Registered Master Builders Association is very proud to be the owner of the New Zealand Commercial Project Awards – they recognise the extremely high quality of the commercial building work being done across the country, and the contribution of the commercial construction sector to New Zealand.

This is the third year that the New Zealand Commercial Project Awards have existed as a separate event, and we have been delighted at the quality of the work, the breadth and depth of the entries, and the spread across New Zealand.

Over that period, the Registered Master Builders Supreme Award for the New Zealand Commercial Project of the Year has gone to a stadium, a bridge and a residential project. The winning projects have been from Dunedin, from Whangarei and from Wellington.

At Registered Master Builders, we also recognise that a large scale building project is not successful without the contribution of a large number of professionals – from architects and engineers to project managers and quantity surveyors, to name but a few. The Awards aim to recognise the contribution of the whole project team, and the importance of working together for a successful result.

In this magazine, Registered Master Builders is delighted to showcase the excellence in commercial construction that was demonstrated by all the entries in the 2015 awards, and to reinforce our support for the commercial construction sector by calling for entries for the 2016 Awards.

With the support of our judges, the Awards team continuously works to refine the entry and judging process to make entering as simple and smooth as possible, while maintaining the standards of excellence that are integral to the competition.

What makes these Awards truly unique is that they are the only Awards that celebrate the contribution of the whole project team and the importance of that working relationship in delivering a successful result. Entry is therefore open to any member of the team, including contractors, architects, building owners, engineers and quantity surveyors etc.

It’s one of Wellington’s most exclusive residential addresses, known for its simple, elegant design and high quality construction, that celebrates the very best of the capital’s views, sun and light from its unique position on Wellington’s waterfront.

Clyde Quay Wharf – the redevelopment created by the construction team of LT McGuinness, architect firm Athfield Architects, and engineers Dunning Thornton – took out the top prize at the New Zealand Commercial Project Awards against 33 of the country’s premium commercial properties.

Judges praised the mix of old and new in the development – which includes retaining many of the original roof lines and expressed grid lines in the external wall elements, alongside reusing a number of heritage items found in the original building, such as mosaic artworks, a world clock and the original spire. Judges were also impressed by the way the project team collaborated with local authorities to overcome the challenges presented by redeveloping the 100-year-old wharf.

Says the judging panel: “The project team ventured into thoroughly uncharted territory, and by building strong partnerships with the regulatory authorities and a whole range of local and international experts, have delivered a superbly detailed landmark building that is more than deserving of this accolade.

A bespoke intercom and security system was developed to be compatible not only with the security system and home automation systems available in some apartments, but also to operate with the latest technology (such as smart phones and ipads) setting a new standard in remote accessibility for multi-unit residential apartments.

A high performance glass imported from Seattle and selected for its non-reflective, high thermal and acoustic properties ensures the apartments achieve a high standard of sound insulation, that exceeds Building Code requirements. Similarly, the thermal envelope was designed by Beca to exceed the code requirements, while mechanical services systems and appliances have been chosen to ensure a high level of energy efficiency.

An under wharf basement carpark – noted as the first of its kind in Australasia – was deemed necessary in order to enable the wharf level to be utilised as public and commercial space only. But construction of the space posed an immense challenge and included 205 piles and strengthening of the existing wharf with 28 individual, 90-tonne slabs cast above the level of high tide. The company described it as a 24-hour operation, where all major jacking operations were dictated by tidal conditions.

As well as the Supreme Award the quay also took out the ‘Residential’ Category Award, a Gold award and the Value Award for top property over $15 million.

Despite two major earthquakes, a number of severe storms and, at times, king tides, the team were able to deliver this high quality project on time and on budget.

“A design, engineering and construction masterpiece, this development is a fantastic enhancement to Wellington’s waterfront.”

The extensive 239m-long development includes 76 luxury apartments, a concierge service, a business centre with a private meeting room, a boutique fitness centre, and a 16-seat movie theatre, while at street level are offices, shops and restaurants.

Designers have maximised sun and space, by utilising the building’s linear nature and narrowness and creating apartments that run right through the building in an east to west direction. Bedrooms are situated on the eastern side for morning sun, with the living areas on the west side for afternoon and evening sun.

The building is split into a series of eight individual apartment blocks with their own addresses, effectively treating the wharf as a street. Each of the addresses is independently serviced, including its own separate lift access, which runs up from the basement car park.

It’s a once-in-a-lifetime tribute given to a company that achieves the rare honour of five or more national title wins in the New Zealand Commercial Project Awards. A Platinum Award demonstrates “outstanding excellence in the commercial construction sector”, and, this year, the South took it.

Southern-based company Amalgamated Builders Ltd has constructed many of the South Island’s major developments across a range of industries from prisons to schools, golf clubs to breweries, sports grounds to hotels.

Its Platinum Award acknowledged the company’s National Category wins for Queenstown’s Sofitel Hotel (2006 – Tourism and Leisure Project), Wanaka’s Rippon Hall at Rippon Vineyard (2013 Tourism and Leisure category and $2m-$5m Value Award), and Wanaka’s Puzzling World Sculptillusion Gallery (2014 Tourism and Leisure category and under $2m Value Award).

Alongside the building award, Queenstown’s luxury Sofitel Hotel has won a plethora of accolades in the past from the World’s Best Hotel Spa to Best New Zealand Hotel. Rooms and suites greet guests with five-star design, sophisticated and refined aesthetics, luxurious materials and sensory indulgences in every room.

In 2013, Rippon Hall was praised by judges as a building with a “truly timeless quality” that realised the owners’ vision “magnificently”. Built largely from rammed earth from the site and larch timberwork also milled on site, the Hall works in harmony with the natural environment.

GOING PLATINUMSouthern-based construction company Amalgamated Builders was awarded a prestigious Platinum Award after taking out five national titles.

Wanaka’s Puzzling World Sculptillusion Gallery invites visitors to wander around the various larger-than-life exhibits that showcase visual trickery at its best. Featuring Living Walls, wave ceilings, stone carpet and hanging waterfalls the visitor is met with stunning ideas that, when coupled with building over one of the coldest winters on record, made the project a complex undertaking for all concerned.

It’s not only the food that is causing a stir at Masu, Auckland’s trendy new Japanese restaurant and winner of the 2014 Metro Restaurant of the Year. Here, diners receive a dining experience like no other.

Guests perch at the sake and shochu bar, at open plan dining tables, or in the restaurant’s private dining room The Obi Room, which seats just 18 people. A laser beam straightens the chopsticks at each place setting around the restaurant’s robata grill, while the open kitchen reveals chefs creating unique dishes.

Exquisite details for an exceptional experience.

Part of the experience, of course, is the high-end construction of the restaurant, which is acknowledged above the entrance by chef-owner Nic Watt, who has hung Shinto-inspired wooden ema boards, inscribed with

the prayers and wishes of those who worked on the Masu project.

Judges praised the project team for its expert management of noise levels and ensuring minimum disruption to the hotel and SKYCITY, while completing the restaurant to a tight programme.

The build involved the demolition and soft strip out of the existing Lobby Bar and part of the Convention Centre entrance – carried out with minimal noise so as not to affect hotel guests and Convention Centre attendees.

The structural works included the fabrication and installation of a structural steel frame for the suspension of the ceiling and services. The fit out was of an exceptionally high standard, which judges said resulted in a “beautiful restaurant that has already reached iconic status in Auckland”.

A redevelopment incorporating a new department store, the redevelopment of an old shopping mall, the infilling of a busy city street and the building of a new multiscreen cinema – all completed in a working CBD mall environment where customer safety was paramount – has led to a reinvigoration of Hamilton’s CBD.

The new look Centre Place – a phased redevelopment – now features a refreshed retail mix, with 42 new retailers introduced to the Centre since the redevelopment began. In addition to the revamped foodcourt and new dining lane, Centre Place now also features a new state-of-the-art cinema – METRO by Hoyts – the first of its kind in New Zealand.

The development also features an outdoor contoured play space for children, green walls and street-scaping in a section of Ward Street that has been closed to traffic, with a covered connection bringing the former Downtown Plaza and Centre Place Shopping Centre together under one roof.

The demolitiion of a dilapidated historic building has led to a new development that has attracted awards – and full tenancies.

Feilding’s historic 1904-built Sandilands Building may be gone but its replacement – the new ‘former Sandilands building’ – is full of new tenants and open for business.

Unlike its predecessor, the new 310sqm building, which was built over just 14 weeks, meets 100% of earthquake code and comprises of precast concrete walls, structural steel roof framing and an insitu concrete floor.

The façade, which fronts Kimbolton Road, is constructed from an amalgamation of structural steel, timber framing, plywood bracing, shopfront aluminium, brickwork and StoPoren Panel cladding system. The original veranda posts and filigree were restored and re-used in the new building, along with salvaged bricks that are included in the ground floor façade.

One of the capital’s hottest new cafés is also the result of saving an iconic piece of Wellington aviation history.

Take a 1930 two-storey relocated airport terminal building, add extensions, refurbish and landscape. The result? Wellington’s stunning new café, Spruce Goose – no longer just an impractical bold idea, but a successful renovation and rejuvenation of an iconic piece of history.

The aim was to retain the existing character of the former air terminal building, most recently used by the Aero Club, while giving it a modern makeover and modern functionality – and having all the facilities needed for a top café. By reusing many of the existing materials, the project team were able to keep within the constraints of a tight budget and retain the heritage nature of the building.

The end result is an exceptionally constructed and successfully repurposed building, that has become an extremely popular destination.

Creating a space that connects people and plants – and educates about the beauty, variety and complexity of the plant world – is the vision behind Christchurch’s new Botanic Gardens Visitor Centre.

Every year, the Gardens welcomes over a million visitors and now, they get to experience a new multi-purpose building designed to foster botanic science research and education, incorporating an exhibition space, gift shop, café, function room, and reference library. Mirrored glass at the rear of the glasshouse provides privacy to staff offices and lunchroom, the herbarium and potting shed.

The first civic project to be completed following the Canterbury Earthquakes, the building is both aesthetically, and functionally, a state-of-the-art, cutting edge facility. Constructed from glass and steel, building

was largely manufactured and pre-finished off site with the surface and material finishes all exposed. 3D modelling was extensively used to co-ordinate very minimal tolerances between all the components, particularly the connections between the structural steel frame, the complex glass panels, the precast concrete panels and ceilings.

The extensive use of glass allows a great sense of spaciousness and connectedness between the interior and exterior environments.

The judges were impressed by the team’s dedication to and delivery of the original project vision.

“A popular visitor attraction for both local Cantabrians and visitors to the region, the Botanic Gardens Visitor Centre is a stunning contemporary building that is a credit to all the disciplines involved in this project.”

A rejuvenation of what was once an overgrown and underutilised park into an attractive and accessible community facility has brought new life to Auckland’s North Shore suburb of Takapuna. The challenging site is adjacent to busy traffic and pedestrian routes and in the vicinity of a very busy mixed-use precinct.

The project first started in 2006 when a design competition was held to develop a plan to transform the green that served primarily as a shortcut from the Hurtsmere Road shopping area to car parking in Channel View Road. Aaron Sills of Sills van Bohemen Architects – who won the design competition – led the design team.

Transforming a pedestrian shortcut into a vibrant, useable central public space for people to come together and enjoy was the aim of rejuvenating Auckland’s Hurstmere Green. The project included the creation of an outdoor events area for public entertainment, enhanced lighting for public safety, improved connection to adjacent properties and a wide footpath culminating in a community facility that has helped breathe new life into the surrounding Takapuna shopping area.

The finished product demonstrates a high degree of expertise across all areas evident in a design that integrates stunning carved elements produced by sculptor Brett Graham that recall the myth around the creation of

Lake Pupuke and Rangitoto, hard concrete landscaping, organically shaped green areas and cleverly designed seating areas. These sculptural elements are integrated into the fabric of the park – one even serves as a drinking fountain.

LEST WE FORGET

A new permanent space created to honour the exceptional contribution of the 28th Māori Battalion C Company is a special tribute to one of the country’s finest fighting forces.

Situated near the entrance to Gisborne’s Tairāwhiti Museum, the C Company Memorial House was established to house the photos, taonga and other military memorabilia of the East Coast’s C Company. The only museum of its kind in the country, many precious family heirlooms have been gifted to the new memorial house.

The complex build was a success due to the high quality of both design and workmanship. This significant community project was designed to represent several cultural connections including the cross and its green roof, which reflects the pare raukawakawa or greenery worn around the head at tangihanga, signaling the building’s commemorative purpose.

Transforming a leaky wharf building into a state-of-the-art venue may seem like an impossible task, but the capital’s stunning waterfront venue proves it can be done.

With the Wellington Town Hall out of circulation for seismic strengthening, a new venue had to be found for the capital. The aim was to redevelop Wellington’s Shed 6 Building and adjacent Plimmer’s Arcade to provide an alternative conference facility, with Shed 6 designed to be almost fully independent from the existing structure – essentially creating a new ‘box within a box’.

Building a state-of-the-art fully serviced surgical unit complete with two operating theatres, a large pre-operative area, post-operative rooms, recovery spaces, reception, administration and office areas in residential Christchurch may seem outlandish.

But the new Christchurch Eye Surgery – quietly nestled into a residential area along Papanui Rd – works in harmony with its environment and, as judges noted, could “easily be mistaken for a stunning home”.

Built on TC3 land requiring a two metre gravel raft with rib raft concrete floor slab, the workmanship on the cedar cladding is of a high standard, and in keeping with the residential look of the suburb. Large trees have also been kept to frame the building and help it blend into its surrounds.

During the build, the project team were careful to minimise disruption to the residents. An alternative method of constructing the building’s foundations was devised to reduce vibrations and disturbances to neighbouring properties. Parking spaces have been allocated at the rear of the section to make the building and grand entrance more inviting and appealing, and the overall result creates an atmosphere of warmth and sophistication that seems more suited to the purpose of providing 21st century healthcare services.

Judges praised the “carefully considered architectural design” that proves that “health facilities need not adhere to the somewhat clinical and cold designs of the past”.

Throughout the project, the team followed a process of extensive consultation and communication between all parties, ensuring a build completed on time, to budget and exceeding expectations.

Christchurch’s 4,000m2 South Island Blood Centre is capable of operating normally under full redundancy (power, water, drainage) and has the capacity to service the whole country if the Auckland Blood Centre is damaged.

The foundation consists of a concrete raft built on a gravel raft with subgrade pads as foundations for sheer walls. The subgrade pads were an innovative method of using the weight of the gravel raft to hold down the sheer walls. Specialist equipment, including a crate washer, were procured from Denmark, so an installation date had to be committed to whilst the structure was still being completed.

But despite unforgiving weather conditions, the team avoided delays and the build was achieved under time and under budget with excellent quality, build and safety.

The first advanced Hybrid Theatre in the South Island has had its grand entrance into Christchurch’s Southern Cross Hospital – with all the bells and whistles.

The construction took place within an existing, fully operational theatre suite in just eight weeks. The timeline already tight, two thirds of the way through completion Christchurch City Council decided the theatre was to be a standalone unit, which meant a firewall needed to be built.

Through commendable cooperation of the project team, the firewall was achieved by lifting the roof and coming down through the building, requiring intense forward planning, organisation and coordination.

The Hybrid Theatre is now home to some of the most advanced machinery in health technology including the Artis Zeego Sergic C-arm – a robotic medical imaging machine. Southern Cross Hospital now offers a facility that utilises advanced technology, making it a worldclass operating theatre and a benefit to independent medical specialists and their patients.

The Norwest on Victoria represents so much of what the new post-quake Christchurch cityscape is about – new, innovative, modern buildings with a respectful nod to their roots.

One of the early rebuilds after the devastating earthquakes, the narrow corner site for the Norwest on Victoria posed an interesting challenge – and one that the project team embraced.

The resulting triangular shaped four-storey building complete with basement, ground floor restaurant and three levels of high spec office space is a unique design that the team saw as a gateway between Victoria Street’s retail and hospitality precinct and the CBD.

Says the judging panel: “The principle blend for the design is an arrow, pointing Northwest and showing an interaction of the mountains and the city.

“The building certainly stands out with the glass facade one side and the Corten steel fins on the other.”

The glass panels also provide a unique reflective surface for the heritage-listed Victoria Clock Tower – an important aspect of the design – while exposed Mt Somers limestone, recycled timber and the Corten steel louvres on the Northern side of the building assist with controlling the sun’s heat.

Judges were also impressed by the team’s ability to overcome significant challenges, including constructing the building on one of the city’s busiest intersections, and because the basement was below the water table, pumps were required continuously to dewater the site.

“With no room for any of the normal construction areas, the extensive traffic management required and up to five cranes operating at a time – this project required exceptionally good management skills.

“The building is a testament to the skills of the architect, engineers and build team.”

Seven years and eight million dollars later, the offices and manufacturing plants of Tasti Products has opened its new and improved office building to its 280 staff in West Auckland’s Te Atatu. The world-class facilities are now fit for the largest muesli bar factory in Australasia and have taken home a Gold Award in the Commercial and Civic Category.

The new facilities boast plenty of corporate office space with all the staff amenities imaginable, including a cafeteria. The expansion of the space has also made room for another 170 people to fit comfortably in this ever-growing company.

Recognising the needs of staff, Tasti Products has invested accordingly and demonstrated their appreciation to their biggest asset. This has resulted in an improvement in productivity and has set the benchmark for other locally owned companies.

Te Puni Ko-kiri’s new HVAC system straight from the UK has had its first installation in New Zealand. Proved to be more efficient than older models, HITECH Commercial Interiors was tasked with setting it up while still maintaining a fully operational working environment for the tenant.

They achieved this on a floor-to-floor basis by relocating tenants to a new floor at each stage. To save on costs, they removed all lighting systems, HVAC system and ceiling while maintaining the existing walls and glazing. The project achieved a four star under the Greenstar Programme.

In the interim of installing the HVAC technology, they also supplied and fitted a new automated lighting system and took care of some maintenance painting and carpeting. This resulted in a fully revamped, fresh, modern and efficient environment for the tenants to move back into.

The final piece to the marae at UNITEC’s Mt Albert Campus has transformed the hosting, dining and catering experience with its exquisite 200-seat dining room and fully equipped industrial kitchen.

The Wharekai was crafted with careful consideration to support the existing whare and education blocks in the surrounding area. Mimicking the faceted, timber-clad buildings and connected by landscaped swales and bridges – this final addition has filled the need to enable proper traditional hosting.

The concept of the building is of a Manaia (mythical creature) with a bird-head reclining on the land – a communicator between the spirit and earthly worlds and a guardian against evil. Mindful of the indigenous relationship with natural elements, sustainable and low-impact design and construction were utilised and most materials were locally sourced.

The blend of traditional architecture with contemporary environmental sensibilities results in a seamlessly beautiful timber-clad finish.

In 2011, The Buchan Group was approached by AMP Capital to upgrade the interior and exterior of 51 Shortland St, including the lobby and atrium space. The 1000m2 revamp cost $2.7million and has transformed a tired Auckland building into a modern, high quality gateway – real masterpiece.

The design needed to work around the existing building and structure, so materials were carefully selected to enhance and complement while ensuring the brief was met. Smooth, streamlined and sustainable building materials were selected to achieve this, such as warm organic timbers and polished stone floors.

Many technical challenges were faced during the project due to discovering existing conditions throughout the building. Attention to detail and careful research and selection enabled the team to overcome these obstacles and achieve a brilliant finish and functionality to the now, contemporary space.

The objectives of this very demanding project at Nelson’s Cawthron Institute were very clear from the outset. The client required a building fit for purpose in amongst its existing buildings – with a long list of necessities. There was just one issue – the construction process was to commence before details of the construction were fully established.

Due to time constraints, procurement and construction was undertaken as the detailed designs were being drafted which required immense attention to detail and planning to ensure that all aspects of the construction process progressed smoothly. This also meant a huge amount of collaboration between the designers and construction team to ensure their direction remained the same.

The completed project met all the objectives to a high standard. The building fits in well with the surrounding area and although faced with some difficult circumstances, the project team ensured budget and timeline were met accordingly.

It’s an eye-catching landmark shaped to hint at what lies within: a track used by some of the country’s best cyclists who inspire first-time riders to have a go.

Cambridge’s Avantidrome National Cycling Centre of Excellence is a new home to cycling in New Zealand – and a facility largely funded by and created for the Waikato community.

The building contains one of the country’s only indoor velodromes (just one other is located in Southland) – a state-of-the-art fully enclosed wooden, 250m indoor cycling track. Surrounding the velodrome are 1500 permanent seats, expandable to fit 4000 during major events.

The Avantidrome design allows for unimpeded views within the main arena, while the wood used for the track – Siberian Spruce – is specially chosen for its close grain which means it won’t splinter.

The massive structure spans 77 metres across and 120 metres in length and uses 643 tonnes of structural steel, 4,500m³ of concrete, 40,000 blocks, 52,000m of track timber, over 200 precast units, 8,500m² metal roofing and cladding. As well as the velodrome, the building also offers conference rooms, a gym, a café, shop and bike storage area. A cycle skills playground is situated outside.

Winner of the Industrial Category award and Special Award, judges praised the project team’s commitment to finishing on time and budget as well as the Avantidrome’s unique design that, despite its large and complex needs, was not “just another large and obtrusive structure”.

Says the judging panel: “An eye catching landmark, this world-class facility will serve as a hub for national track cycling champions as well as being open for sports people of all ages and abilities.

“Largely funded by the community and with an immovable date for the delivery and installation of the 52,000 metre timber track from Germany, the project team’s obvious commitment to delivering this facility on time and on budget is second to none.”

Food service products and equipment manufacturer Moffat NZ joined a growing list of Canterbury manufacturers moving out of the city, replacing its quake-damaged plant with a new purpose-built 15,000m² facility in the Izone Southern Business Hub at Rolleston.

Fifteen months after the February quakes, Moffat NZ announced its decision to move its 180-strong staff to a brand new facility in Rolleston featuring a 12,000sqm manufacturing space with a 1,500sqm single level office building attached.

The project team were tasked with managing a fixed total budget for the building set by Moffat’s Italian based owners. The building was completed well within programme and included a fit out of a client-supplied plant and services. The manufacturing portion of the building includes a post tensioned slab to remove almost all construction joints.

A LANDMARK RESTORATIONWellington’s iconic 15 Stout Street has been given a new lease of life.

Take a solid Wellington heritage building left empty for years and combine it with a “canny client” that recognises its potential and an expert project team and what do you get? An award-winning local landmark.

Built in 1939 and once the biggest office building in Wellington, 15 Stout St is one of the capital’s most iconic buildings. Constructed in the art moderne style, many Wellingtonians consider it a favourite, with its bold granite cladding and curved bronze corner windows. But since its government tenants vacated it for a more modern space, the building had sat empty for years.

Enter a new owner and a project team dedicated to restoring the building to its former glory – ensuring its survival as a Category 2 listed heritage building, while introducing the latest in modern appeal. The team developed innovative seismic testing which demonstrated that the structure was well within the excess of the current Code and, as a New Zealand first, this testing allowed the redevelopment work to proceed without the requirement for seismic strengthening.

McKee Fehl Constructors Limited worked with owners to hone a design that best utilised the existing building to accommodate 1800 staff across eight open plan office floors with additional meeting spaces on the ground floor. A single level basement also houses 25 car parks, 146 bike parks, shower and locker facilities and storage.

Judges praised the collaborative team approach which allowed for clear communication across all parties and ensured a superior build, using innovative construction procedures along with adaptive reuse of existing materials and features of the building.

The result: a heritage building completely transformed into a modern 5 Green Star office space that “rivals international new build office spaces”.

A two-year project cut down to just 11 months showcases serious innovative thinking and clever methodology at the Ocean Shores Retirement Village Redevelopment.

What started as remedial work on some leaky buildings at Mount Maunganui’s Ocean Shores Retirement Village soon became a redevelopment project of weather proofing 84 apartments.

During construction, the retirement village was fully operational with tenants only vacating the space while their room was being refurbished. This posed immense time pressure for the project team, and some unique tactics were used to meet the deadlines.

One problem solving technique was completing the remediation of the facades offsite, using 250 individually designed prefabricated wall panels. This significantly compressed the construction programme and enabled the completion of the project in just 11 months.

312 Lambton Quay on Wellington’s iconic Golden Mile has seen an overhaul like no other. The project to separate and upgrade the 1907 building that fronts onto Lambton Quay and the 1985 building which connects onto Gilmer Terrace at the back saw its fair share of challenges.

Preserving the old Lambton Quay cityscape while modernising it for high-end use under a tight timeframe proved to be one of them.

Two large reinforced concrete frames, ground beams and concrete slabs were the foundation for most of the strengthening, while the existing roof and façade remained as part of the structure even when the two building were separated. In addition to building a new structure through the old structure (while ensuring structural integrity) the building had to remain fully operational for existing tenants.

The restoration began as concerns arose regarding the safety of the structure in a major earthquake, but on completion, the building achieved 100% of the new NZ Building Standards.

The last remaining original industrial building on Auckland’s Waterfront, Shed 10 has been redeveloped into a revolutionary multi-purpose venue.

It was nothing more than a cargo storage shed, but with the help of some innovative thinking, the category one listed historic building has become more relevant than ever before.

The last remaining of five cargo sheds built between 1909-1914, the building required considerable structural strengthening, recladding and a great deal of upgrading to ensure its safety and functionality for modern use.

The newly restored Shed 10 includes escalators and lifts, along with photovoltaic panels mounted on the roof to generate energy while utilising 100% natural ventilation and light on the first floor in an effort to make it sustainable for the future.

Students at the country’s most modern engineering and trades education facility – Hamilton’s Wintec Engineering and Trades Facility – not only benefit from an award-winning $25m education facility but also a new learning style.

Created as a collaborative learning facility for students and staff, the building’s unique space is designed to increase student-centred learning through project-based group work, student presentations and input using an open plan layout, flexible teaching spaces and the latest technologies. Students get the chance to put their skills into practice by getting involved in industry projects that take place in real workplaces.

The 5000m2 total learning environment caters for around 100 Wintec staff and 1000 engineering and trades students across a range of vocational fields including Construction, Plumbing, Electrical, Automotive and Mechanical, Electrical, Civil, Mechanical Engineering and Architectural Technology.

The facility, which also won a Gold Award, provides a mix of formal studios, social

breakout areas and practical learning workshops, allowing students to mix theoretical learning with hands-on application.

Judges praised the building as “inspirational” and a “showcase for engineering and construction skill for students and industry alike”.

“The project was delivered in well-managed stages, with exposed structure and services to demonstrate these to trainees.”

New technologies used in the facility include simulation equipment and software, particularly in electrical, automotive, welding and engineering fields; as well as increased wireless and ‘bring your own device’ facilities.

A vision to create an innovative and modern school environment for the future is behind the new look Rangi Ruru Girls’ School in Christchurch.

Project Blue Sky, the name given to the phased development of Rangi Ruru Girls’ School in Christchurch, is just that – visionary thinking behind a redevelopment plan that will take the school into the future.

After the Christchurch earthquakes, the school lost 60% of its buidings. This opened up an opportunity to review, revise and rebuild the school to fit with its blue-sky thinking – creating innovative 21st century facilities to provide a world-class teaching and learning environment for the future. Stage 1 of the whole school redesign starts with the School Science Centre, General Academic Building and Gibson Centre.

The result is three purpose-built, modern, sustainable and striking buildings, with the very latest in technology to complement stunning design.

Undergraduate chemistry students at The University of Auckland now benefit from state-of-the-art laboratories.

Not only do the undergraduate chemistry students at Auckland University get to enjoy the new laboratories designed by specialist laboratory architects to meet the needs of the modern-day student, the high quality construction and aesthetics are also attracting awards and attention.

The laboratories comprise of two large teaching spaces and a number of supporting spaces including a preparation lab, an instrumentation lab, an analytical lab, a change room and a separate write-up space. The highly interactive environment needed to allow for staff and students to move through pressure controlled spaces, and for safe handling of flammable gases, solvents, oxidants, liquid nitrogen and corrosive material.

Completed within a tight timeframe to fit in with the University’s teaching programme, the project team worked together to ensure the state-of-the-art labs were ready for the start of the academic year.

St Peter’s Junior School holds the perfect balance between the historic school culture and a modern learning environment.

Inviting teachers and staff to have a voice in the design and build process of a school may not be typical of all school rebuilds, but for St Peter’s Junior School in Cambridge, it allowed the project team to capture the vision of creating a spacious, light, versatile and inspirational learning environment and turn it into a reality.

With 10 modern classrooms, featuring flexible infrastructure that allows classrooms to be configured in a variety of layouts, teaching spaces become open to suit the needs of different subjects, while 600sqm of common area links all classrooms to multifunctional breakout and recreation space.

This block was designed to be lived in and loved and the result has achieved all expectations.

The redeveloped University of Auckland Medical School brings logic, light and integrity to the previously outmoded Grafton Campus, built with the future in mind.

With 32,000sqm of refurbished existing buildings and a huge 22,500sqm of new floorspace, the upgrade of the University of Auckland Medical School is a massive and complex undertaking.

But a collaborative and multi-phased approach has delivered an outstanding facility for all and a more student-centric space.

The upgraded campus consists of two new buildings – the Boyle Building and a new Central Plant Building – plus the refurbishment of four large existing buildings, which were stripped out and new labs with the latest technology installed.

Simple form and basic materials combine with open spaces and modern play areas to create an open book for the four-year-old residents of New Plymouth’s Jumpstart Preschool to learn and play.

Constructed in a business park industrial area and designed to fit into its environment while still attracting early learners, the north end of the building is painted with blackboard paint for the children to draw on.

Inside, the building is anything but industrial. Bright colours attract the eye, while play and learning spaces are open and spacious. Winter gardens are used to provide intermediate play spaces that can be used throughout the year and allow children to discover nature while learning.

The services areas are positioned to the south under a 2.4m high stud while the main internal teaching, reading, and eating areas use the full height of the building to create an airy, open feel to work and play in for preschoolers and teachers.

It’s a classic rags to riches story – a run-down, vacant warehouse transformed into a state-of-the-art hospitality and cookery facility that will serve generations of students from all walks of life.

The New Zealand Management Academy in Auckland may have started life as a run-down warehouse but now its doors are open to a purpose-built, technologically sophisticated campus, accommodating students of all demographics and offering a high quality education.

Fully equipped with the latest facilities, the campus boasts brand new commercial kitchens, barista stations, a student-run café and spacious restaurant and bar training areas. Students receive real workplace skills and experience. Business students also enjoy up-to-the-minute computer classrooms and a large cyber suite.
