1.Bid incremental Amount for the Properties/Secured Assets above menitoned of serialwould be Rs. 10,000/- (Rupees Ten Thousand Only).

2.Inspection of all the above mentioned Properties/Secured Assets would from 10 AM till 4PM, date for inspection of Properties/Secured Assets 26-May-2021 (Wednesday).

4.The last date if submision of bids in the prescribed e-auction Bid documents and EMD instipulated manner is 28-May-2021 (Friday).

5.Documents: Along with rhe tender documents/e-bidding catalogue the tendere^s) shouldalso attach Passposrt size photo and copy of his/her photo identity prrof such as copy ofthe passport, election commssion card, driving licnse cop of PAN card issued by theDepartment of Income Tax, aadhar Card. Please note that proof residence countersigned bythe tenderer/ offerer herself/himself also needs to be provided.

6.Bids once made shall not be cancelled or withdrawn. All the bids mde from the user IDgiven to bidders will be deemed to have been made by the bidder himself or herself.

7.Bidders shall be deemed to have read and understood the terms and conditions of sale andbe bound by them.

8.The sale is subject to the conditons presribed in the SARFAESI Act, 2002 and SecurityInterest (Enforcement) Rules, 2002 amended from time to time and the conditionsmenrioend above and also subject to the pendency of cases/litigation if any pending before

any court/tribunal/ any other judicial or quasi judicial body.

9.The unsuccesful bidders wilt not get any interest on their bid amount and further nointerest will be paid in the eventuality of litigation on the bid amount or any other amountpaid by the bidder in this process.

10.The Authorised Officer is having absolute right and discretion to accept or reject anybid/adjourn/postpone/cancel the sale/modify any terms and conditions of the sale withoutany prior notice or assigning any reasons.

11.The particulars in respect of the Immovable Property / Secured Asset specifiedhereinabove have been stated to the best of the information and knowledge of theAuthorised Officer / HDFC Ltd.

their own interest, to satisfy themselves with regard to the above and all otherdetails / material information pertaining to the abovementioned Immovable Property /Secured Asset, before submitting the bids.

13.Statutory dues like property taxes / cess and transfer charges, arrears of electricity dues,arrears of water charges, sundry creditors, vendors, suppliers and other charges known andunknown, shall be ascertained by the tenderer(s) /Bidder(s)/ Prospective Purchaser(s)before hand and the payment of the same shall be the responsibility of the buyer ofSecured Assets. The stamp duty, legal charges, registration charges, registration chargesand GST if any as applicable in respect of the sale certificate to be executed shall be paidby the purchase alone.

14.Wherever applicable, it is the responsibility of buyer of Secured Assets to deduct tax atsource (TDS) @ of 1 % of the total sell consideration on behalf of the resident owner(seller) on the transfer of immovable property having consideration equal to Rs.50 Lacsand above and deposit the same with appropriate authority u/s 194 I/A of Income Tax Act.

15.Sale is strictly subject to the Terms, Conditions and Disclaimers stipulated in theprescribed E-Auction Bid Document, Offer Acceptance Letter, Public Notice, terms andconditions mentioned herein below and any other related documents.

16.E-Auction Bid Document can be obtained at HDFC House, Trident Race Course Road,Vadodara 390007.

17.Earnest Money Deposit (EMD) amount as mentioned above shall be deposited by thebidders through Demand Draft / Pay Order in favour of "HDFC Limited" payable at par insealed envelope and shall be submitted at HDFC House, Trident Race Course Road,Vadodara 390007.

18.The offer amount (to be mentioned in e-auction Bid document) shall be above ReservePrice and bidders shall improve their offers in multiples of Bid incremental amountindicated above.

19.E-Auction Bid Document duly filled in along with the details of payment of EMD shall besubmitted at HDFC House, Trident Race Course Road, Vadodara 390007.

20.The last date of submission of bids in prescribed e-auction Bid Documents with allnecessary documents and EMD in stipulated manner is 14-May-2021 (Friday).

21.Incomplete E-Auction Bid Document or bids with inadequate EMD amount or bidsreceived after the date indicated hereinabove shall be treated as invalid.

22.Conditional offers shall be treated as invalid.

24.Upon receipt of Bid with the necessary documents as mentioned therein and in the salenotice within the stipulated date and time mentioned above, a password/ user ID will beprovided by M/s. Shriram Automall India Limited to eligible bidders / prospectivepurchasers to participate in the online auction.

25.The auction by way of e-bidding will be conducted on the date and time indicated inColumn (G).

26.The Immovable Property / Secured Asset shall not be sold below the Reserve Price.

27.On sale of the property the purchaser shall not have any claim of whatsoever natureagainst HDFC Ltd or its Authorised Officer.

28.The e-bidding would commence and end at the time indicated in Column (G) above.However, if a bid is received 5 minutes prior to the closing time indicated therein, it wouldget extended by five minutes every time a bid is offered. The auction would end if there isno bid for a period exceeding five minutes.

29.It shall be at the discretion of the Authorised officer to cancel the auction proceeding forany reason and return the EMD submitted and HDFC Ltd will not entertain any claim orrepresentation in that regard from the bidders.

30.The Authorized officer has the absolute right to accept or reject the highest and / or allbid(s) or postpone or cancel the sale, as the case may be without assigning any reasonsthereof and also to modify any of the terms and condition of this sale without prior notice.

31.The sale shall be conferred on the highest bidder subject to confirmation by SecuredCreditor i.e. HDFC Ltd.

32.EMD of successful bidder shall be adjusted and for all other unsuccessful bidders, thesame shall be refunded within 10 days from the date of Auction. The Earnest moneydeposit will not carry any interest.

33.Along with Bid Documents the Bidder(s) should also attach his/her photo identify proofsuch as copy of the passport, election commission card, ration card, driving license, copyof the PAN card issued by the Income Tax department etc. and the proof of residencecountersigned by the bidder herself/himself.

34.The successful bidder shall be required to pay 25% of the offer amount (including theamount of EMD) immediately i.e. on the same day or not later than next working day, asthe case may be (as per the amended provisions of Rule 9(3) of the Security Interest(Enforcement) Rules, 2002) on confirmation of offer acceptance by HDFC, failing whichthe EMD amount remitted will stand forfeited.
