Leonard P. Fernandes, Assistant Vice President & Manager of theMortgage Banking Department of First Hawaiian Bank, has 27 yearsof lending experience. His extensive market knowledge extends to allthe major Hawaiian Islands. He currently serves on the Board of theMortgage Bankers Association of Hawaii.

Comments: “As I read through every nomination I was trulyimpressed by the excellence of service demonstrated. The largevolume of nominations is a reflection of the high ethical standardsthat exist in the REALTOR® community of Hawaii. The comments weregenuine in their appreciation for services above and beyond the norm.

I also took note of the large number of REALTORS® who guided their clients through the lendingprocess, providing good advice on getting qualified and working in partnership with their lender.”

The seven Aloha ‘Aina Awards judges merit amajor “mahalo” for their time and dedication inevaluating a record number of 868submissions for award consideration, thenselecting 10 winners out of 436 nomineespresented in this special publication of theHonolulu Star-Advertiser.

Choosing 10 award winners required longdeliberation and serious consideration, but, inthe end, there was general agreement on thechoices.

The judging was “blind,” so the names andcompany affiliations of the nominees were notknown to the judges. Strict confidentiality wasmaintained.

The clients who turned in documentation oftheir experience with the REALTOR® theyplaced in nomination were asked to commenton the performance of the REALTOR® in fourcategories: Professional Expectations,Exceptional Service, Thorough Follow-Throughand Fair Dealings.

Excerpts from their comments, the originalsof which were generally very detailed andseveral hundred words in length, are includedwith the winners’ photos in the “Aloha ‘AinaREALTOR® Awards 2011 Winners Gallery"beginning on page 13.

Caroline Witherspoon is Senior Vice President of BeckerCommunications, a full-service marketing and public relations agency.Active in the community, she currently serves as communicationschairman for the boards of the Navy League of Honolulu and theHawaii chapter of Mothers Against Drunk Driving (MADD).

Comments: “Judging the Aloha ‘Aina REALTOR® Awards entries wasan eye-opening experience. The effort these REALTORS® go to inservicing their clients to their greatest ability is remarkable. I was trulyimpressed with the caliber of the nominees, and this year’s honoreesserve as wonderful role models for their peers."

Karen T. Kimura (R), GRI operates her own general brokerage,Karen T. Kimura, REALTOR®, and is a licensed agent since 1980. Shehas been named REALTOR® of the Year by the Honolulu Board ofREALTORS® and served as its president in 1993 as well as onnumerous committees. She is an active member of the board ofdirectors of the community organization, Malama Manoa.

Comments: “In a reflection of the economy during this past year,‘going above and beyond’ not only included traditional services by theREALTORS®, but also instances of helping with small loans to stave offforeclosure and counseling and comforting those who had to sell

family homes. In the case histories provided by the buyers and sellers these real estate agentsrepresented, there were instances of the agent actually recruiting family members to upgradea home to make it saleable, particularly when the seller was not up to it themselves. When areal estate agent steps in to upgrade a home, thereby expediting a sale and in some casespreventing foreclosure, not only the owner but the neighborhood benefits as well.”

Dana Chandler (R), ABR, ABRM, CIPS, CRB, CRS, ePRO, SRES is Broker InCharge of Hawaiian Island Homes. She has served on various REALTOR®committees over the years, is a past president of the Honolulu Board ofREALTORS® and is currently a member of the Board of Directors of the HawaiiAssociation of REALTORS®. She was the winner of the Hawaii Chapter of RealEstate Brokerage Managers 2009 Pinnacle Award and represents theProfessional Standards and Arbitration Committee of the Honolulu Board on theAloha ‘Aina Awards Committee.

Comments: “In order to become eligible for the ‘Aloha ‘Aina Awards program, the nominees must adhere to the highest standards of the profession and be

free of any violation of the REALTOR® Code of Ethics. Every member of the Honolulu Board of REALTORS®pledges to adhere to and uphold the Code at the end of their orientation. As a profession, real estate isone of the most scrupulous in monitoring the practice of its members. The Aloha ‘Aina Award winners haveall demonstrated the highest integrity and we are proud to present them as model members of ourindustry. The overwhelming number of Award nominations this year underscores the importance ourREALTORS® attach to abiding by our Code of Ethics."

Colleen M. Chun (R), CRB, CRS, GRI, Senior Partner with Island, REALTORS®,is Past President of the Hawaii Aloha Chapter of CRS, which named her “CRSof the Year” in 2007. The Certified Residential Specialist (CRS) designation, thehighest professional designation awarded to REALTORS® in the residential salesfield, is held by fewer than 3 percent of all REALTORS®. She is currently the“Chapter with a Heart” Chair and will serve as its Co-Chair again next year. Chunalso holds the CRB (Certified Real Estate Brokerage Manager) and GRI(Graduate REALTOR® Institute) designations and is the 2011 and 2012Treasurer of the Hawaii CRB Chapter. She served on the Honolulu Board ofREALTORS® Grievance Committee for 7 years.

Comments: “Each year the number of candidates for the Aloha ‘Aina Awards increases and so doesthe caliber of these professionals. It certainly makes me proud to be a REALTOR® when I read thecomments submitted by members of the general public about the excellent service they received fromtheir REALTORS®!

J. David Kennedy, Honolulu Star-Advertiser Senior Vice President ofMarketing, is a 30-year veteran of the newspaper business. His experience andexpertise in print media have taken him to communities across the U.S. and toGuam. He joined the Hawaii Newspaper Agency in 1999 as Retail Ad Directorfor The Honolulu Advertiser and the Honolulu Star-Bulletin. In 2002, after theacquisition of the Honolulu Star-Bulletin by David Black, he helped establish theHonolulu Star-Advertiser. He serves on the boards of the March of Dimes andthe Retail Merchants of Hawaii and is a member of the Ala Moana Rotary.

Comments: “The increased number of submissions for Aloha ‘Aina Awardrecognition we received this year confirms that high quality service is

consistently provided by our REALTORS®. The clients they’ve served clearly recognize and appreciatethe commitment these professionals made to ensure their real estate goals were achieved. Choosing 10winners from the 436 nominees who made it to the ‘semifinals’ was a responsibility all seven of us tookvery seriously. We were impressed, not only by the ‘above and beyond’ aspect of the service describedin the case histories provided by clients, but also by the bonds that were developed in the course of thetransactions. The Honolulu Board of REALTORS® has good reason to be proud of its members.”

John Harris (R), CRB, CRS is the Broker/Owner of RE/MAX Honolulu. Hewas 2010 President of the Hawaii Chapter of the Council of Real EstateBrokerage Managers, a not-for-profit affiliate of the National Association ofREALTORS® and the premier industry organization for managers, brokers andowners. In 1998 he was an Aloha ‘Aina REALTOR® Award winner, and in 2000he was named one of Hawaii’s Top Young Businesspeople in the PacificBusiness News “40 Under 40” feature.

Comments: “Serving as an Aloha ‘Aina judge for the second consecutiveyear was both an honor and a privilege. It was quite inspiring to see, on a veryintimate basis, how many lives were touched by our REALTOR® nominees. My

pride in our industry’s professionalism and outstanding practitioners was made even stronger throughthis rewarding experience.”

Page 11: 2011 Aloha Aina Awards

However, first-time buyers and sellersare not always fully aware of how workingwith a licensed real estate professional willbenefit them. Typically, people embarkingon their first real estate venture will ask,“Just what does a REALTOR® do to earntheir commission on a sale?” — and it’s afair question. Of course, a list of the basicservices provided is easily obtained, butthere’s more to it than that. What is usuallyin question is the amount and quality ofservice they can expect from theREALTOR® they decide to work with. Theanswer is, in most cases: “Whatever it takesto accomplish a fair and successfultransaction for the client.” Unlike otherregulated, licensed professions such as law, medicine and accountancy, there are nohourly rates involved. The real estateprofessional is remunerated only at theconclusion of the transaction, or not at all

if the transaction is cancelled.Generally finding the right home for a

client, or marketing their existing home, involves a huge investment of time andsometimes money as well. Anyone whonumbers REALTORS® among theirpersonal friends, knows they are rarelyavailable for social events on Sundayafternoons — a time reserved for hostingopen houses or driving clients aroundneighborhoods to try to find that “dreamhome.” Should a home not sell as quicklyas the client might wish, REALTORS®often go beyond “staging” the home so itlooks its best. Real case histories of howREALTORS® have extended themselves tomarket a home, even investing their ownmoney in enhancements or to ensure theirclient gets the home of their choice, can bereviewed in the showcase of this year’sAloha ‘Aina REALTOR® Award winners

on pages 13-15. Real estate is very much a “people

business.” Many REALTORS®also dedicate their personaltime, energy and funds tocharities and programs thatbenefit the community —everything from participatingin the “Race for the Cure” tobuilding houses for “Habitat forHumanity” to supporting the artswith programs such as “REALTORS®for Opera,” and, of course, involvement in numerous charities andactivities geared to helping those inneed during the holiday season. Clientsalso benefit from the aloha REALTORS®earn through their contributions to thecommunity.

Among the many services REALTORS®provide to their clients, one is pivotal andpriceless — the expertise acquired boththrough education and experience thatenables them to protect their clients’interests from the inception to theconclusion of the real propertytransaction. Whether the property value is$100,000 or $1 million, a REALTOR®’sguidance through the complexities and

legal ramifications of the transaction isessential, particularly today with manynew laws and regulations affectingfinancing and real property. The PurchaseContract, the basic instrument of a realproperty transaction, is now 12 pages withmore than 80 provisions. Mistakes andmisinterpretations can be costly and evenresult in litigation. A professionalREALTOR® is trained to spot any possiblepitfalls that could derail the transaction orprove damaging to their client.

When working with a REALTOR®, youare working with a professional whovoluntarily agrees to abide by the NationalAssociation of REALTORS® Code ofEthics, which states in part:

“In recognition and appreciation oftheir obligations to clients, customers, thepublic, and each other, REALTORS®continuously strive to become and remaininformed on issues affecting real estateand, as knowledgeable professionals, theywillingly share the fruit of their experienceand study with others.

“The term REALTOR® has come toconnote competency, fairness and highintegrity resulting from adherence to alofty ideal of moral conduct in businessrelations. No inducement of profit and noinstruction from clients ever can justify

departure from this ideal.”To be sure your agent is a

He also commented that, as anattorney, Yvonne has extra insight into allphases of the transaction. “We were happywith her recommendations for an insuranceagent and home loan broker. Every personshe recommended is as professional andhonest as she has been.”A Florida resident facing foreclosure on a

property in Hawaii credits Yvonne forsuccessful negotiations with the bank andsale of the property to a new owner whiledealing with a difficult tenant as well. “I am convinced that the purchase of our

beach property in Kailua would not haveoccurred without Yvonne’s real estate

knowledge and people skills,” said anotherCalifornia buyer. Though they had purchasedsix homes over the years, they noted this wastheir most challenging transaction. “Yvonne isthe brightest, most diligent real estate agentwe have ever worked with,” they said.A buyer who was losing hope of ever finding

a home, said, “We decided to go with Yvonneand put in an offer on a short sale. Her followup was great and we managed to get throughseveral foreclosure dates. Even when theywould not postpone, she wouldn’t take no foran answer and kept making calls and writingletters. Without her diligence, we would havelost this home that we purchased at a goodprice.”

Sellers represented by Susan Borochovwere convinced that their property would nothave sold had it not been for her personalefforts and superior market knowledge.“Susan’s tireless attention to detail revealedan unexpected non-compliance in astructural portion of the property,” one sellernoted. “She spent countless hours obtaininga general contractor, carpenter, plumber, electrician and painter to make it all right. She staged the home and held an openhouse almost every weekend until theproperty sold.” They added that they neverfelt desperate due to Susan’s “engagingstyle and manner, honesty, integrity andsuperior service,” and that she demonstrated

“amazing grace and compassion” at a timethat was particularly tough for the family.Another seller who thought their house

was a “loser” and a “tough sell” relied onSusan to keep them focused on the positiveaspects of the property and to correctdefects. “Before advertising the house, shemade sure it was ready,” they said. “She hasa keen sense of what buyers respond to. Shehad every kind of contractor on her smartphone and then set about forming teams toprepare the house for sale. She had anengineer assess the soundness of thefootings of the house and rock walls. Hisreassuring report was made available topotential buyers. She carried in heavy loads

of staging material and transformed theloser into a definite contender.” Amongexamples of Susan’s exceptional servicewas refinishing weathered milo wood postsat her own expense before scheduling andsupervising photography. “More remarkablethan a professional following up on bigthings, is someone who takes care of littlethings. Susan provided us with a bindercontaining all the sale documentation. Sheeven provided an envelope for filing nextyear’s taxes, transferred utilities to the newhouse, and sent the encroachmentagreement to the neighbor. Susan clearlyattends to every detail.”

A seller client of Chelsey Flanagan praisedher efficiency in creating a timeline for theentire transaction and keeping them advisedon what to expect from start to finish. Shealso provided an estimate of closing costsand net profit spreadsheet unique to thetransaction. “She literally left me nothing toworry about and was always 100 percentethical. Her follow-up was above andbeyond,” the client said.A first-time homebuyer on a budget credits

Chelsey’s persistence and flexibility for

finding them the perfect home despitedifficult time and financial constraints. “Mybudget matched most condo prices, but Idesired a single-family home,” the buyer said.“I only had one and a half weeks to geteverything in line before heading out to seafor a month cruise. I would be home for oneweek, then at sea again for another month.Chelsey met me in the evenings and set upopportunities to meet with loan officers. Theproperty I ended up purchasing was one thatshe found after only one day on the market.

I was able to get my bid in and get my offeraccepted before I left again.” The successfulbuyer noted that the property was a uniquehillside home, for which Chelsey pulled allneeded building permits in a short time. Theysaid they would have been impressed withher performance under any circumstances, but particularly since she managed to turnover the keys literally hours before givingbirth to her first child.

A first-time homebuyer expressed her appre-ciation of Sharon Keating’s patience in guid-ing her through an unfamiliar process. “Shealways encouraged me to ask questions andmade sure I understood what was happening. She truly wanted me to find the perfect placeand never rushed me to make a purchase. Shemade my first buying experience both memo-rable and enjoyable. And she continues to fol-low up with me to make sure I am happy in mynew home.”

As a seller’s agent, Sharon provided herclient with guidance that resulted in sellingwhat they thought was a tear-down for close

to its assessed value. “At our first meeting, shepresented us with a detailed listing of compa-rable properties that had sold in the last 12months and current active listings,” they said.“She created and posted a video that revealednot only the run-down condition of the prop-erty but also its possibilities. We had multipleoffers and counter offers, and the house soldin two months.”

A condo owner, whose property had been onthe market for over five months without any ac-tivity, describes meeting Sharon as “a breathof fresh air.” Before the listing contract wassigned, Sharon previewed the vacant condo

and suggested repairs. “After I signed the con-tract, Sharon had her crew clean and shineeverything and added her own personal stag-ing touches. The condo looked amazing andsold within one week of being back on themarket and for nearly list price!”

Another client was impressed with Sharon’semphasis on making sure they knew what toexpect in selling the home and what to expectfrom her. “She followed up on conversationswith email summarizing phone calls. Shebrought in a plumber and a landscaper beforeputting the house on the market. She priced it‘just right’ and we received multiple offers.”

“The word ‘exceptional’ does not even beginto describe the service provided by David Kucic”is a sentiment shared by his many militaryclients. Dealing with time differences, distancesand tight schedules has proved to be no obsta-cle for David in achieving the goals of both buy-ers and sellers.

“Dave has vast knowledge of the entire islandof Oahu, which I learned after asking for show-ings from Ko Olina to Waikiki. He understandsthe essence of the neighborhoods and thelifestyles they would fit. He is available literallynight and day and never took more than an hourto return a call. While I was in Iraq, Davechecked out properties and took photos which

he emailed. He also took videos and uploadedthem to YouTube. I trusted Dave so much that Iput in an offer on a condo I had never been in.Most agents follow through to closing, but Davestill sends me updates on sold properties in mybuilding and keeps tabs on the market. I have atleast five friends who have used Dave, andeveryone has been as thankful to him as I have.”

A military family who had purchased a homewhile stationed in Hawaii found themselves fac-ing a short sale. They turned the problem prop-erty over to David who was able to conclude asuccessful sale before the client’s transfer. “Weare forever thankful for his enormous efforts andgreat work,” they said.

A military pilot stationed in Korea was unsureabout where he would live when notified of atransfer to Hawaii, but a referral to David led toa successful purchase of the family’s first home.“First he is retired military, so his knowledge andprofessionalism when dealing with the militarybuyer is second to none. Without his knowledgeof the local area, VA benefits and the buyingprocess, I never would have been able to han-dle the purchase being out of the country. WhenI arrived at the airport with my family, he wasthere waiting with his ohana and the spirit ofaloha that only a true Island representativecould produce. David and his wife not only wereour agents, but quickly became our friends.”

“Denise is a fantastic REALTOR® who helpedus achieve our dream of becoming homeowners in Hawaii. She exemplifies all that thereal estate profession strives for,” said a buyerclient. “Denise got to know our family, even ourpets, and made it a point to understand whatwe were looking for. She was always positiveand put us in touch with a banker who alsounderstood our family’s needs and got us a VAmortgage. They expanded our search beyondsingle family homes to condominiums so wewere able to find housing options within ourbudget. In the end, we bought a condo acrossfrom our children’s school and within walkingdistance of our workplace.”

A seller who avoided foreclosure with

Denise’s assistance described her as “not onlya highly skilled professional, but also acompassionate human being.” The client’scondo was about to be auctioned, when Deniseprovided a plan to avoid foreclosure and tookover dealings with the lender and law firm.“Denise made calculations and determined mycondo could sell very quickly if priced right.Time was of the essence for the auction wasweeks away. Her vast knowledge of the localmarket enabled her to quickly assess theproperty’s value and determine an attractiveasking price. Indeed, there was a buyer with aviable offer within hours of the listing beingposted. She also made a counter offer withterms that expedited the escrow process. Her

knowledge of the workings of the financecompanies enabled her to get through to theright people. She was persistent and finally gotthe lender to stay the foreclosure. She alsoattempted to contact the attorney assigned tothe foreclosure but could not reach him. On thedate of the auction, Denise went to thecourthouse, tracked down the attorney andpresented documentation indicating the stay ofthe foreclosure. The auction was only thenaverted and the property sold for Denise’sasking price. Her intervention brought about apositive conclusion to what could have been ahorrendous experience. Denise saved myfinancial life.”Denise Miyahira

A real estate developer represented by LynnPlantz in the family’s first purchase in Hawaii notedthat he knew from experience how important it is towork with the best agents to achieve success. “Afterrelocating back to Hawaii in March, my wife and Ibegan interviewing agents for a home purchase, which became even more important when wediscovered we were expecting our first child inJune,” he said. “When we met with Lynn, we wereso impressed with her desire to understand ourgoals and challenges that we teamed with her rightaway. She immediately began canvassing themarket, and in two days found a beautiful home inKailua just reduced in price. The next day we

presented an offer and a few days later were incontract. The process flow and system in whichLynn communicated were remarkably efficient. Inthe due diligence period, Lynn uncovered anelectrical easement that the seller had notdisclosed. She resolved the problem with the resultthat the purchase price was reduced by anadditional $10,000. Lynn’s aloha for our family waseven more evident when she volunteered to carryand feed our new baby during our two-hour loanand escrow document signing. We are extremelygrateful for Lynn’s selflessness, talents and passionin helping us realize our dream of homeownershipin Hawaii.”

A client preparing to sell an older family homenoted that Lynn provided expert advice andassistance in getting the home ready for marketing.“Lynn used her decorating talent and helped usselect interior and exterior painting schemes. Shecontacted contractors to do repairs at costs withinour budget. She provided open house postcards ather expense and hosted 40 plus groups that camethrough. By the following day, we had multipleoffers, four over the list price. While it is never easyto part with one’s family home after the death ofparents, Lynn’s professionalism made the sale lessstressful and at a price above our expectations. Ivalue her as an exemplary REALTOR® and friend.”

A buyer client summarized Larry’s exceptionalservice as “complexity simplified by communication, communication, communication.” The family wasplanning a move to Hawaii after living in Asia for 11years and Larry was able to successfully coordinatelegal matters between two countries, as well asexplain, translate and sign documents while the clientwas overseas, and create a special computerprogram. The result was a seamless transaction, withthe client obtaining a home in their neighborhood ofchoice.

Another buyer was impressed with Larry’s detailedresearch into properties being considered. Hereviewed documents to discover repairs that would

eventually involve a levy on homeowners in theassociation, an amount the buyer could not absorb.“When we finally found the home I wanted, Larry tooktime to investigate aspects we don’t always thinkabout — the attic, grounds, plumbing, recent repairs, maintenance and potential expenses. Board minutesdo not share verbal complaints about noisyneighbors, so Larry went out to the property at allhours and shared his findings with me as a finalconsideration prior to concluding the purchase. Hereminded me about first-time owner incentives andmade sure I completed forms to ensure I’d get thetax advantage. When interest rates or regulationschanged or government incentives became available,

Larry was in contact. He handled every aspect of mypersonal investment in a home as if it were his own.”

Saito also demonstrated expertise in handlingtransactions involving 1031 Exchanges. “Everythingwent very smoothly for both the buyer and the seller,”the client said. “He listened carefully to what our basicrequirements were and fulfilled all of them and thensome. He was very involved in securing ourreplacement property and followed up with all partiesto the transaction. He gave us comparables on allproperties and negotiated a fair price for buyer andseller. Larry is the fairest REALTOR® I ever met! Wewould most definitely work with him again and referhim to our friends.”

“I first met Yukiko Sato in 2008 at an open housein my Manoa neighborhood. I was struck with hersincere and friendly manner. I briefly explained mycircumstances to her at that time and she listenedvery intently and somehow I knew we had made thestart of a very important connection,” said a clientfaced with the responsibility of selling the familyhome of 50 years. Yukiko provided valuable guidancein preparing the home for sale and escorted the clientto open houses in the neighborhood as a basis forstaging and pricing her home. She also assisted in

packing up household items and holding an estatesale. When a title search showed a rock wallencroachment on a neighbor’s property she arrangedfor an attorney to draw up necessary documentation, making it a non-issue in the sale. When the ownerreturned to the Mainland, Yukiko listed the home onthe MLS, which generated three requests for privateshowings, two of which led to offers, one beingaccepted. “We closed right on schedule andeverything went seamlessly,” the seller said. “Myfriends and family were all amazed as we know how

difficult home sales are in these tough economictimes.”

“Yukiko was exceptional in every way. She was hardworking, thorough, professional and always cheerfuldespite a difficult market and selling situation,”commented another seller client. “She exceeded ourexpectations with her attention to detail and timelyand efficient service. She always kept us informed, never missed an appointment or showing, and wasmore than fair in all her dealings. I told her after thesale that she is my ‘REALTOR® for life.’”

Spotting a familiar name as listing REALTOR® ona yard sign was the starting point on the path tohomeownership for a buyer, who noted that he is“the first in my family to buy a house of my own.” “Itall started when I saw a sign in front of a house withLynn Wilkinson’s name on it. Lynn is a friend of mymother, and I’ve known her as ‘Auntie Lynn.’ My wifeand I called and we are glad we did.” Lynn was able

to find them a house they liked and couldafford. However, just before closing, the buyercontacted Lynn and said he was getting “cold

feet.” “Lynn remained calm. She gave us the optionsand said to sleep on it. The next day we were feelingpositive again and we bought the house. We areremodeling it and so happy to have a family homeat an affordable price, which we never dreamedcould come true.” Lynn also helped the client getbuilding permits, personally covered the cost of yardwork, and presented them with a new mail boxalong with the house keys.

Another couple on a budget reports, “We had adream to buy a house and our friend told us about

REALTOR® Lynn Wilkinson. We could afford only alow price and most of the houses we looked at werefalling down or too small. Lynn found a threebedroom house, which was a foreclosure and in badshape, but the price was good. When we told Lynnwe really wanted it she provided information abouta repair loan. We got our keys as a Christmaspresent, and now our house is like new.”
