August Message From Your Board President

Congratulations to the NEW Board!! We have an exciting year ahead. To

start it out make sure you attend to the General Meeting on August 8. After the

regular meeting we will plan this year’ events. The Board will help with your

events. Like Art Tipton’s Casino Night, he is planning the whole event, he is

rounding his own people to do everything. This is the way we would like to see all

events this year. The Board will put on the free events.

I would like volunteers to help with the Breakfasts this year. The Students

will still help with the serving and some prep work. It is like the Snack Bar we use

volunteers that are not Board members.

During all the events we have had, I noticed that some of you are NOT

respectful of the performers, MCs and instructions. When someone is speaking

you need to stop talking and listen carefully to what they are saying and following

their instructions. The planners of the events are trying very hard to get everyone

fed in a timely manner. When you have close to 200 people at an event everyone

can not be first. If you have suggestions bring them up at our meetings. If you

have menu ideas let me know or event chairperson.

You may have noticed that Millennium and the Snack Bar Account bought a

new ice machine. It makes 4 times as much ice that the last one did. You are all

welcome to get that ice you need. (Remember that when we have events, we do

use a lot of ice.) The Snack Bar had to buy a new refrigerator for storage, your

sodas will be cold again.

It’s time to recognize Management, Nancy, Kathy, Miguel, Jorge, Juan

Carlos and Louise for their efforts to make this the #1 wanted Mobile Home Park

in Northern Colorado. Let’s all respect the hard work they do. Remember we are

not an assisted living park. YOU must take responsibility for your actions and

home. They all try to make life more comfortable for all.

Yes, there will be changes in lighting the park. It’s in the budget, later in this

physical year.

MILLENNIUM MEMO “Did you hear that the Manager said the Housing Subsidy Program is ending soon?” That’s the latest rumor I’ve heard—and if a rumor makes it all the way down to our Office, it must be pretty widespread. Yeah, I know: silly, isn’t it? If this made you nervous, take heart. Per our deal with the City, 50% of the annual Surplus goes into the Housing Fund, to be used ONLY for housing subsidies. That Fund currently has a balance of $1,140,600, with an expected $500K or so added annually. We’ll pay out around $400K, so the balance is growing, not shrinking, and is sustainable indefinitely. Feel better now? Speaking of Surpluses… Thanks to your cooperation with the Income Cert process, we have a decent amount of money to spend in the new Fiscal Year. Some examples:

Street & Pathway Lighting improvements--$250K.

Tree Trimming--$86K (3rd year of a 3-year tree program).

“Replacement windows for Clubhouse uniformity”--$10K.

More Security Cameras, new Clubhouse Sound System, ramp to green waste dumpster, speed humps on longer streets, restripe street stops--$20K.

There’s more, but I thought this would give you an idea of the variety of projects we’re planning. Your Rent Dollars at Work! In Other News…

Aloha Kudos to Rick Henry & Rose Arvidson (443 Samoa), who “did a great job arranging the entertainment for Hawaiian Night.” Obviously this wasn’t their first Hula. Mahalo, Rick & Rose!

August 10 is the 19th Anniversary of The Tropics’ conversion to non-profit ownership. Can you believe it’s been that long? What do you say—should we plan something special next year for the 20th Anniversary, like I think we did for the 10th?

I saw a comment in The Breeze that a volunteer is needed to take over as Editor? Could that be true? If you’ve ever wanted to get in touch with your inner journalist, why not step up? It seems like editing the Breeze would be a lot of fun, doesn’t it?

Besides, don’t you want to keep getting these fun, informative, must-read Memos?

Manager’s Corner for August 2018 Thank you all for returning the Income Certification forms. Those that did not bring them in received a personal visit from Kathy. We had 100% last year and wanted to do it again. Besides being mandatory to keep our non-profit status it generates revenue for capital improvements to our park. And, yes, we are the best one -- that is what a lot of prospective residents tell us when they check it out. The financial assistance forms were due the end of July and we assisted many of you in filling them out. You should soon receive letters re qualification status, if you have not already. The annual rent increase will begin with your September statements. Please update your banking information with these changes if your bank mails the check or you pay automatically on the Resident Portal. Paying automatically is a big time-saver and prevents late charges in case you forget or are unable to come to the office. If you are under the weather, give us a call and we will arrange to pick it up. Reminder to protect your pets from the sun and hot pavement. Never leave your pet in the car and no walking on the asphalt when it is hot – it is too hot for those bare paws. Congratulations to the new Board. AT ONE TIME, DRIVING WAS CONSIDERED A PRIVILEGE

RESERVED FOR A SELECT FEW. NOW , FOR MOST OF US,

COMMUTING HAS BECOME A NECESSITY. WE ARE

HURRYING FROM HOME TO WORK IN THE MORNING, AND,

WORK TO HOME IN THE EVENING. WE HAVE BECOME A

SOCIETY OF "HURRY".

WHICH BRINGS UP THE POINT OF THIS ARTICLE--

SPEEDING.

WE MUST ALL BE TESTED IN ORDER TO RECEIVE A

LICENSE TO DRIVE. THIS TEST COVERS THE RULES OF

DRIVING AND HOW THEY MUST BE OBEYED. ONE OF

THESE RULES IS SPEED LIMITS AND THE SIGNS THAT

IDENTIFY THEM.

THE SPEED LIMIT IN THE TROPICS IS 15 MILES PER HOUR.

UNFORTUNATELY, THIS IS BEING IGNORED BY A GREAT

MANY PEOPLE WHO LIVE HERE AND THEIR GUESTS.

A VERY LARGE NUMBER OF OUR FRIENDS AND

NEIGHBORS WALK OUR LANES, (THAT'S RIGHT, LANES.

THEY ARE NOT STREETS, THEY ARE FIRE LANES), AND

ARE IN FEAR OF BEING HIT BY THESE SPEEDERS.

PLEASE SLOW TO THE POSTED SPEED LIMITS.

IT MAY COST YOU AN ADDITIONAL MINUTE OR TWO, BUT

NOT SLOWING DOWN MAY COST SOMEONE THEIR LIFE.

Board Meeting Minutes 06/05/19

The meeting was called to order by President Richard Stoll at 7 PM The roll call was called, and all board members were present Guest Speakers: Larry Cornell introduced a speaker for the dining room Art Tipton said he is chairing a Casino Night in August. The Board will dis-cuss later in the meeting The minutes for the April 4 meeting were read and accepted The Treasurer’s report was given and accepted The Bingo report was given and accepted The Audit report was given and accepted Correspondence: A letter from Diane Steele complaining about the Spectrum Exercise class and a copy was sent to SPARC. Also, a copy of the latter was sent to Aaron Wong, the person in charge. An e-mail explaining what she is doing was read A letter from a Resident concerning a blind side on Palm near the B-Bug. She wants something to be done. It was turned over to the office. New Business: Open positions still open, Secretary, Board at large and Breeze editor. June Breakfast will be this Saturday, Father’s Day Breakfast Flea Market report was given by Ruth Churchill said everything went as planned. Latin Night went over exceptionally well, and the food was great. A description of the Hawaiian Night was given by Richard because Rick

Henry was out of town.

Larry Cornell said that the ballots ready. Absentee ballots can be picked up at the B-Bug after June 18. A more secret method of distributing the ballots. Bocce Ball was brought up and will have further discussion at General meeting. New Business: 4th of July Cook-out was discussed. This time we are letting guests join at $5 per ticket. It will be Hot Dogs, Hamburgers and Veggie Burger. Sodas will be provided along with all the condiments. The July Breakfast is Link Sausage, scrambled eggs and pancakes Richard Stoll announced there will be no Appreciation Dinner this year Art Tipton told up about Casino Night August 24. The Board will not be involved. Rick Casados moved the we give $500 for prizes and $500 for Food. And Ernie Odiamar second the motion. Checks would be written, and receipts

Anita Roque brought up that it would be nice to see George Turk at a meeting so people can ask him questions. She questioned the rate increase and a discussion followed.
