Insider Hints for Design on a Budget Spend lazy Saturday

Well-designed rooms

don’t always have to come with a

huge price tag; in fact, designing on a

budget may be easier than you think. Many

times, by changing small elements, you can give a room an entirely

new personality. Sometimes adding a few colorful pillows or picking

up a paintbrush is all you need to do to make your room look like

something out of the pages of a magazine.

One of the most common fixes for a boring room is color. “Color is

easy to do and inexpensive,” says Kathy Browning, owner of Design

Consultants, a design firm in Virginia Beach, Va.

Updating the color of just one wall in any room will give it

an entirely new feel. Painting, when approached correctly, can be an

enjoyable experience with instant rewards. Lauren Warnock, vice

president director of design at Mary Cook Associates, an interior

design firm based in Chicago, reminds home owners that warmer

colors can make a room feel cozier and more inviting. Cooler colors

like grey or “stark white,” on the other hand, may give a room a more

industrial feeling. “Light airy colors open up a space, while deep,

darker colors can make a room appear smaller,” Warnock says.

For the style-conscious, earthy tones such as ambers, browns,

and rust are currently popular. “Using modern glamour hues such as

white and black with a punch of a teal, coral or chartreuse color is very

hot as well,” says Warnock.

Connie Edwards, director of design for Shenandoah

Cabinetry, has her own advice when it comes to color, particularly if

you are looking at the kitchen. “You can never go wrong with neutrals,

but color is hot now,” Edwards says. “Not necessarily vibrant colors —

although for the right space, they can be fabulous — but think along

the lines of buttery yellows, soft sage greens and nearly neutral blues.”

Adding accents to pieces you already own can also make a

large difference. For instance, if your couch is not as exciting as it once

was, try throwing a few fun accent pillows on it. Remember, throws

and cushions, when selected as accents, can really bring new life to a

tired piece of furniture. “The use of pillows, throws and draperies in

living spaces enhances a room in many ways,” Warnock says. Fabrics

also can add beautiful softness to a room and allow additional patterns

and textures to be brought into a room.

Another budget-friendly change is to rotate the artwork in

a room. Using the same frames but changing the images can easily

create a new theme or mood, and combining several different frames

in different finishes and sizes can achieve different looks.

Often overlooked but strikingly effective, updated lighting

can work wonders. “Lighting will dramatically change the mood of a

room,” Warnock says. Try installing a new fixture or simply swapping

out the shades on current fixtures. Installing dimmer switches can also

make for an interesting change.

Kate Brennan, vice president of new business development

at Mary Cook, offers some advice for ready do-it-yourselfers. “Get

excited about the transformation that will occur — usually people

become more inspired to continue updating their homes.” Brennan

says. “Take your project one step at a time and follow your gut.”

I first came to Montana in 1990 to work in the Bob Marshall

as a wilderness ranger. I spent four summer seasons in the “Bob”

while working on my Environmental Science degree during the off

seasons. Immediately after I received my degree I volunteered for

the United States Peace Corps serving in Jamaica from 1994-1996.

When I came back to the U.S. I moved to Missoula to develop a

career. After working as a fisheries field scientist and moonlighting

in construction I switched to construction full time in 2001. Over

my years in construction in Missoula I have developed long lasting

relationships through a team approach with the best in the field.

I approach my projects with a keen sense of the connection

between construction and the environment. With my experiences

in college, fisheries, wilderness and the Peace Corps I have

developed a deep understanding of the interrelationship between

construction and the environment. As a direct result of these

observations I pursue ways in which I can reduce the impact

construction has on the environment which includes a thoughtful

construction process as well as creating a structure that will be

energy efficient and long lasting. As a natural extension of this

commitment I am an Energy Star Partner, a member of the

Sustainable Business Council and a Certified Green Professional

with the NAHB.

Maximizing the return for your money is my goal while

making sure that the environmental impact is minimal throughout

construction and the life of your project. I look forward to

discussing how I can help you achieve your construction dream

According the U.S. Census Bureau, homeowner do-it-yourself (DIY) projects account for 20 percent of all home remodeling performed

nationwide. While there are a substantial number of weekend warriors out there, remodeling industry professionals report that between 25 and

30 percent of their work comes from fixing DIY debacles. Some credit the desire among homeowners to tackle repair and remodeling projects

to hit television show’s like ABC’s “Extreme Home Makeover” and the Discovery Channel’s “Monster House.” The introduction of cable channels

with programming dedicated to all things home including HGTV and the DIY Network may inspire homeowners to take on home fixes and

decorating challenges as well. While most professional remodelers understand that homeowners will do some of their own home repairs or

small renovations, overwhelmingly they believe that many jobs should be left to the pros.

“The rule of thumb that I always live by is that if a handyman service in your area can do the project, then odds are that a good do-it-

yourselfer can do it themselves,” says Bob Birner, CGR, CGB of Amazing Siding Corp. in Houston, Texas. “If they don’t do it, then that’s a good

sign that you need a professional.” Birner adds, “Remodelers wouldn’t perform open-heart surgery on a loved one without medical expertise.

Remodeling is open-heart surgery for the home—only professionals should attempt it.”

Still think you can tackle a big remodeling project? Bob Van Cleef, CGR, CGB, GMB, owner of Yankee Housewrights in Jamestown, R.I.

cautions all motivated DIYers. “A homeowner should look at a project, consider the worst case scenario and ask, ‘If it comes to this, will I know

how to fix it?’” says Van Cleef. Van Cleef and other professionals admit that when it comes to repairs and remodeling their own homes they

hire professionals to do it. “I have been in construction my whole life and I still hire a pro to do work

at our house, because there are certain things even I wouldn’t touch such as electrical, plumbing and

framing,”

Advice for Do-it-YourselfersThere are some home projects that professional remodelers believe can be tackled by determined

DIYers (depending on skill level) such as hanging pictures, interior painting, caulking, changing door

knobs and cabinet pulls, and some aesthetic work such as installing crown molding.

If you are willing to put the time and energy into a do-it-yourself home remodel, Barbara Rose

Peck, co-owner of S.N. Peck Building, Inc. and Case Handyman Services of Chicago advises:

surfaces and furniture.

Consumers are cautioned not to take on more than they are capable of doing both in terms of

time and skill. “The biggest mistake the weekend handyman makes is to take on a project larger than

he can handle in a reasonable amount of time,” says Douglas Nelson, CR, CGR of New Spaces in

Burnsville, Minn. “I have talked with people who have been remodeling their kitchen for more than

two years.”

Remember, DIY projects should be fun and suit your skill level. If they’re not, then consider

need to be replaced, give it a tune-up and take care

of any minor repairs or leaks to improve efficiency,

and make sure your pipes and ducts are insulated.

High Performance WindowsConsider replacing single-pane windows.

Double-pane windows with high performance

glass (e.g., low emissivity or “low-e” glass) that are

gas-filled perform much better and help reduce

heat loss in the winter and heat gain in summer.

Low-E coatings used to add about $1 per square

foot of glazing, however, in most climates this

has become the standard. Low-E coatings save

energy in most U.S. climates. In a simulation of

a home located in Boston, low-E coating saved

$103 per year. Interior storm windows provide a

compromise by increasing energy efficiency while

maintaining exterior aesthetics at a significant

cost savings over window replacement.

What Are They and Why Should I Know? For years, while consumers muddled over the necessity for

energy-efficient building systems, there was a sleeping giant in the

building industry. With skyrocketing heating fuel prices and associated

movements to conserve the same, the giant is awake. Structural insulated

panels – SIPs – are coming into their own and causing some who knew

nothing more than conventional stick-framing to give the alternative

building method a look. But guess what? Tamarack Construction

Company has been using SIPs to construct energy efficient homes in the

Northwest for over 17 years. But what are they?

  SIPs - Structural Insulated Panels - are wall and roof systems that

provide an exterior & interior sheathing of oriented strand board (OSB),

and an insulating foam core all in one product. With the elimination

of studs, so goes the loss of heat from having wood – a poor insulator

– every 16 inches. Studies show the “thermal break” of wood studs can

account for as much as 40 percent of a home’s heat loss, but in a SIP wall,

the R-value is continuous across the entire plane of the wall with little-to-

no breaks. In an R-value battle between panels and stick frame, SIPs win.

Speed of install is also a biggie. Panel systems install twice as fast as

stick framing, reducing labor costs. With SIP structural projects, much

of the job is pre-cut at the manufacturer. Openings for windows and

doors are cut out before panels get to the site – and wall sections up to

24 feet long are pre-connected then craned into place. Hence, reduced

assembly time and greatly reduce job site waste. SIPs are a recommended

building system for all green certification programs including ENERGY

STAR®, LEED (Leadership in Energy & Environmental Design), and the

NAHB (National Association of Home Builders) Model Green Home

In these harsh economic times, businesses are looking for ways that they can save

money by repairing or preventing their current, seasoned roof from leaking and keeping

it for many more years instead of paying for a costly replacement. It is possible with the

materials that reduce energy consumption and greenhouse gas

emissions.

ENERGY STAR is a labeling program set forth by the U.S.

Environmental Protection Agency (EPA) and the U.S. Department

of Energy (DOE) to effectively distinguish products that use

less energy, save money, and reduce emissions of pollutants and

greenhouse gasses from the inefficient use of energy, all without

sacrificing performance.

To earn the ENERGY STAR Label, a product must contribute

to significant energy savings nationwide, increase energy

efficiencyanddeliverthesefeatureswhileperformingasrequired

by consumers. Product energy consumption and performance

are then measured and certified when the manufacturers that

enter into a partnership agreement with the EPA, submit energy

performance test data that is verified by the EPA through its

complianceauditprogram.Ifthequalifiedproductcostsmore

than a less-efficient, conventional counterpart, consumers must

be able to recover their investment from increased utility bill

savings within a reasonable period of time. With the Conklin

It’s too easy these days to live almost exclusively in a climate-controlled,

electronic world. Your days are spent going from air-conditioned house to car to

workplace, with your ear glued to a cell phone or your fingers typing away on your

personal digital assistant in between. But as people try to re-connect with nature, a

new trend in home design — bringing the indoors outside — is emerging.

Many new and remodeled homes are blurring the lines between indoor and

outdoor spaces. The New American Home is a home built annually in conjunction

withNAHB’sInternationalBuilders’Showtoshowcasestate-of-the-arthome-buildingtechniques

andmaterials.The2009homeinLasVegas,Nev.,wasdesignedwith1,791squarefeetofcovered

outdoor space including a recessed patio with waterfall and fireplace and living room with outdoor

televisions.

If you’re thinking about building or remodeling to enhance the outdoor spaces at your home,

here are a few of the latest outdoor living trends:

Fire elements. These can take the form of fireplaces or fire pits, or be as simple as a free-standing

clay chimenea. Wood-burning elements are the most common, but they can also be outfitted to

burn gas or a gel. Each has its own advantages or disadvantages with cost, maintenance, and other

considerations such as smell or the crackling sound commonly associated with wood fires. Fire

pits can be portable or built-in, and are often made with materials such as copper, iron or stone.

Some feature colored, decorative glass pieces laid out in designs that reflect the flames.

Beds. Forget about hammocks or folding lawn chairs! Today, it’s all about ultimate comfort.

Outdoor beds have been seen on the pool decks of chic hotels in hip cities like Miami and Los

Angeles for years. Designed for lounging or even napping, they come in a variety of sizes, generally

have a futon-style mattress, and some have adjustable backrests. They are covered in weatherproof

fabric, and matching your color scheme is easy with coordinating throw pillows.

Showers. Formerly seen just at beach houses and used strictly for removing sand, outdoor

showers are now found in multi-million dollar Manhattan penthouses, apartment rooftops and

suburban neighborhoods for everyday use. They incorporate natural elements such as stone,

bamboo and plants, and are strategically designed to provide privacy, yet allow the user to enjoy the

view and the feeling of showering in nature.

Having inviting outdoor living spaces in your home will help when it’s time to sell, too. In the

National Association of Home Builders’ Consumer Preferences Surveys for both 2004 and 2007,

morethanthree-quartersofrespondentssaidhavingapatio,frontporchordeckontheirhome

was “desirable” or “essential.” And in 2007, 62 percent wanted an outdoor fireplace or fire pit, a

category that wasn’t even an option in the 2004 survey.

Whether you’ve lived there for five months

or 15 years, it’s not uncommon to find that you are

delighted with your home — with one or two nagging exceptions.

You’d really like to remodel, but the project often gets pushed to

the end of the “to do” list, because it’s either too expensive or too

inconvenient to be without a kitchen or bathroom for an extended

period of time. Still, let’s face it, the harvest gold kitchen, worn

carpeting, or the cracked bathroom tiles have got to go.

Inmanycases,thereasonyourhomemayfeelinadequateisthat

the average American house was built in the 1960’s and is now pushing

forty or fifty. In a sense, your home is in the throes of a mid-life crisis,

and it’s up to you to address the situation with some remodeling.

And, with interest rates at historic lows, there’s no better time to take

advantageofhomeequityfinancingtofundyourproject.

Your first steps are to determine how much money you can spend

and to define your vision of the completed project. Working with a

professional designer will help ensure your

vision comes to life and will prompt you

to define your goals. For example, do you

want an innovative new design, or are you

striving for functionality?

If you’re having trouble getting started,

there’s help. “Remodeling Your Home”

offers valuable hints on how to set priorities,

remodel within a budget, understand a

contract, and apply for permits. In order to

“avoid sticker shock” author Carol Davitt

suggests hiring a design-build firm, which

will significantly enhance communication

between the designer and subcontractors. Using a design-build firm

also will help you cut down on costs, and many companies will rebate

a portion of the design fee, if you end up signing a construction

contract with them down the road.

When interviewing remodelers for your project, asking several

keyquestionsmayenableyoutosavemoney.Ifyou’readding

windows, see if you can use snap-in window grilles instead of windows

with true divided lights. This could save you up to $200 per window.

Need new flooring? Find out if you can substitute seamless vinyl

for ceramic or unglazed tile; or if you can swap hardwood floors for

carpeting.

Remodeling is a dirty business, and you may find yourself without

the comforts you take for granted, such as hot water or a flushable

toilet. When signing a contract to improve any room of your home,

assess the capacity for makeshift spaces. You may find the disruption

easier to weather if you can carve out room for a small refrigerator

and coffee pot, while your kitchen is out of commission. If not, you

may want to consider a temporary move to save both time and money.

Moving out entirely also will speed up the

remodeling process by allowing workers to

forgo the meticulous nightly clean up.

Whether your remodeling project is

large or small, it’s important to carefully

think through your options and talk to

several remodelers before you get started.

ready to take the first step. Here are a few pointers

to get you started. Don’t let your dream turn into

a nightmare. Following these steps will help make your project

successful. You can create a space that feels like your own, stay within

your budget and have fun doing it.

Find your inspirations. Don’t limit yourself. Collect images from

magazines or web sites that convey your vision. Your inspirations

can come from favorite works of art, pieces of sentimental jewelry,

orcolorfulquilts.Youmayhaveideasfromplacesthatyouhave

vacationed or from childhood memories. Finding and collecting your

inspirations will help you keep focus. If you choose to work with a

professional designer, share your collection. They can help you fi nd

common themes and products that fit within that vision.

Decide how the space will function. More and more homeowners

are demanding smaller homes with the same features of their larger

counterparts.Theyrequireflexiblespacesthatcanfunctioninmany

ways. These kinds of spaces allow for more economical living without

sacrificing performance. List all of the activities that you will perform

in your space. The larger the list, the more complex the design. If you

decide to use a professional designer, they can help the room function

more effectively. Ultimately, a well-designed space can save you

money.

Prioritize your scope of work. Make a list of everything that

needs to be done in order of importance. Prioritizing the project list

can help you in many ways. First, if your budget is smaller than the

list, you may know what to edit. It may also help you to realize what

features are important to you and your lifestyle. You can spend your

money on what matters to you the most.

Set a budget. You are the only one who knows what you feel

comfortable spending. If you intend on doing the project

yourself, start shopping. Begin by pricing out the first items

on your job list and continue. You will know quicklyhowfar

your budget will stretch. If your decide to use a professional

contractor, you will be given a budget for the items you must

shop for. These typically include items like lighting, flooring, cabinetry,

tile, and plumbing. If you feel uncomfortable using exact numbers

to describe your budget while shopping, don’t. Use words such as

“builder’s grade” or “tight” to convey to your salesperson or designer

that you will have limited resources to complete your project. They will

know where to direct you. On the other hand, you may communicate

that you are looking to use mid-level products that perform well but

aren’t extravagant. Your salesperson should lead you to products that

are practical but may not have all the features or design options of

more their more expensive counterparts. Finally, your budget may

not be an issue. You can express this by saying that are interested in

high-end finishes. Be realistic. If the prices of the products you are

choosing aren’t fitting the budget, you need to downsize the scope of

work, increase your budget or give up some features. Setting a budget

and knowing how to communicate that budget will insure that you

don’t waste valuable time and money.

Achieving these steps before the project starts may be time

consuming, but are worth it. You will have a positive experience and

end up with a great result.

Homeownership is An Enduring Goal

Since our nation’s first days as a newly-fledged republic,

homeownership has been a cherished ideal. Reasons as diverse as our

population have impelled generations of Americans to work hard and

make the sacrifices necessary to own a home.

That’s because the benefits of homeownership are many. Perhaps

most important is that owning a home provides an unparalleled sense

of well-being, security and achievement.

Moreover, homeownership has always been – and continues to

be – the single best long-term investment for most Americans. It is a

primary source of wealth and financial security for many households,

helping to provide for education, retirement and more.

Even in the wake of the Great Recession with its severe housing

market crisis, Americans continue to value homeownership. Almost

all (95%) of the people polled in a survey* conducted earlier this

year for the National Association of Home Builders (NAHB) by a

nationally-known polling firm said they are happy with their decision

to own a home. That sentiment held true even among people whose

homes are “under water.” Eighty-three percent of those who owe more

on their mortgage than their home’s current value said they are happy

with their decision to own a home.

The nationwide survey of 2,000 people who are likely to vote in

the 2012 elections also found that a significant majority – 75 percent –

think owning a home is the best long-term investment they can make

and is worth the ups and downs of the housing market. Among people

who don’t currently own a home, 73 percent hope to own a home in

the future, the poll found.

Homeownership Generates Jobs and Strengthens the Economy

Just as homeownership provides many benefits to individual

families, it also benefits the nation. Whenever new homes are built,

new jobs are created and a permanent source of ongoing revenue for

local, state and federal government springs to life.

Just consider: building 100 average single-family homes creates

305 jobs and generates more than $23 million in wage and business

income as well as $8.9 million in taxes and revenue for state, local and

federal governments.

The employment impacts are broad based, extending far beyond

the construction workers employed directly to build the homes.

Jobs are generated in the industries that manufacture and supply the

many products that go into building the home. They are also created

when real estate agents, lawyers and brokers provide services to home

builders and home buyers.

And the benefits don’t stop there. When 100 families move into

new homes, they spend $740,000 more than usual on appliances,

furnishings, and property alterations, creating a further economic

stimulus.

In normal economic times, fully 17 percent of the nation’s

economyreliesonhousing.Equallyimportant,newhomesare

“Made in America.” Most of the products used in construction

are manufactured right here at home in the U.S. by our

countrymen.

Attacks on a Principle that Americans Hold Dear

Despite the many benefits that homeownership provides for

families, its potential to create millions of jobs and its value to the

nation’s economy, it is under attack.

Policymakers are pushing for sweeping tax code changes that

could prevent millions of families from ever setting foot on the

homeownership ladder.

Some of the proposals under consideration include eliminating

or reducing the mortgage interest deduction and the deductions for

propertytaxesandtheinterestonhomeequityloans.Thiswould

hurt those who have played by the rules and sacrificed to get to where

they are today, and it would send shockwaves through the economy.

The Value of Homeownership

Although detractors claim that the

mortgage interest deduction primarily

benefits the wealthy, younger

households and middle

income home owners are

actually the biggest

beneficiaries.

Abolishing

or limiting

the mortgage interest

deduction would also

inflict serious damage

on millions of middle-

class home owners and

the struggling housing

market by further depressing home values.

Ultimately, it would force more current

home owners under water and increase the

number of foreclosures while preventing

potential home owners from getting a

toehold in the market.

Indirect But Equally Damaging

Some of the other threats to

homeownership may be less visible, but

certainly are no less damaging. A number

of members of Congress support abolishing

Fannie Mae and Freddie Mac and ending

the federal backstop to housing.

This would immediately drive up the

cost of long-term financing and destabilize

the housing market. A reliable supply of

affordable 30-year, fixed-rate mortgage

financing is essential to a vibrant housing

market, and Congress should ensure

that the federal government plays an

appropriate role in keeping mortgages

readily available and affordable for

America’s working families.

Another little known threat comes at

the hands of federal regulatory agencies

chargedwithdefininga“qualifiedresidentialmortgage”forsecondarymarketpurposes.

Theproposedminimum20percentdownpaymentwouldquicklybecomethenationwide

standard and would put homeownership far beyond the reach of most first-time home

buyers and middle-class households. NAHB estimates that it would take 12 years

for the typical family to save enough money for a 20 percent downpayment

on a median-priced single-family home; other research indicates that it

could take even longer.

Low-downpayment mortgages have been originated safely

for decades and are not what drove the housing market crisis.

Irresponsible lending and subprime, no documentation

and other alternative mortgage products were

largely to blame.

Prudent underwriting standards that

ensure that buyers can afford their mortgage – not

draconiandownpaymentrequirements–arewhat

the market needs. The Administration and regulators

must acknowledge this fact and offer a plan that ensures a safe and

healthy mortgage market and keeps low-downpayment options readily available.

The Bottom Line

Despite the housing market crisis and economic uncertainties, Americans continue to

value homeownership. That’s a lesson that elected officials would do well to remember.

The NAHB poll also showed that 73 percent of all respondents – both owners and renters

– believe the federal government should provide tax incentives to promote homeownership.

And across the political spectrum, more than half – 57 percent – said they would be less likely

to vote for a candidate who supports eliminating the mortgage interest deduction.

As the debate over housing policy unfolds, it is crucial to ensure that homeownership

remains attainable and that access to safe, decent and affordable housing remains a national

priority.
