I hate to end on a bad note, but I did say that there was good and bad news to report: With properties moving so quickly we continue to have a shortage of properties to sell, and the buyers are stacking up. I suppose this ‘bad’ news is really ‘great’ news for sellers, so give us a bell if you’re thinking of making a move so we can match these buyers with your property! We invite you to browse through the following pages to see how properties are selling around your place. Please feel free to contact me for a more detailed report. All the best,

hello & welcome to the
SPRING EDITION OF OUR 2452 MARKET REPORT
In this edition we have both good and bad news to report. To start on a positive note our local real estate market continues to show significant strength with another $1M+ sale in Sawtell as well as substantial increases in median sale prices across the postcode. The past 12 months has seen remarkable capital growth across the 2452 area with an increase of 6% in median sale prices. This is a marked improvement over 2013 figures which only reflected a 1.9% increase in the same area. Even better news is that these exceptional prices are being achieved in a shorter timeframe. In the past month alone we have had 3 properties going under offer within the first 2 weeks of marketing, meaning our sellers are only having to endure a couple of open homes before their property is sold.
Look at the cheaper suburbs:Many first home buyers want to buy in neighbourhoods that are close to their favourite café hub, but unfortunately these areas are usually the most expensive. Consider looking at suburbs a little further afield and maybe down the track you will have enough equity to be able to afford to buy in your “dream” suburb.
Find a Fixer-upper:If you absolutely don’t want to compromise on your favourite suburb, then another affordable option is to find a property that is ripe for renovation. Be mindful if you go down the renovation road as you don’t want to overcapitalise. Add up how much renovations will cost you and add this to the sale price to figure out if you aregetting a bargain or not.
don’t go it aLone:If you want to get into the property market right away but don’t have the funds yet then you could invest in a property with your partner or friends to help reduce your outlay. Just make sure that you seek legal advice before buying with another party, and ensure that they are financially stable.
There are always plenty of great property bargains out there, but you need to start looking for them or you won’t be there at the right time to snatch them up.
P R O T I P Sbuying:
HOW TO BREAK INTO
THE REAL ESTATE MARKET FOR LESS
Saving up for a home loan can be challenging, especially when you consider the rising cost of real estate. But if you look a little harder, there are still plenty of affordable properties available and many first time buyers may be able to enter the property
market sooner than they think if they look outside the box a little.
The sun will likely be shining bright on your home during the spring and summer months, so make sure everything outside is in good condition. Fix the loose paling on the fence, make sure the house number that is falling off has been secured and broken roof tiles are replaced.
It’s that time of year where the days start getting longer and flowers are starting to bloom. Spring is often seen as one of the better times of year to sell, as this is when properties look their best and buyers come out of winter hibernation. However, there can be more selling competition in the spring and summer months so this means that you really should make an effort to style a home that is clean and inviting.
“Don’t forget that it’s spring so it’s always niceto see a splash of colour”

ARE YOU READY
FOR THE SPRING SELLING SEASON?
Inside you should be starting on your spring clean. Roll up your sleeves and start decluttering, scrubbing, dusting and polishing. There’s no need to throw everything away, but try to make sure things are put away and you have adequate storage so that everything has a place. You’ll find that a spring clean will maximise your space and lift the whole mood of your home.
Don’t forget that it’s spring so its always nice to see a splash of colour. Neutral tones are generally recommended when selling properties, but some fresh flowers or bright coloured cushions will make your home a little more inviting.
real estate
Home decorating trends are constantly changing and as much as we all want to keep our homes looking fresh and modern, trying to keep up with the latest trends can be an expensive endeavour.
add cushions and textiLesCushions, rugs, and curtains all provide an easy way to add more colour and life into a home. Best of all they come in all sorts of styles and budgets so it’s easy to find textiles for all tastes. You can also buy accessories such as table ornaments or kitchenware to help add a new theme to your home. For cheap options look online or try homewares stores like Ikea or Spotlight.
switch door hardwareOld door and cupboard hardware can make a home seem dated, but luckily door hardware is cheap and easy to replace. You can choose door knobs with sleek metal
designs for a more modern look or you can find old fashioned styles depending on the look you want to create.
get artyArt has a reputation for being expensive, but if you look around you’ll find there are plenty of art pieces available that won’t break the bank. A great place to look for original yet inexpensive art is at markets, or online where you can get any print you want transferred onto canvas.
start paintingIf you have a bit more time and money to spend, then painting is a great way to update a room or an entire house. Painting is also a great investment as it can help add property value. If you find that you like to redecorate often, neutral colours will always serve as a classic backdrop to match with whatever other styling elements you choose to bring into a room.

The risks of pesTsIt is many of the smaller, problematic pests that become even more active during summer. Flies, cockroaches, ants, spiders, and so on. Depending on what breed they are, even some of these smaller pests can be fairly large and unpleasant to deal with. Cockroaches and rodents carry bacteria and can increase the severity of asthma symptoms or irritate allergies. Unfortunately, as their activity increases, so does their tendency to be more tenacious about heading indoors to scavenge for food and, in the middle of a storm, seek shelter.
don’t risk it,
PROTECT YOUR INVESTMENT FROM PESTS
Clearing ouT pesTsWhether you’re a homeowner or a business owner, it’s in your best interest and the interest of others that you take care of pest problems ASAP. Ways of doing this can range from keeping your residence free of rubbish and food scraps to sealing off possible entry points that pests may use to get in.
However, it’s important to remember that no matter what steps you take, pests are very clever and can typically find ways inside. You can certainly make it a difficult task for them, but they’ll eventually find the means. What this means is that pests need to be stopped, not just deterred. In the end, your best approach is to have a professional pest management service provider treat your home or business for pests on an ongoing basis.
The weather is beginning to warm up and for many pests this means it is an ideal time to breed more and increase activity. As summer is a popular time for pests, it means that your home or
business is even more vulnerable to potential infestations or, at the very least, the occasional unwelcome visitors.
DID YOU KNOW?The venomous and sometimes deadly Red Back Spider is prevalent in our area! Keep an eye out for their untidy webs in sheltered positions, close to the ground near sheds, garages and outdoor furniture. If spotted call an expert for extermination!

proTeCTing properTyAs frustrating as cockroaches and spiders can be, there are greater potential risks that need to be considered. Termite activity can decrease the value of your property and even go so far as to cause structural damage to the building. Recent data indicates that it could now be as high as 1 in every 3 homes is attacked by termites at some stage in its life. The damage caused by termites is often not covered under insurance which means that ongoing monitoring and prevention is essential.
Beyond regular inspections, there are also barrier systems available which, when properly maintained, can guarantee against termite activity. When it comes to maintaining the value and integrity of your property, it is always best to have a professional pest management service inspect and treat your home.
