SITUATION Shortlanesend is an expanding, well located village situated on the B3284 which runs between the City of Truro, the commercial and administrative centre of Cornwall, and the main A30 arterial trunk road. The village is mainly residential with the benefit of a general store and post office, primary school, public house and is on a main bus route into Truro. THE LAND The land comprises one field extending to 1.76 acres or thereabouts with road frontage to its western and southern boundaries and a single gated entrance off Ashley Road. The land is bounded on three sides by Ashley Road, Idless Lane and the lane to St Allen. The land is bounded by Cornish live growth hedges with mature trees. From the land there are attractive rural views. The land is classified as Grade III on the Land Classification Map for the area and has been used for grass production over recent years. The land is in need of farming and general improvement.

SERVICES: We understand there is currently no water supply connected to the field. The position of the land adjacent to residential properties suggests that mains water would be available for connection nearby if required and subject to the necessary rights and costs of connection with the relevant authorities. There is an electricity cable and pole mounted transformer in the hedge alongside Ashley Road. Interested applicants are advised to make their own enquiries and investigations prior to making an offer.

The sale contract will include an ‘Overage Clause’ whereby if planning consent for residential development is obtained on the land within 30 years, 40% of the enhanced value will be payable to the beneficiaries of the Estate.
