The Lower Merion Conservancy is a member-supported non-profit organization that protects and enhances our community’s quality of life by preserving streams, open space, and history. Through research, education, and advocacy, on behalf of residents of Lower Merion Township and Narberth and our partners, the Conservancy promotes the collective responsibility for our shared resources.

Dear Friends,

The expression“Water is never missed until the well runs dry,”suggests that one doesn’t know the worth of something until it is gone. This proverb was used often in the literature of the Lower Merion-Narberth Watershed Association, the Conservancy’s founding organization. While we started in the 1970s by collecting water quality data and assembling volunteers to stabilize eroded stream banks, we have now expanded our grassroots efforts to include advocating for local policy change that would preserve more of what we value – our streams, our land, and our history. In 2017, we can honestly say that we took the advice of our predecessor and, in Lower Merion and Narberth, have taken significant steps to ensure that what we care about remains.

With community partners, such as the owner of Red Rose Farm, whose big vision for preservation became reality when he worked with the Conservancy to place 43 acres of open space under private conservation easement, we remain steadfast in our pursuit to protect environmentally sensitive land from subdivision and development. To date, the Conservancy has helped to permanently protect natural resources and important habitat on 183 acres through conservation easements.

Throughout the year, the Conservancy continued to share the William Penn Foundation’s goal of “moving the needle on water quality” with our work in the Delaware River Watershed Initiative (DRWI). Over the summer, the Conservancy and our partners planned the second phase of the DRWI, which will involve scientifically monitoring local streams, working with municipal officials to promote strong stormwater policy, and implementing stormwater control measures in focus areas.

The Conservancy has turned to Lower Merion Township’s Comprehensive Plan as a tool for communicating the relationship between open space, natural features and historic resources. Our efforts to increase visibility and a shared vision for the value of our historic resources was evident in our annual Historic Preservation WatchList. We are active contributors to discussions about Lower Merion Township’s rezoning process and Narberth Borough’s preservation planning, both of which will shape the historic character of our community.

This year, the Conservancy celebrated many preservation victories. We could not have done it without you, and the support of so many members and volunteers like you. Thank you for helping us grow from a few individuals with a big heart for preservation to one with a big voice to motivate positive change in our community. Thank you also for continuing your support with a year-end contribution.

Open Space Preservation &Watershed Conservation

StreamWatchSince the 1970s, the Conservancy has been collecting and analyzing macroinvertebrates from Mill Creek in an attempt to capture a trend in stream quality. Macroinvertebrates are good indicators of localized conditions because of their sensitivity to changes in sedimentation, habitat loss, and levels of chemical pollution. The Conservancy’s staff and volunteer citizen scientists continue to collect macroinvertebrate and chemical data from local streams, using YSI pro plus and Global Water Instruments flow probes to measure conductivity, dissolved oxygen, flow velocity, and other physical and chemical parameters. Data collected is used to inform local and regional partners about stream conditions within the watershed. During the coming months, the Conservancy will continue to work with its partners to help improve the health of the watershed through the William Penn Foundation’s Delaware River Watershed Initiative.

5th Annual Stormwater RunoffLocally referred to as the “Mount Everest of 5K Runs,” the annual Stormwater Runoff not only gets one’s heart pounding up and down the hills of Rolling Hill Park, but delivers a unified message about the adverse impact of polluted stormwater runoff on our waterways. On October 16, more than 100 runners, sponsors, and volunteers turned up to support action that can be taken by everyone in our community to reduce stormwater runoff and improve a drinking water supply for millions. Co-hosted by the Township’s Environmental Advisory Council, the Stormwater Runoff course winds runners through a 103-acre historic park and along Mill Creek, an impaired stream – and the focus of the Conservancy’s StreamWatch program – that empties into the Schuylkill River.

22nd Annual GalaThere was no better place to observe preservation than on the Meadowbrook Farm estate in Villanova, overlooking the Conservancy’s largest and most recent conservation easement. Attended by more than 250 guests, the Gala celebrated preservation and achievements in our community and raised over $90,000 from generous patrons and sponsors. Proceeds from the event support the Conservancy’s open space, historic preservation, and watershed conservation initiatives.

43 Acres

Conservation EasementIn a community where sprawl continually threatens our scenic landscapes, we are grateful to forward-thinking residents who wave their development rights for the sake of preserving open space. Because of one individual’s vision and a two-year effort by the Conservancy’s open space team, a 43-acre property in Villanova along Spring Mill and Mount Pleasant Roads is now preserved, its natural resources protected. Grand vistas, mature trees, important wetlands, open meadows, and approximately 2,300 feet of Arrowmink Creek are protected through a conservation easement. Several historic structures are located within the boundaries of the easement, including an 18th-century guardsman house and Red Rose Inn, an important respite for early travelers that dates to 1740. Had a conservation easement not been created to protect the property, the land could have been subdivided into more than 12 developable lots and forever stripped of its scenic, natural, and historic character. This conservation easement brings the total number of easements the Conservancy holds to 20 and the total number of acres protected to 183.

WatchListThe Conservancy published its annual WatchList in September 2017. The List, which is in its twentieth year, identifies significant historic properties in Lower Merion and Narberth that are vulnerable to demolition, neglect, or insensitive development. This year’s publication identifies practical strategies in the Township’s new Comprehensive Plan that can help support the long-term preservation of a variety of historic residential, commercial, institutional, and open space properties in the community. Although opportunities for many of the nine WatchList properties have not yet been proposed, several of this year’s listed properties have been at the center of discussions about preservation.

• The Barnes Foundation, an institutional property on the WatchList, recently petitioned the Montgomery County Orphan’s Court to approve its affiliation with St. Joseph’s University. One intent of the affiliation is to preserve the Barnes’s historic Merion arboretum and museum building.

• Clairemont, a 22-acre WatchList property in Villanova, has been the identified by the Lower Merion School District as a possible future school site. The Conservancy encourages the School District and any other potential future owner of Clairemont to respect the property’s historic assets, including its Horace Trumbauer-designed mansion and its landscape.

• Property owners in Ardmore have recently united in a campaign to preserve a 1912 Arts and Crafts house and its associated property from demolition and redevelopment, respectively. The property is contained within collection of equally distinguished historic houses.

Lower Merion Township Zoning Code RevisionsLower Merion Township has recently engaged a nationally-acclaimed consulting firm, DPZ Partners, LLC, to revise the township’s zoning code. The existing code, which has been in place since 1937, was created during an era that witnessed the redesign of the landscape to accommodate suburban development and automobiles. The code has been revised multiple times, but its automobile-oriented directive has remained unchanged. The current zoning initiative aims to upend this model by creating a code that discourages the further subdivision of open space and encourages the preservation and enhancement of the township’s traditional neighborhoods. The Conservancy has appreciated opportunities to engage the public at recent events, including forums that have addressed ways that updated zoning can help preserve the township’s older building stock and its natural landscapes.

School PartnershipsUsing Mill Creek and Rolling Hill Park as our classroom, school groups from Lower Merion and beyond learned about the relationship between humans and the natural world. Through hands-on outdoor experiences, children discovered the effects of human activity on clean water, the importance of protecting our local watershed, and went “back in time” to uncover the unique story of the Mill Creek Valley in our History Hikes. By infusing our mission into programming, we are able to give depth and meaning to the complex issues that face our region, leaving students with the understanding that through community action, they can make a positive impact on our planet.

Children’s Earth Day ForestIn May, more than 200 adventure seekers descended on Rolling Hill Park to celebrate Bugs, Slugs and Other Ughs – the 25th Annual Children’s Earth Day Forest. Insects of the edible variety tickled the palates of the daring, while most everyone took pleasure in cuddling up Madagascar hissing cockroaches at the Academy of Natural Sciences’ traveling live bug show. Since 1992, the Earth Day Forest has demonstrated the importance of environmental education for children and their families. The Earth Day Forest event was made possible through generous gifts from PECO and Shreiner Tree Care.
