EXCEPTIONAL SUBMARKET FUNDAMENTALSPer the May 2020 Yardi Matrix National Multifamily report, the markets with the highest concentration of durable jobs are Lansing (44.0%), Washington, D.C. (41.8%) and Sacramento (34.5%). Monthover-month rents in the Lansing metro bounced back in May, increasing 0.6%, following a 0.5% decline in April. Washington, D.C., and Sacramento both posted negative rents (-0.1% and -0.7%, respectively), but could be poised for a strong rebound, given the economic stability that comes with being a federal or state capital.
LIMITED SUPPLY WITH NATIONALLY TOP RANKED RENT GROWTHPer the Yardi Matrix 2019 Multifamily report, Sacramento MSA ranked #3 in Year-Over-Year rent growth in 2019. The Southwest and West continue to exhibit the highest rent growth, with Phoenix (7.5%), Las Vegas (6.0%), and Sacramento (5.3%) producing the strongest gains.
• Robust Rent Growth: Sacramento continues to see strong rent growth and declining vacancy rates — annual rent growth exceeded 4% throughout the region, and vacancy rates are at 4.2% based on internal NKF market surveys.
• Strong Employment Gains: Sacramento employment figures continue to improve, with steady employment growth and declining unemployment rates. The MSA has surpassed its 2007 pre-recession peak and now stands at a new high of 1,030,270 total jobs as of December 2019.
• Limited New Supply: New construction of multifamily properties continues to remain limited throughout Sacramento. This lack of new supply combined with steady employment gains has continued to fuel rent growth (see chart below).
