SGA was founded in 1991 by Al Spagnolo, Bill Gisness and Jeff Tompkins. SKILLMAN AVENUE

In the rapidly-evolving neighborhood of Long Island City, Queens, SGA is partnering with the real estate firm First Pioneer Properties to reposition a collection of warehouses bordered by Queens Boulevard (to the south) and Skillman Avenue (to the north).

SGA is in the Schematic Design phase of the repositioning of Skillman Ave, a cast-in-place concrete building originally used for storage and manufacturing. The building is the first phase of a redevelopment that will transform the entire block – made up of a group of disjointed, stand-alone buildings – into an active and destination-worthy campus for tech and creative tenants.

The project includes core and shell upgrades, branded entries, industrial-chic building lobbies, and shared amenity spaces. Skillman Avenue’s existing structure exceeds the current allowable development rights in the neighborhood, preserving unbeatable views over the rail lines and surrounding buildings.

287 PARK AVE SOUTH

SGA is collaborating with CL Investment Group to reposition 287 Park Ave South, otherwise known as the United Charities Buidling, a 19th-century building located on a stretch of Park Avenue South once known as Charity Row.

Early design plans are to incorporate the best of the historic structure with modern design and functionality to achieve a sophisticated, modern, Class A office product. The building will be designed to utilize the existing structure and incorporate upgraded building systems.

Designing a building that is appealing to the growing Midtown South market is critical to attract the tech, advertising, media and information companies drawn to the neighborhood. The project scope includes core and shell repositioning, lobby design, building amenities, facade improvements to attract entry level retail tenants, and a roof deck options.

NORTH STATION DISTRICT

SGA is designing a 4 million SF innovation district in North Philadelphia known as North Station District. The development, located in-between Temple University and Temple Medical, activates an underutilized, vacant parcel of land, and connects Temple’s two campuses with a mix of office, medical / research facilities, residential / student housing, improved Amtrak and SEPTA train connections, makerspace, retail and an enhanced public realm. Additionally, SGA is converting the Ink Factory – an abandoned warehouse – into a Temple University-funded incubator. SGA’s Branded Environments practice is responsible for branding the site and creating all supporting marketing materials.

QUEENS BOULEVARD

In the rapidly-evolving neighborhood of Long Island City, Queens, SGA is partnering with the real estate firm First Pioneer Properties to reposition a collection of warehouses bordered by Queens Boulevard (to the south) and Skillman Avenue (to the north).

The second phase of the development is Queens Boulevard, a cast-in-place concrete building with brick infill originally known as the Breyers Ice Cream Building. Adjacent to the 33rd St. 7 train stop, SGA has eschewed industrial sash in favor of window-wall, a design choice that will distinguish Queens Boulevard from the monotony of competing warehouses in the area. By repositioning the building core along the East facade, SGA has created open floor plates and expansive views to the South and West that will appeal to the rapid influx of TAMI tenants seeking to tap into Long Island City's industrial appeal.

Through a public-private partnership with Brown University, the University of Rhode Island and Rhode Island College, this +220M development will transform Providence’s Jewelry District and reclaim an urban place damaged through environmental degradation. Through the urban planning efforts, the new district will feature new street grids, several transportation choices and the careful siting of buildings, creating a true sense of place.

Adaptive reuse is central to the sustainable efforts in the South Street Station Redevelopment, particularly in the conversion of a former power plant into a new academic center. Additionally, 300 units of graduate student housing and an 850-vehicle parking facility will create a recognizable, walkable, human-scaled district adjacent to the Providence River. Making social, human connections is a high priority for the project; the enhanced public realm will feature cafes, parks and a river walk, all contributing to rich settings for public life. The project is slated for completion in the summer of 2017.

SGA recently completed an adaptive reuse of an existing five-story, 40,000 SF warehouse located in midtown Manhattan that will became the corporate headquarters of the global communications company Ruder Finn. SGA is reshaped the space to match the needs of Ruder Finn’s young collaborative culture, designing a workspace for 260 employees that encourages interaction and creativity with flexibility enough to adapt to the changing needs of individuals and work teams.

Floors 2 through 5 are a mix of open bench seating, conference rooms, huddle areas, phone booths and the Bloomgarden family’s private collection of art; executive offices are centrally located the 3rd floor in an open setting and the basement houses an informal café and stadium seating that will be used for town hall meetings. The first floor features reception and an installation of reclaimed wood slats that screen and wrap key areas to provide visual and spatial definition, and a recreational roof terrace will be included inPhase 2.

As a gateway to Alexandria Center at Kendall Square, these iconic towers establish a strong urban presence along the Charles River in Cambridge, MA. The 800,000 SF life sciences mixed-use development offers a rich diversity of architectural elements – most notably the terraced edge responding to the proximity to the river. The towers establish a premier destination at the center of this global life sciences cluster. 50+60 Binney Street is designed to provide state-of-the-art space for innovative life sciences users, while providing a mix of uses to activate the public realm. This active and vibrant street-scape celebrates the urban fabric at Kendall Square. Creative sustainable solutions include on-site cogeneration, solar PV arrays, high-performance enclosure systems, bicycle storage, charging stations and LED lighting, all contributing to reducing carbon emissions and achieving LEED Gold certification.

Completed in 2013, Biogen’s 325,000 SF LEED-Gold global headquarters is situated in the strategic life science cluster adjacent to the Massachusetts Institute of Technology. As the first phase of the Alexandria Center at Kendall Square, this transformative development responds to the urban fabric of East Cambridge, MA and anchors the west district of the Binney Street life science corridor. Three historic structures on the site were restored and serve as bookends to this dramatic 21st century facility.

The creative assemblage of old and new celebrates the public realm experience in this unique city setting. Active urban uses enhance the building’s presence, providing employees and visitors with outdoor meeting and recreation opportunities.

SEAPORT GATEWAY DEVELOPMENT

Serving as a gateway site between South Boston and the Innovation District, these parcels, totaling 2.5 acres, provide a unique opportunity to connect one of Boston’s historic neighborhoods to Boston’s most transformative district. In collaboration with Skanska, SGA is currently designing a series of iconic buildings, totaling 500,000 SF, juxtaposed on two blocks, which offer outdoor amenities in concert with a dynamic urban streetscape. Adding density and focusing on a vibrant mix of uses, SGA is creating a new “district” which will link Boston’s former industrial fabric to the innovation occurring just blocks away. This effort is also focused on careful crafting of the public realm, particularly along the water’s edge, and offers outdoor recreation space, an urban plaza and roof terraces to celebrate the skyline views.

SGA collaborated with The Davis Companies to present a concept design and analysis package for 112 Shawmut Avenue, a proposed 95,000 SF building in Boston’s growing, innovative South End “Ink Block” neighborhood. Working a tight deadline and with a rapid turnaround process, SGA’s creative vision transformed 112 Shawmut Ave – a century-old mercantile building – into a refurbished modern class A office building ideal for new-economy tenants. The repositioning concept combines modern glass and steel façade elements to complement the historic nature of the existing building.

Located within Waltham, MA’s progressive mixed-use development at 1265Main, Clarks North America office headquarters is situated in the south corridor of this all inclusive destination. The integrated 1265Main shopping experience offers a variety of unique amenities, restaurants and retail stores which are easily accessible for employees and guests. SGA’s adaptive re-use of the existing facility boasts a fully branded and centrally located glass jewel box entry connecting all floors of the facility. This iconic building features a 50,000 SF parking facility on the first floor and 120,000 SF of workspace on the second and third floors. The design team has re-purposed the existing framework of the building through the effective re-use of existing infrastructure and the incorporation of large industrial size windows installed within each bay.

Cubist Biopharmaceuticals’ chemistry and biology labs in Lexington, MA represent the continued growth to support their research to treat life-threatening infections. The 110,000 SF LEED Silver wing establishes a strong architectural marker on campus. The vertical tower features an atrium that establishes order and community. Linking the existing south building labs and the 21st century lab expansion to the north, this branded feature establishes a strong sense of community with the creation of highly collaborative environments at each level allowing scientists the opportunity for casual encounters at refresh zones as well as the ability to exchange ideas in huddle rooms. The vertical iconic spine features a cafe, conference centers and research facilities. A beautifully landscaped terrace extends employee amenities outdoors and compliments the experience on campus.

Embracing a distinctive alternative to traditional office space, SGA designed this 172,000 SF, LEED Silver certified, core and shell office building, involving an innovative adaptive reuse of a former warehouse facility. Located in the emerging downtown district of Watertown, the design establishes a bold and highly innovative work environment. The dramatic atrium connects an array of on-site amenities, and connectivity continues to the outdoor features and cycle track. The new sense of place is enhanced with bold interior and exterior courtyards, as well as green features that support collaboration. The thoughtful design makes shared space the organizing element. Courtyards, terraces, porches, cafes and gardens provide rich settings for interaction. The Boylston Properties development is slated for completion in mid 2016.

ROLLING MILL HILL URBAN STUDY

Collaborating with local resources, SGA executed master planning services for the Rolling Mill Hill area of historic South Nashville. SGA provided comparative analysis of several prior studies and then developed a master plan for continuing development around the landmark “Trolley Barns” and Rolling Mill Hill area. The master plan encompasses the creation of a distinct “District” to connect Rolling Mill Hill to the thriving Downtown and Rutledge Hill districts, as well as the nearby, revitalized Cumberland River area. The team focused on maintaining a link to South Nashville’s historic past, developing an amenity infrastructure to meet future neighborhood uses, and providing increased connectivity for pedestrians and vehicular traffic alike. This comprehensive plan stands to transition Rolling Mill Hill into the South’s most unique, eclectic and sought-after neighborhood.

THE GAUGE

SGA is providing the design and architecture services for The Gauge, a unique 130,000 SF development in the blooming Boston suburb of Waltham. The 1940s-era brick-and-beam structures will be fully restored to provide creative office and R&D development space across three buildings in a campus-like setting, featuring high ceilings with expansive windows, skylights, and exposed brick interior walls, along with revitalized systems, common areas, infrastructure and parking facilities. “The Gauge” should be ready for occupancy within the first two quarters of 2017.

SGA was retained by the Caerus Group to reposition and market 74 Kent St. in Greenpoint, Brooklyn. Also known by its original name, the Eberhard Pencil Factory, the 33,372 square foot property is adjacent to Kickstarter’s headquarters. The restored landmarked building from the 19th Century features open loft floors, exposed brick, outdoor space on every level, and a private roof deck boasting spectacular panoramic views of Manhattan and Brooklyn. Original architectural details such as century-old masonry and timber beams create a youthful and industrial vibe that appeals to the Innovation Economy and TAMI tenants increasingly drawn to one of the city’s hippest neighborhoods.

SGA’s marketing efforts in collaboration with Core and Cushman & Wakefield resulted in the first commercial property in New York to be marketed with Virtual Reality.

AUTODESK

When the California-based Autodesk – a company known for their groundbreaking 3-D design software – was looking for a new East Coast “innovation lab” location, they turned to SGA. The new Autodesk space, designed and built through advanced IPD (Integrated Project Delivery) methods that encourage collaboration and teamwork through co-location, brings together the company’s 150-person Waltham office and existing 30-person Boston office.

Located in the “Innovation District” of South Boston, the project features a new BUILD Space (Building Innovation Learning and Design Space) aimed at exploring digital technology and supporting innovation in the building industry. The space is staffed with leading experts and thinkers and features cutting-edge digital fabrication equipment along with robots, laser cutters, milling machines, and design stations. Additionally, the new location provides “free space” for as many as 15-20 different startup companies.

Black Duck Software’s office space is all about the employees. Finishes, furnishings, color, and graphics were considered to create the perfect platform to express the duality of its brand and its personality. In an effort to encourage collaboration and foster a sense of community, the design team carefully strategized the balance of “we space” versus “me space.” By co-locating the game room, café and meeting areas with the main reception zone, SGA was able to provide a centralized hub of activity for breaks, collaboration and dining. To balance the focused nature of their engineers’ work with the fun and playful personality of their brand culture, interactive display shelves backed with nature photography became a home for their signature rubber duckies. Similarly, custom wallcoverings encrypt a clever story about the company’s history with a stream of binary code.

CARGURUS

When the rapidly-growing online automotive research and shopping web startup CarGurus faced a space crunch, the company turned to SGA to help design their new home. CarGurus was looking for a place that would enable them to attract and retain young talent, house a rapidly growing workforce, balance the needs of the sales and technical departments and capture the company’s distinctive brand.

The new CarGurus space is populated with open, modern workstations with minimalistic benching setups and height-adjustable monitors for employees; mobile whiteboards were brought in to boost brainstorming and meeting sessions. The new space includes a large café/gathering space, a variety of conferencing spaces and small phone rooms and a game room.

To capture the mixture of technology and automotive nostalgia that CarGurus desired, SGA’s branded environments and interior design teams developed several custom features for the space, including a curated display of seven classic hubcaps and a feature license plate wall built with over 300 different plates from around the country. Facing an accelerated move-in schedule, SGA worked with CarGurus and broker CBRE to help get the new space up and running. The entire process was completed in a little over a year.

A progressive market research company providing unique customer insight, Communispace’s work environment required an open, energetic and intuitive space to support the team-oriented focus that drives their business. SGA created this 83,000 SF office space on two floors at Boston’s Atlantic Wharf, enhancing the highly collaborative buzz synonymous with Communispace and its company culture. From the outset, the lobby greets clients, partners and visitors with a vibe and look that could only be from Communispace. Much of the work at Communispace is accomplished through team effort, both online (through video conference) and in-person, to encourage regular communication. This new workplace caters to this style of work, utilizing an abundance of conference rooms, training rooms, breakout spaces and soft-seating areas for employees.

Personalized employee nameplates are found outside each office as custom signage designed for common conference areas highlight many of the city’s iconic landmarks.

To maximize daylighting, conference rooms and offices are accentuated by utilizing glass walls, allowing light to shine in from all directions. This optimal transparency presents a variety of New England’s seasonal changes as well as full-scale perspectives of Boston’s cityscape into the office.

Located along South Boston’s waterfront, EnerNOC is a fast-growing, cutting-edge energy management company providing full service energy demand, performance and conservation solutions. As part of their new corporate headquarters, SGA has created a 24-hour, fully-equipped Network Operations Center that includes 35 workstations and two main digital wall displays, providing employees with the tools necessary for non-stop operations and consistent performance. A large glass wall display allows personnel, visitors and supervisors to observe the activity within the space in action at all times. While the NOC area is a central hub for employees, guests and clients, meeting and breakout spaces can be found throughout the office, accommodating all other lines of work.

Infinidat – a technological pioneer and industry leader in data storage – recently enlisted SGA to create their new US headquarters, located on the top floor of the 10 CityPoint building in the blossoming Boston suburb of Waltham. The office concept and design reflect Infinidat’s high-powered, high-performance product, with technology-driven features and trademark efficiency with space. Upon arrival, a “client zone” immediately showcases Infinidat’s feature data center, while a real-time entry sequence live-streams a projection of Infinidat’s data-usage (in true Matrix style) and a wall displays the company’s multitude of patents in playful, eye-catching fashion. A “gallery space” features sculptural letters that activate the brand and extend the exterior presence, and the space’s front desk is even designed in the style of the company’s signature data storage project – the InfiniBox. Finishes for the office were selected to evoke the idea of an efficient data stream, immersing guests, clients and employees in a cutting-edge environment throughout. To enable employee communication and collaboration (and to attract and retain talent), SGA designed a technically-driven, open and modern office environment designed for ease of use, featuring plug-and-play, technology-driven meeting rooms, glass office fronts and plenty of transparent light. The office also includes a café space, billiards room and roof deck.

LAUNCH

The fast-growing company Launch, an incubator for e-commerce ventures, recently turned to SGA to help develop its offices in both Boston and New York. In Boston, SGA assisted in the development of Launch’s space on four separate floors of the famed Landmark Center in the city’s Kenmore Square neighborhood, only a short distance away from Fenway Park. The 12,000 SF office features eye-catching furniture and glass walls along with a custom-built showroom display for one of Launch’s startups, the shoe company M. Gemi; the venture specializes in importing and selling affordable and elegant Italian footwear. Additionally, SGA worked to convert an entire level of the building tower (which had been a basketball court) into a photography studio. In New York, SGA will aid in the development of Launch’s floor plan and furniture in their modern 5,000 SF incubator location at 75 Spring St. in SoHo. SGA will provide minimal demo work, an interior refresh, lighting updates and a refinish of the hardwood floors. The location will also be home to the Launch funded marketing company Children’s. Launch’s New York space – which will accommodate 36 people – will be finished out with existing items from the Boston office and supplemented with additional orders to meet their growing needs. Launch and M. Gemi are the creations of entrepreneur Ben Fischman. Fischman is familiar with SGA’s work through his previous company, the online fashion destination RueLaLa. SGA provided the interior design for RueLaLa’s Boston and New York locations, totaling 95,500 SF.

As a market leader in remote desktop and conferencing software, LogMeIn was looking for a place to bring employees and their ideas together in a facility that empowered them to work more collaboratively, with a sense of identity that reflected their playful, team-oriented culture. “Connections and Intersections” was the concept for LogMeIn’s 110,000 SF headquarters in Boston’s Innovation District, as the company’s aim is not only connect commercially through various mobile devices – but also personally through innovative teams.

Unique venues for these connections were set up through the eight-story brick and beam building, including a dramatic three-story view at reception and a striking signature blue wall and ceiling detail that links the floors and public facing activities together. To entice team members’ collaboration and circulation throughout the building, all vertical circulation points introduce layered signage and supergraphics that recall LogMeIn’s world-wide office locations. The team was thrilled that these features were married so well to the unique personality of the themed rooms and the open work space that characterized LogMeIn, resulting in a space that works for innovation and is a model for restoration in this important Boston district.

SGA is continuing its work with the rapidly growing and inventive technology company LogMeIn with their expansion project. This 117,000 SF expansion reflects the modern, flexible design SGA implemented in LogMeIn’s current headquarters, with an open workstation plan that enables collaboration and communication among employees. Located directly across from LogMeIn’s current space, the new building will house approximately 500 employees. This expansion will also offer additional amenities to employees, including a large café, relocated gym and new basketball court. The expansion enhances and solidifies LogMeIn’s presence in Boston’s growing Fort Port area, while reflecting the company’s distinct culture and core concept of connectivity.

Located within the existing 600 Unicorn Park office building in Woburn, MA, and spanning two floors, this 42,500 SF corporate office renovation serves as Monotype’s corporate headquarters. The new space, designed in close collaboration with the client’s marketing team, reflects the company’s dedication to quality, leading-edge innovation within the typographic community and beyond. The modern, modern, sophisticated space mirrors the company’s brand, celebrating the “glyph” as the “hero,” or the main focus of the space, with letterforms abstracted throughout the entry sequence and waiting, along corridors, and embedded into flooring and film solutions.

With the new space, Monotype transitioned from high-walled cubes and private offices to open workstations with shared collaboration zones; SGA provided a variety of workstations, sit to stand stations, private offices, huddle rooms, phone rooms and conference rooms to offer employees multiple options for collaboration and time away from their workstations. Since moving into their new office space the company is experiencing increased collaboration and flexibility. The vibrant office design reflects their corporate culture, attracts and retains employees, showcases their brand and harnesses their commitment to typography and technology.

Working closely with the client, the SGA design team transformed an existing row of century-old mill buildings into the contemporary, active office space Rue La La needs. Always with an eye toward the budget, the design utilizes contemporary building materials within the “brick and beam” open floor plan to make the space pop with a sense of retail chic.
