Living in Style at 55+!

YOUNG AT HEART

Life Re-ImaginedOntario’s first 55+ resort lifestyle community is coming to The Village at St. Elizabeth Mills. Designed by renowned Forrec Ltd. and developed by ZEST Communities, the $800+ million redevelopment will set a new bar for the future of 55+ living.

A Whole New Way to Look at The ZEST YearsThe population at The Village at St. Elizabeth Mills is expected to surge to more than 3,000, with the goal of turning what’s a rather typical active living complex into a themed lifestyle community. That might sound like marketing jargon, but the plan really is to build the revamped community around a theme – a fictional storyline that provides a bit of fantasy. The plan is expected to take a decade or so to complete. The Village will be a work in progress that continually expands and grows to accommodate its burgeoning population, without any interruption for the existing residents.

A Theme Park Design Team Creating a Retirement CommunityPerhaps it’s fitting, then, that the company handling the master plan for The Village at St. Elizabeth Mills is better known for roller-coasters and waterslides rather than shuffleboard courts. Toronto-based Forrec Ltd. has designed theme parks around the world including Universal Studios Florida and Canada’s Wonderland. Their design for The Villages in central Florida, three themed retirement communities inspired by small-town

U.S.A., was perfectly aligned with ZEST’s vision for The Village at St. Elizabeth Mills.

The company will remake the retirement community into a pastoral mill town, complete with a spinning water wheel and old-time windmill, and carry the aesthetic throughout the development. Forrec says the theme will imbue St. Elizabeth with a sense of history, strengthen community ties and emphasize that the site is a real town – not merely a collection of homes.

The impressive Master Plan they have created enhances the site’s natural beauty - the ponds, the lush mature landscaping, the wide open spaces. The plan brings new excitement to The Village where one can dine, picnic, take in theatre, shop, enjoy live music, stroll along the boardwalk or the many paths and trails, and partake in hundreds of activities, clubs and groups.

What makes The Village at St. Elizabeth Mills different? Attitude. The infusion of fun at every turn. The opportunity to live in a community right out of a storybook – a Village that has it all!

What’s Next?Plans are currently underway for the launch of Upper Mill Pond, a smart collection of 100+

Meantime, the Village Square is being designed to accommodate numerous shops and restaurants as well as services and conveniences. The Square will be a beacon of activity within The Village – its design is fundamental to the theme. Reminiscent of small town Ontario, this eclectic collection of storefronts will provide a focal point for the community.

In keeping with the overall plan for the site’s re-development, the existing Garden Homes are presently in the process of being renovated. Read all about it on Page 4.

ZEST Communities is more than just a new name. ZEST is an attitude. It’s a philosophy. It’s a diff erent way to look at aging. ZEST’s vision is changing the 55+ lifestyle experience, integrating active, fun-infused living within a charming village atmosphere. In a ZEST community, people enjoy social, recreational and fi tness activities that are fun, promote healthy living and mental stimulation. We believe that the years ahead can be the ZEST-ful years… a second childhood perhaps. ZEST is committed to making that happen.

Conceived by Rob Baiocco and Tony DiFruscio, both accomplished entrepreneurs with decades of experience in property development, ZEST Communities signals a new wave of “retirement” living.

“One of the things that I am big on is the theme park experience,” says Tony, “I’m not talking about rides, but about Main Street Disney, or Universal Studios City Walk; those really neat gathering spaces… are cool places… and have features that make them a destination. This will be ZEST Communities’ brand; what will make a ZEST community a great choice.”

Rob echoes Tony’s sentiments, “We’re bringing a whole new philosophy to 55+ living. Our fi rst community, The Village at St. Elizabeth Mills in Hamilton, will set the bar for the future.” Live Life With ZEST!

WHO’S WHO

ZEST Communities has been busy renovating the existing Garden Homes at The Village. Every Garden Home is receiving a face lift inside and out.

The homes are being retrofi tted in a variety of architectural styles including Country Cottage, Farmhouse, Victorian and Empire. By using different materials, colours and design, The Village will have the appearance of developing naturally over time, creating an authentic, eclectic “Village” ambiance.

Inside, the homes are being completely remodeled with contemporary and convenient improvements. Revisions include larger master bathrooms, wider doorways, additional storage space, new kitchens

with stone countertops, contemporary cabinetry, new appliances and new fl ooring. Bathrooms are being outfi tted with new walk-in showers, vanities and fi xtures. All fl oors are being replaced throughout, as are the interior doors and trim. The addition of crown moulding is adding the designer touch, while new California ceilings, elegant hardwood fl oors, ceramic tile, and new carpeting where applicable, completes the reno.

Is 55 the new 40 and 70 the new 50? We think so! We’re defi nitely getting better! “Retirement” age is sliding way past 65 and while some people choose to continue to work, others are re-inventing themselves, discovering new careers, and passions while enjoying all life has to offer. Today’s baby boomers are healthier, more fi t, more active and more conscious of their mental acuity than any previous generation. Because of this, the old model of “retirement” is changing.

The Village at St. Elizabeth Mills offers the market activities that would never fl y in the 50’s. Zoomers on skateboards as golf carts whiz past neighbours out for a jog. Glamorous couples at wineries, galleries, casinos. Active, active, active – that is the key to living with ZEST!

LIVING WITH ZEST AT 55+

LIFE LEASE

HOME OWNERSHIP RE-IMAGINED

THE

SKY’STHE

LIMIT

Life Lease at The Village gives you

Why Market Value Life Leases are Great Alternatives to Freehold Ownership or RentingRather than the typical model, where residents live in a “retirement” community and pay a monthly fee for their room, meals and activities, a Market Value Life Lease Plan is a smart choice that allows you to retain equity in your home. According to CMHC, there are more than 300 Life Lease projects in Canada, over 140 in Ontario and they are becoming more popular all the time.

Under a Market Value Life Lease Plan, residents purchase a Life Lease interest in their home, at market value. This interest gives them exclusive use of their home and shared use of all common areas and facilities for as long as they wish. Residents or their estate may sell their Life Lease interest at anytime. As the market value of real estate increases, so does the value of the Life Lease interest. Therefore residents are able to protect their investment and earn a return similar to the equity growth in a single family home. Residents also have the opportunity to transfer their Life Lease interest to their heirs through their Will.

Here it is:A Life Lease Community is geared towards 55+A Life Lease community like The Village at St. Elizabeth Mills is exclusively designed for the 55+ market and typically offers amenities and programs of interest to that demographic. As well, homes are built to accommodate the unique needs of people at that stage in life. Homes are on a single floor with wider doorways; bathrooms feature walk-in showers with moulded seats and adjustable shower heads. The floorplans are generally designed to accommodate growing mobility issues so that residents can stay in their homes longer.

A Life Lease allows you to build equity and enjoy financial flexibilityWhen you purchase a Market Value Life Lease suite, you are buying the exclusive right to occupy the unit. You can, at any time, sell the unit to another qualified buyer at current market prices. As real estate values appreciate, your Life Lease appreciates too. When you sell your interest, you will receive whatever equity remains after a transfer and administrative fee (similar to a real estate commission). This allows you to protect your investment and earn a return similar to the equity growth in a home or condo. Sure beats throwing away money on rent every month!

Fearless and Fabulous…these ZEST-y folks are jumping from planes!

It’s a well known fact. People who challenge their brains, keep moving and maintain social connections reap benefi ts that go far beyond the enjoyment that comes from their active lifestyles.

At ZEST Communities, our goal is to counter the image of aging and portray a vibrant approach to all aspects of living.

Some ZEST-ers are taking it beyond a friendly game of Pickle Ball and Texas Hold’em! Ever thought about skydiving?

Imagine soaring through space at 174 feet per second – 120 mph.

“Life is short and getting shorter. Live it! To the brim! I guarantee you’ll never feel more alive than while plummeting free fall to earth at two miles a minute,” says Frank Kaiser, Senior Skydiver and prolifi c blogger on active living for zoomers.

According to a CTV News report (April 2014), many older Canadians are fi nding inspiration for post-retirement activities in shows like

“Senior Xtremers,” which profi les older people who participate in physically taxing activities such as kick-boxing, horseback riding, skydiving and drag-racing.

“In 2013, former Prime Minister Jean Chretien created some buzz when he tried his hand at kitesurfi ng. An online video of Chretien, who was 79 at the time, showed him catching some waves near Hatteras Island, N.C. and former U.S. President George H. W. Bush is somewhat of a skydiving afi cionado. The elder Bush jumped out of planes to mark his 75th, 80th and 85th birthdays.”

The bottom line is simple. Having fun, trying new things, living with energy and purpose is the way to go. The whole idea is to challenge the status quo and do things that take you out of your comfort zone into a whole new stratosphere of activity.
