in gold? Paint them!Especially if you find something affordable inwood, the easiest thing to do is take a canof spray paint and paint on your metallic.

If you want it to look a little more weath-ered, then while the paint is still wet, take acloth and brush a little off. Voila!

And how about some organic branches?

Get some very simple curly wil-low or other natural branches,spray on a coat of gold paint andsuddenly you have a tall, dramaticnatural centerpiece for just pen-nies.

So there you have it: ways toadd the glow and glisten of gold so

that a touch of Christmas magic will makeyour house sparkle all year long.

How does one go about buying anew roof? It’s not something youdo every day, nor is it a home

improvement that people know a lotabout. You not only have to select the cor-rect roof product, but you have to select acompetent and fair-minded contractor toinstall it. Some people think with their wal-lets, while others simply buy what theirneighbor bought or take the recommenda-tion of a friend. These are all good ways tobuy — if you’re lucky.

These methods often lead the home-owner to a temporary roof such as asphaltshingles, concrete composites or woodshakes. These roofs appear to be lessexpensive, but actually cost much morebecause of the need for multiple re-roofsand frequent and costly maintenance.

Hot topics in PV energySince it is the final stage of the fourth quarter of the

year, activity in the solar energy market is literally“heating up.” Permits from the City and County

Building Department are at an all-time high. Also on thehorizon are governmental actions with far-reaching effectsfor consumers.

It is widely believed that the Hawaii State Legislature maybe contemplating revisions to the tax code, which willrestrict and/or reduce energy tax credits in an effort tocombat the state’s budgetary shortfall on tax revenues. Areduction from 35 to 25 percent is rumored to be in theworks. Some believe that any such action in the 2013 ses-sion will take effect in 2014.

According to a recent news article, the Hawaii State TaxDepartment unilaterally implemented limits to the tax cred-its that homeowners can claim starting in the 2013 tax year.While legislative action is necessary to reduce the per-centage or dollar amount of the allowable credits, thedepartment has limited the number of photovoltaic(PV) systems that may be claimed per qualified resi-dence per tax year. The department has placed a limit ofone PV system with a cap of $5,000. At this point, thereis little time left for consumers to take advantage of thenation’s most generous tax credit program.

Consumers contemplating PV systems in 2013 andbeyond would be wise to consider this: even without taxincentives, PV electrical systems are still attractive froma financial perspective. A $30,000 system that saves$200 per month equals an 8 percent annual rate ofreturn ($2,400 savings divided by a $30,000 cost equals8 percent). The less competitively priced designs stillreturn at least 5 percent annually — have you checkedthe rates on money-market funds or treasury bills lately?The more efficient and aggressively priced systems canreturn nearly 10 percent.

The fact remains that even at reduced incentives, returnsare extremely high. With a current federal credit of 30 per-cent ($9,000) and a $5,000 state cap, the return on theabove example is $2,400 divided by $16,000, which equals15 percent. There is nothing shabby about that kind ofresult.

Consumers who undertake action as quickly as possiblebenefit by saving on their utility costs sooner rather thanlater. After all, every dollar paid to the power company ismoney that will never be recovered.

But don’t deceive yourself. Hasty action has the effect ofnot doing one’s “due diligence” in making the wisest choicein contractors available. In the end, the “wrong” choicecould cost the consumer thousands.

Is it time for consumers to “pull the trigger” and “gogreen?” Emphatically, yes! If the homeowner is financiallyable, “beating the clock” for higher tax credits after doingone’s “due diligence” makes a lot of sense.

There is one caveat: Based on increased advertising ontelevision, radio and print media, it seems that many currentsolar companies are new players that were not in the busi-

ness a year ago. A good number of them are likely market-ing organizations that subcontract their installations. The full-service contractors seem to be a dwindling breed.

There are so many things to considerand do before, during and after arenovation. Having a contractor

control the flow of the project will helpmake sure the project goes according toplan and finishes within the time promised.CV Construction LLC is just that type ofcompany.

A recent project involved a homeownerand serviceman who, just before he was

deployed, inquired about our services.When I went to complete the free esti-mate, he had already been deployed, sohis wife walked me through their renova-tion request. I then drafted an estimateon site and sat down with the homeown-er’s wife and explained the estimate frombeginning to end.

After a few email exchanges betweenmyself and the deployed husband, thecouple settled on what they wanted tocomplete in their renovation. I had thewife come to our showroom to look atsome samples and finalize the contract.Then we went shopping for their appli-ances.
