Roseville/Rocklin is one of Sacramento’s largest office submarkets and includes a wealth of high-end product. Nearly 4 million SF, or about 30% of inventory, is 4 & 5 Star. An affluent suburban area, many of Sacramento’s noteworthy tech employers are located here, in addition to other corporate occupiers.
Deliveries rose to a cyclical peak in 2019 because of two large build-to-suits, but consistent with most of this cycle, few projects were underway at the start of 2020. The submarket received a barrage of new supply in the years leading up to the recession, but developers have largely been quiet this cycle. This lack of supply, coupled with solid demand, had vacancies about on par with the tight metro average as of 20Q1. However, rent growth was well below the pace of 2016–18 and trailing the Sacramento norm.
Annual sales volume is typically strong because of the submarkets abundance of 4 & 5 Star product. While sales volume in 2019 did not match the record investment of 2017–18, pricing increased to a cyclical peak.
