2013 Dane County Commercial Business Parks and Incubators/Co-Working Spaces Directory The Economic Development Unit of Madison Gas and Electric Company (MGE) is pleased to present the latest update of this Directory which is produced annually by MGE in cooperation with area business parks and incubators and their communities. The inventory in this report provides detailed park and incubator information including location, year opened, total acres, available acres, price, contact name, and phone number. An accompanying map identifies the general location of each park and incubator. The Directory is divided into two parts: Part I provides a summary and analysis of Dane County
commercial business park activity for 2013. Part II provides a summary and analysis of Dane County
business incubator and co-working space activity for 2013.
Both the business park and incubator sectors experienced an increase in activity in 2013 compared to a year ago: Number of business parks increased from 80 in 2012 to
83 in 2013. Number of incubators remained at eight with the
addition of five co-working spaces. Park and incubator acreage/space available for
business growth and expansion—indicators of economic potential in Dane County—remained strong.

Part I 2013 Dane County Commercial Business Parks
In 2012, the Madison region was ranked the seventh strongest economy out of 366 metro areas nationwide.* High-tech growth is one reason for the consistent growth and development of the region's commercial business parks. The amount of acres available for business growth and expansion is an indicator of economic potential in Dane County. While the number of individual parcels appropriate for commercial and industrial development is diminishing slightly due to absorptions, the number of commercial and business parks is expanding countywide. Madison is seen as the hub of the county's economic activity; however, surrounding communities with active business parks contribute significantly to the construction numbers. Through careful planning and preparation, Dane County is well-positioned for a strong economic future as evidenced by the following: There are currently 83 commercial centers and business
parks in Dane County with 66 having available sites. Of the 83 parks, 27 (33 percent) are located in the City of Madison. Over the past ten years, 37 parks (45 percent) have been opened—22 outside Madison and 15 in the City of Madison.
Of the 8,962 total acres** in business parks, about 2,578 (29 percent) are available for development; 33 percent of the available acres are in Madison.
Approximately 120 acres were absorbed in 2012-2013. Eighteen (18) of the parks are municipally owned and
have available acreage. Parks listed represent 20 different Dane County
communities. Prices per acre and per square foot range from low for

The Madison region has earned distinctions such as: Best City for Educated Workers, Top Ten Most Innovative City, No. 1 Best City for Young Adults (Kiplinger 2012), and Third Best City for Young Professionals (Forbes Magazine). Currently, there are eight business incubators and five co-working spaces in Dane County—all but one are located in the City of Madison. Today, more than 130 tenants occupy more than 220,000 square feet out of approximately 240,000 total square feet available. This represents an occupancy rate of more than 90 percent. In 2012, about 105 tenants occupied approximately 210,000 square feet out of an available 230,000 square feet. Of the nearly 225,000 to 230,000 square feet of current space, 20,000 square feet has been added during the past ten years–all in Madison.
