Renovating a home can be time consuming, challenging, yet highly rewarding if you have the right team working for you.

Each step should be carefully calculated and swiftly taken to keep a good pace in the process.

There is a specific timeline – you’ll need to be prepared with the right action plan in mind

GET PRE-APPROVED

Getting pre-approved is the #1 1st thing every buyer should do before searching for homes.

You will be asked for ample information, don’t fear, this is for your own good. Banks have become extra careful in vetting out new homebuyer’s qualifications in order to keep them from over spending.

The pre-approval process takes as long as the buyer does in gathering information. It can take a few days – a year (all up to you!)

▪ Last 3 consecutive month’s of bank statements including all blank pages

CONTINUE AFTER THIS WITH REGULAR CLOSING PROCESSYou will:

After closing, it should take 2-3 months to rehab (earlier, we included housing allowance into the loan costs, that covers your housing while you aren’t living in the home. You can also steer the mortgage payments until after the rehab is done)

FINISHED PRODUCTFINAL WORTH & EQUITYSo you’re done with your project? Where does the value stand?

This finished home can now be listed for $469,000, sold for $465,000, you pay the closing costs, commissions & your total profit is $40,125 (not bad for 190 days of work!)

If you choose to stay in your home, you can refinance into a conventional mortgage at a lower rate given the finished product is worth at least 16.5% more than your loan amount. Your monthly payment would then be even lower!
