Marian Town Centre Mitre 10 Hardware Store Development Application; Application No. DA-
2013-194
Further to Development Application No. DA 2013-194, the Town Planning Report prepared by
Cardno HRP, Council’s Information Request on 28.06.2013 and subsequent discussions with
Tipalea and Construction Assignments, please find enclosed revised Architectural drawings
for submission and consideration in your assessment of the Application. Enclosed you will find
the following drawings by I2C:

In accordance with the recommendation put forward by Council in the Information Request
of 28.06.2013 and as agreed in the meeting between Scott Spanton and yourself on
02.10.2013, you are advised that drawings DA01 and DA02 have been amended to relocate
the store from the Central-Eastern pad site abutting the residential site, to the Central-
Southern pad site adjacent to the future childcare site. Please note that all other drawings
remain unchanged.
We consider that both DA01 and DA02 now address Council’s feedback and concerns, with
the addition of a 2m wide landscaping strip along the site frontage, containment of vehicle
manoeuvring within the site, and better positioning of bins, fire services equipment and the
bale press. The new location of the store also removes the issue of overshadowing to the
residential site, and alleviates any noise and odour concerns. We confirm that no vehicle
manoeuvring will take place within the trade area. We also consider that parking numbers
are sufficient based on cross-utilisation, the particulars of which are outlined in the IR
response previously provided by Cardno.
As per Scott Spanton’s discussions with yourself, and the meeting minutes from 02.10.2013, we
anticipate the inclusion of a consent condition requiring the location of the store to be
consistent with that shown on I2C’s drawing DA01 Issue D.
