Jon, We’ve used Deschutes County records and the Central Oregon Multiple Listing Service for active listings and
comparative sales in order to best obtain a fair market valuation for the subject property. All sales are in the
last 6 months. We used in our search parameters homes under 4000 square feet with Cascade mountain
views.
The subject property is a single level with daylight basement, 2909 square feet. It’s located on large open lot
in the Awbrey Butte addition. The home was built in 2001. It features wonderful mountain views. The home
appears to be well cared for.
There are four huge pluses:
1. The lack of inventory in the current Bend market.
2. The home hits an attractive price point for Awbrey Butte
3. The fact that the home features predominately single level living.
