We are thrilled that you are here to experience a Homearama event un-like any before it. This year’s event is a showcase of 21 unique homes in Louisville. You’ll find that these homes are filled with hi-tech amenities to match our “plugged-in” lifestyles, floor plans with great attention paid to making the most of each space, and outdoor features that offer privacy and an oasis for relaxation and fun despite the smaller lot sizes. The Norton Commons neighborhood of-

Welcome to Homearama 2011 at Norton Com-mons. We are very excited to offer to you the larg-est showcase of Homearama homes on one site in the 44 year history of the event this year. These 21 distinct homes have been carefully designed and built by 23 of our Registered Builder and Associate Builder/Remodeler members of the Home Builders Association of Louisville. The homes are diverse and represent architectural styling reminiscent of pre-1925 Louisville neighborhoods, but are filled with the modern amenities and products that you expect in a new home of the 21st Century. As much

a part of the Homearama experience this year is the neighborhood in which these homes are located. Norton Commons is a Traditional Neighborhood Design which follows the new urbanism movement. It’s a walkable neighbor-hood featuring parks, shops, restaurants, and schools right at the front door of residents. One unique feature of this year’s site is the proximity of these homes to the downtown section of the neighborhood and the Oval Park, which is filled with open green space and walking trails. These are docu-mented amenities that are desirable to buyers today – just as much as the interior features of homes. We invite you to stroll through the neighborhood and parks to enjoy the amenities while you are here to visit the Homearama site. We think you’ll agree with us when we say, “There’s nothing common about it,” when referring to Homearama 2011 at Norton Commons. Checklist for Hiring a Registered Builder or Registered RemodelorIt’s also important that you become familiar with the business of a prospec-

tive remodeler or builder and that his or her experience relates to your indi-

vidual project. You might find it helpful to use this checklist when choosing a

Registered Remodelor or Builder member of the Home Builders Association

of Louisville.

q Check to be sure that you’re talking to a Registered Remodelor or Builder.

q Check to be sure the remodelor or builder has a permanent business location and a good reputation with local banks and suppliers.

q Ask how long they have been in the remodeling or building business. You want to be sure they’ll be around after the project is complete to service warranties and to address issues that could develop. It usually takes three to five years to establish a financially sound business.

q Check with the Better Business Bureau to learn of any complaints.

q Inquire whether the remodeler or builder has sufficient workers’ compensation and general liability insurance. If not, you may be liable for any construction- or remodeling-related accidents on your premises. It’s a good idea to ask for proof of insurance.

q Check references.

q Check for quality of workmanship and materials of previous projects.

q Be sure you are able to easily communicate with the person.

q Ask for a complete and clearly written contract. Review it carefully.

q Be cautious of unusually low-priced bids. If the remodelor or builder is unable to pay for materials and labor as the project proceeds, there could be potential problems.

q Look for these logos:

When considering building a new home or remodeling an existing home, it’s critical to select the right individual or company for your individual proj-ect. It is a decision that will help determine the quality and cost of your re-model or new construction. The Home Builders Association of Louisville (HBAL) has Registered Remodelor and Registered Builder members who:

• Are informed about new products.

• Are linked to a network of industry professionals on the local, state and national level.

• Have a commitment to continuing education.

• Have the ability to address special building issues/techniques.

• Have access to a conciliation process should problems arise that cannot be easily resolved.

• Have experience in the home or commercial construction profession for a specified period of time.

• Have demonstrated financial and on-site responsibilities.

• Are a full-time professional who derives his or her principal income from construction, remodeling or related real estate activities.

• Have submitted the names of previous customers as references

• Have Registered Remodeler or Builder sponsors with personal knowledge of their remodeling/construction activities and business integrity.

• Must have acceptable credit history.

• Appear before a committee of Registered Builders for a personal interview.

• Must agree to take part in continuing education.

• Must agree to abide by the Code of Ethics of the HBAL.

Addie’s playhouseHomearama has always been about dream homes, but this year’s event will showcase the ultimate dream playhouse of a little five-year-old girl. Built around her needs and unique style, the playhouse will highlight the philanthropic efforts of the Building Industry Chari-table Foundation (BICF) and its partnership with Kosair Charities and YouthBuild Louisville. BICF oversaw the building of a playhouse that will most certainly add a heartwarming element to Homearama 2011. This is the first public project of BICF. Kosair Charities selected the playhouse re-cipient earlier this spring and provided the funding available to pur-chase building supplies. BICF enlisted the help of YouthBuild Louis-ville to construct the home under guidance of HBAL Vice President Rob Eberenz, Jr.. Designer Liz Wilson, Liz at Home, offered her expertise in designing the playhouse and worked closely with the girl and her parents on decorating it.

“I think what this does is gain awareness of HBAL as a charitable organization while also helping a child in need. At the same time, it’s a great

example of kids helping kids.”- Davis Boland

The 8 x 12 foot structure includes a reading space, kitchen and lounging area to watch TV. Although the young playhouse owner was involved in specific aspects of the design, she won’t see the final product until it’s unveiled at Homearama. The playhouse will be on display for the duration of Homearama. Eberenz commented on the project. “This has been a fantastic op-portunity for HBAL to partner with YouthBuild Louisville in a new way. There are approximately 20-30 young men involved in Youth-

Build Louisville. Our goal for this particular project is to really focus on the mentoring. At each stage of the building process, we’re intro-ducing them to people with expertise in different aspects of building. When it’s time to do the electric, we’ll bring in an electrician who can give them some input on what it takes to become an electrician. So, we’re not just showing them how to build, but we’re mentoring them and providing encouragement along the way as well,” he explained. BICF Chair Davis Boland commented on the project. “I think what this does is gain awareness of HBAL as a charitable organization while also helping a child in need. At the same time, it’s a great example of kids helping kids. The students in YouthBuild Louisville will more than likely be excited about being part of a project that benefits a child. In addition, it helps promote home building to the next generation of builders, who have the potential to someday be in a position to help oth-ers. I think everyone benefits in the long run. And, we’re very thankful to have Kosair Charities involved in this project,” he said. “Kosair has been very helpful to us as a foundation by offering us advice. Through their example, we’ve realized the importance of establishing a financial base so that we can do more good in the community. If you are a good steward of the funds you raise, you’re better able to help more people in the long run,” Boland added.

The Jefferson County Public School system has an option agreement with Norton Commons for an elementary school site on land to be donated by Norton Commons. The JCPS Board of Education will need to take action to fund the school in order for it to be built. The proposed school has been included in the Board of Education’s facili-ties plan that is required by the state of Kentucky. It is anticipated that no new schools will be approved by the Board of Education until the new student assignment plan is approved. JCPS and the YMCA have been considering a joint use of the site that could be advantageous to both organizations. The joint use would offer unique opportunities for health, education and exercise for both organizations. Saint Mary Academy, a school that serves preschool through eighth grade students, is a regionalization of Saint Bernadette/Mother of Good Counsel in Louisville and Immaculate Conception Parish School in LaGrange, Kentucky. The mission of the academy is to educate stu-dents spiritually, academically, emotionally and socially. Differentiated learning styles in classrooms enable each student to learn.
