home was at one point converted to apartment units, and remained that way

for years. The current owners began a three-and-a-half year restoration project

in 2005, during which the home was completely reconstructed to its former

grandeur, and added onto as well. With more than twenty rooms, the spectacular

estate offers expansive spaces for both luxurious living and entertaining. A true

1 4 4 3 N o r t h A s t o r St r e e tOriginal construction completed in 1891, as a single-family home for the Horatio May family. Architect was Joseph Lyman Silsbee, famous for significant buildings in Chicago and upstate New York, including Chicago’s Lincoln Park Conservancy, the Syracuse Savings Bank, and several architecturally noteworthy buildings at Syracuse University. Silsbee was Frank Lloyd Wright’s first employer and mentor.

Romanesque Revival design, with Landmarked grey granite exterior. Four full floors plus lower level and 4th-floor loft. Two staircases plus elevator span all five levels. The second level is the most expansive space, extending the full length of the lot, from the front of Astor Street to the alley between Astor and Lakeshore Drive.

Over the years, like many Gold Coast residences, the house was converted into condos. Carefully preserving some spaces, the building was eventually gutted in 2005, and taken down to its exterior shell. A complete 3 ½ year rebuild commenced in 2007, including extensive steel beams and reinforcements and an expanded basement dig, providing nine foot ceilings and windows in the Lower Level. New, state-of-the-art mechanicals include a “smart house” A/V system, commercial security system, a hospital water purification system, and highly efficient HVAC and energy design. Construction was completed in late 2010.

Original 1891 elements still remaining include a fully-restored Main Foyer, which features original rift-sawn oak carvings and paneling, and original marble floor. The Main Staircase, with Silsbee’s carved oak newel posts and wainscoting was also restored, and some of the house’s 1891 materials were recycled into the rebuilt design plan, such as original corbels used in construction of the new theatre.

21 rooms include two full Kitchens, two Libraries, a paneled Billiard Room with windowed cupola, four Bedroom Suites, two Offices with built-in millwork, Club Room, Formal Dining Room, Sitting Room with canvas murals, 17-seat Theatre with mini-stage, paneled Anigre Spa, Fitness Center , Tasting Room, Bay-windowed Living Room facing Astor Street, Main Lobby/Foyer, front and back Service Foyers with Cloak Rooms, 7 full baths, 5 powder rooms; landscaped slate courtyard/patio, plus 2nd and 3rd floor terraces; 2 ½ car garage with keyed trash room.

The interior of the home was designed to complement the original exterior, and brings a classic traditional style evocative of the 1930’s and 1940’s into play, to integrate with the original design.

House has nine working fireplaces, with two of the original chimneys spanning four floors. There are several skylights, including an expansive fourth floor skylight over the main staircase with leaded glass in a “horse” design, crafted by David Condon of Colorsmith Studio. This was modified from a skylight design added to the house sometime in the early to mid 1900’s.

Finishes include hand-crafted rift-sawn white oak floors with brass inlays. Stone materials including many different granites, marbles, quartzite, and onyx from Europe and Asia. Several light fixtures from the period of the home were restored and installed, along with new custom fixtures. Fully-custom cabinets on all five floors utilized the services of four different cabinet companies from Kentucky, Indiana, Chicago and Italy. Millwork and walls were often crafted on-site, and feature many types of hand-tooled wood, including rift White Oak, Cherry, Maple, Alder and Anigre.
