DESCRiPTiOn47 Druids Park is a superb family home which was completed in 2002. The house occupies a prominent site on the northern boundary of Druids Park. The immediate outlook from the back of the house is over the adjoining fields, frequently grazed by sheep or cattle, and the views towards the Perthshire hills beyond are magnificent. The house is built in a traditional style with pitched slate roofs and the internal layout is well suited for modern day living with an open plan kitchen/ dining room and access out to the garden from the sitting room and the utility room. all the rooms throughout the house have both TV and telephone points and the drawing room, sitting room and master bedroom are linked for sky television.

a solid timber front door from the driveway leads into a small vestibule which has a WC with wash hand basin off. The vestibule gives entry to the hallway off which the three reception rooms and the kitchen are located.

The kitchen, which has the full advantage of the views, features a range of base and wall units with a 1½ bowl sink and integrated appliances which include a Belling electric ceramic hob, smeg dishwasher and indesit power assisted oven and grill. The dining room is semi open plan to the kitchen and double glazed doors link back into the hall. situated off the kitchen is the utility room which has base and wall units with a stainless steel sink, plumbing for a washing machine and space for an american style fridge/ freezer. Doors from here give access to the garage and garden and there is a generous walk in pantry.

The drawing room is located to the front of the house and has a beautiful fireplace with wooden mantel and slate hearth housing a gas fire. The room is also fitted with a 5 amp circuit for lamps and picture lights. The sitting room, which has

French doors out to the garden to the north of the house, is situated opposite the drawing room.

stairs with a cupboard beneath rise up the first floor landing where there are four double bedrooms, a family bathroom (with bath, basin, wc, bidet and shower) and a study or fifth bedroom. The hall, stairs and landing are light and airy thanks to glazed doors and a Velux window. The views from the master bedroom and the study/bedroom are particularly spectacular. The master bedroom has a built in wardrobe with sliding doors and an en suite bathroom which has a WC, wash hand basin and bath with shower over. Bedroom 2 has an en suite shower room. Bedroom 4 has a large walk - in cupboard. Located off the landing is a spacious airing/linen cupboard housing the hot water tank which more than serves the needs of the house. There is access to the attic space which is well insulated and, while not suitable for conversion to further accommodation, provides useful additional storage space.

OUTSiDE47 Druids Park sits in a generous plot of about 0.29 acres. To the front of the house is an area of a lawn and a brick paved driveway leading up to the garage. The garage has an electric roller shutter door, power and lighting and has enough room for a car and for workspace/storage around the sides. a wooden gate by the garage gives access to a path round to the back garden. The top terrace of the garden is paved and is a perfect area for outdoor dining and entertaining. To one side of the garden is a pond and opposite is a raised seating area. a flight of steps set between the terraced flower beds leads to a generous area of lawn which is bordered with planted beds and a hedge on each side, maintained by the adjoining proprietors. The entire boundary is fenced and the garden is both dog and rabbit proof. Within the garden are a number of established trees, shrubs, fruit trees, roses, herbaceous plants and bulbs which supply much colour in the spring. in addition to the garage there is a mower shed and separate tool shed.
