President’s Report
Greetings and Salutations As the newly elected President of LEOA I take pleasure in reintroducing myself to the residents of Lake Emerald. It is with much anticipation and envisioning that I enthusiastically embrace this challenge to serve in this capacity. I consider this to be a true turning point in the leadership and management of LEOA by the President and Board of Directors as we will be embarking on a new upgrading programme that is strategically designed to steer our community in a new and improved direction.
In order to achieve our objectives I will be placing a great deal of emphasis on an open channel of communication and establishing meaningful rapport and dialogue with members of the community. It is my intention to host a “Meet the President” forum once per month, before the scheduled board meetings as a means of ensuring that the views and concerns of residents are heard and taken into consideration by the Board. I look forward to our discussions and the opportunity to share and hear from as many persons as possible.
I am also looking forward to the synergy of the new Board as we strive to enrich the quality of life at Lake Emerald. I also believe that we are capable of improving the standard to a country club status. With this in mind you will all agree that it is worth our best effort. As the President of the Board I will try my very best to lead this process as I am optimistic that I will have the full support of all stakeholders.
I begin my term of office by assuring you that I am honoured and happy to take on this mantle as the President of LEOA. I would also like to express my sincere appreciation to so many persons who have given me their unwavering support and vote of confidence. I am committed to work towards the upliftment of this community and I am sure that with renewed hope and expectations we will attain and maintain our goals. Joseph DibbsPresident - LEOA

Landscaping Committee... beauty in the works! Have you seen the new plants at the island where the office sign is located? Have you noticed the new landscaping in front of the office stairs and the new 16 ft. triple palm tree near the office entrance? Or have you looked through the main entrance outside and inside our perimeters at the beautiful colored Vinca plants?
We thank the Board of Directors for accepting our request to transfer the excess funds of $2,000 we had saved from our tree trimming budget to help further these Beautification projects mentioned.
Still, Carmen’s excellent design work from Royal Palm Creations is obviously vastly improving the look at Lake Emerald.
Having mostly completed all our 2015 LEOA’s Beautification projects, we now will be focusing on the 2015 condo-specific projects. Please refer to the Landscaping Short and Long-term Plan in the Management office to see the projects for your condo.
We have met with LEOA’s Budget Committee and have requested for 2016’s budget an increase from $7,500 to $20,000 so that we can continue to improve and beautify our community. (Note that, with the Board’s approval, additional funds were awarded to the Beautification budget during the year so that, in reality, $20,000 will be spent in 2015). We hope at the next Board of Directors meeting, August 31st, that this budget will be approved.
We have also requested from the budget committee a new item designated for tree removal in the amount of $10,000 for 2016’s budget. There are 3 trees that will be removed shortly by Grounds Group Co. which have the approval and permit from Oakland Park’s Code Enforcement. One tree has been deemed dead while the other two have been considered a hazard. With the age of many of our trees here at Lake Emerald, it is wise to consider having a buffer for future expenses as the cost of removing trees are between $250 to $650 and additional for stump grinding depending on tree size and condition.
The next Landscaping Committee meeting is scheduled for Tuesday, September 1st. All are invited to attend. Should you have any comments, either positive or constructive, please do not hesitate to contact us or to attend the meeting.

To All Residents Using The 44th Street Entrance Residents using the 44th Street gate it is very important to follow these guidelines. After the arm raises and the gate opens...please make sure that you don’t allow anyone waiting behind to get through the gate by tailgating. Slowly drive through and stop until the arm goes completely down before driving any further. This will maintain the security at that gate and will also prevent the gate from remaining open so that anyone can drive through. If there are two cars waiting to go through the gate, the second car must wait until the arm is completely down before pressing their clicker. Please follow these simple rules to protect the security of our beautiful home.

Manager’s Report
Thank you all for the kind and warm welcome to Lake Emerald. My first weeks here have been … eventful.
The Executive Office is now open from 8:30 AM to 5 PM Monday through Friday and until 7 PM on Wednesday. We will no longer be closing the office daily for lunch. The office will be open to service the needs of the residents of LEOA.
In inspecting the property there are many projects that will be addressed. Due to the sheer magnitude of the property it will take some time getting many of these items addressed and your patience is greatly appreciated.
A Building Captain’s meeting was held on Monday, August 17, 2015. There was representation from most buildings. It was a very positive and productive meeting and I gained a lot of in-site into the various buildings. More meeting like this will be forth coming.
As a reminder, it is mandated that you clean up after you pet. There are many pet waste stations around the property and a few more coming, kindly use them. Also, please do not put your daily garbage into the pet waste stations.
On August 24, 2015, Guillermo Ramirez started with LEOA as Administrative Assistant. He is proficient in many areas of the office operation as well as the maintenance side of the house. I am sure you will see him out and about on the property.
Remember Lake Emerald is a place where your friends can become your neighbors and your neighbors can become your friends.

Clubhouse rooms are available to rent for private functions.
The Lake Emerald Clubhouse is available for rent to the residents and the community, and only so long as they are in attendance at the function. Reservations will be CONFIRMED only upon receipt of the rental fee and the deposit, which must be received by the Management Office at least one (1) week prior to the reservation date. Verbal or written requests will be tentatively placed on the calendar pending payment of the fee and deposit. The rental of the Clubhouse is strictly on a first come first payment basis. The property manager reserves the right to cancel a reservation or accept another reservation upon payment of fees. The rental of the Clubhouse entitles the renter to the use of the rest rooms. Abuse of this policy will result in immediate termination of the contract, loss of deposit and/or other justified fines determined by the manager.
