HAVING grown up in Mount Cotton, local develop-er Murray Cetinich looks over the completion of

Mount Cotton’s new regional park with pride. “You can just breath in all its beauty,” he says –

and it is hard not to notice the huge smile thatsweeps across the face of this father of five, whohas an affinity with Mount Cotton that spans over30 years.

“I just know this place so well, I grew up here andnow my kids are growing up here,” he says

“I knew the view, I knew what the area had beenand I really wanted to build a statement to MountCotton that could not only be enjoyed by the surrounding residents but also be enjoyed by thegreater Redlands.”

“The combination of the park’s vast openspaces, playgrounds and native bushland give youthe feeling of total freedom.

“It is the perfect fit for Mount Cotton and the surrounding communities. Even the city folk whovisit us out here have trouble going back to the city,”he laughs.

Murray’s vision for the 18 hectare parklandbecame a reality through a joint venture with aneighboring development.

“The concept was to produce a very large scaleparkland which articulated a relationship with thesurrounding residents particularly the area’s newdevelopments such as Silkwood Mount Cotton, which flanks the rim of the park,” Murray said.

The result is a wonderful “recreational garden”and community parkland that is punctuated by astriking backdrop of natural forest, natural waterways and pristine lakes.

In fact, Mount Cotton’s new regional park seems

Park yourself at SilkwoodPark yourself at Silkwood

more like a recreational retreat than a simple park. It is asoothing and stylish space with surprises at every turn.

There are vast stretches of green grass, playing fieldsand barbecue shelters and for the more adventurousthere is a network of bicycle and walking tracks, a largeflying fox, skate park and massive state-of the-art playground for the kids.

Add to that sweeping views, the abundance of nativebush land and natural watercourses - and you have anexperience for the whole family.

“This is a place not just to be looked at, it’s one to beexperienced,” Murray said.

“Everything in it is has been created for enjoyment inmind, from the plants, the outdoor settings and shadedentertainment areas, to the multitude of playgroundsand fields for both the kids and the grown ups.”

However, as the new park is located in the heart ofMount Cotton’s fastest selling residential developmentand master planned community, it is the residents ofboth Cotton Ridge and its newly released ‘‘sister’’ development Silkwood Mount Cotton, that will receivemaximum views of the park and its raw beauty.

Built on the cusp of the laid back bush setting, bothdevelopments benefit from the park’s “backyard” location as they either back directly onto it or overlook it.

The new homes at Silkwood Mount Cotton will showcase the parkland and blend into the park’s spectacular surroundings.

The development is built into the environment anddesigned to take in both the breathtaking views of bushland as well as the valley views and new parkland,”he said.

“People who live in Silkwood will love waking up to iteveryday,” Murray said.

An under-road pathway connects the surroundingcommunities, Silkwood and the adjacent developmentCotton Ridge, directly to the park which will also boastthree informal sports playing fields, an off leash dogpark and a half size basketball court.

Residents and visitors of Mount Cotton will be able torelax and unwind with a leisurely stroll through the villagegreen-style picnic areas or be invigorated by bush walk orperhaps even a stirring bout of ‘‘backyard’’ cricket.

Imoved out here from AlexandraHills in 1997, mainly because it

was two minutes from my hudband Michael’s workplace.

We had three young childrenand the estate was slowly developing.

The Woods was the new prestigious estate.

Surrounded by convenience, the estate boasted a local shop, the school bus two blocks away, the park across the road, the baya five minute drive away, and thechoice of two major shoppingcentres only 10 minutes away, halfway between the city and theGold Coast, yet we were in ourown country heaven – it seemedthe perfect place to raise children.

Now my youngest is well intohigh school, I have never thoughtany different.

I moved into a small house ona cottage block in 2000, did afew renovations, then sold andbuilt a small house on a goodsized block back in The Woods in2002.

Four years later, I sold, built abigger house on a small block, and unfortunately instead of

stretching the budget to get intoCotton Ridge, I put in a pool here.

A year in, this home wasenough when I saw I could get asecond chance at the CottonRidge lifestyle, with theannouncement of Silkwood.

So now, it’s full steam aheadto Silkwood. I’m so excited, theblocks are surprisingly the cheap-est and the best in the whole ofthe Redlands, if not Brisbane.

I have full confidence in the

developers. I’m very impressedwith their sensitivity to the environment in the planning, andof the conserving of maturetrees.

The regional park should be ahuge drawcard to the area. Withplaygrounds, lakes, basketballand sporting areas, skate park, abundant paths and bikeways, itcaters for young and old, eventhe family dog.

There’s a convenience store,doctors and chemist . . . there’snot much more to ask for.

As many as 2000 permanent jobswill be created in the Redlands

“It is anticipated up to 2000 permanent jobs will be created.Local workers and their familiesappreciate the ability to work and livein close proximity,” Mr Hargrave said.

“Many jobs are part time or haveflexible hours and it is not practicalor efficient nowadays to have longcommutes to work.

“With everyone being time poor itis such an advantage to work five or10 minutes from your home.Employers are recognising this andbenefit by having a stable and

reliable work force.” Developer for Mount Cotton’s

largest master planned community,Cotton Ridge and Silkwood MountCotton,Murray Cetinich, welcomedthe new business park as an addedbenefit of living in the Redlands.

“With a challenging economyand the job market fast evaporating around us, it is reassuring that the Redlands willhave so many new jobs up forgrabs,” Murray said.

“It gives people even more of areason to live here. Not only do weoffer a unique urban countrylifestyle close to the city and theGold Coast, but now we can alsopromise positive opportunities forsmall businesses and new jobswithin our local work force.

“Land prices for Mount Cotton, are currently affordable and offer

great value.“It is also close to major shop-

ping centres, schools, public transport, major arterial roads, several golf courses,Sirromet Winery and Moreton Bay.

“With the completion of the Redlands Business Park new jobs

and small business will be an addedattraction for people wishing toenjoy a lifestyle where you can live, work and play all within your localcommunity,” he said.

Silkwood Mount Cotton, February 2009

Queensland Master Builder Mike Broadby talks to

Suzie Lightfoot about his Silkwood Mount Cotton and hisexperience as a presenter andjudge for Channel 9’s lifestyle

program King Gee Jack of All Trades.

What do you think of SilkwoodMount Cotton as the location forthe King Gee Jack of All Tradeshome?

I believe the location at Silkwood Mount Cotton is perfectfor the show’s home. It has somegreat qualities about it. Theblocks are larger than usual residential blocks, they offer anamazing bush setting and all havesome slope which allows us todesign and build some great looking, functional and environmentally friendly homes.

Have there been any environmental issues that youhave had to consider during building the home as Silkwood issituated in an environmentallysensitive development and community?

The usual issues during

construction of keeping silt barriers in working order as thesekeep overland water flow from get-ting into the stormwater systemand silting up the bay.

What has been the most challenging aspect of the showfor you?

I would say the most challenging aspect was learningthe on camera TV role on the runas it is my first time at this. Run-ning a team of tradies on a build-ing site is something I do andhave done for the past 15 years, but doing it with a crew of 20 inand around the worksite hastaken a little getting used to.

Tell me about the design ofthe home. What do you think areits stand out features?

The house is modern with agood environmental feel. It hasbeen designed and built to suitSouth East Queensland’s climate. That is, it uses the natural ele-ments – sun and wind orientation –to make the house comfortable tolive in all year round. The outdoordeck and veranda is on the eastern side of the house and isaccessed through the kitchen and

rumpus sliding doors. The houseis open plan with several large liv-ing areas all with polished timberfloors and a huge landscaped backyard which is perfect for the kids.

What is your relationship likewith the tradies on the show?

I’ve found all the tradies to beresponsive and positive blokes. There haven’t been any trouble-some issues to date. I believethey see me as their boss and Iguide them when they need help.

Tell me about the quality ofthe materials that have gone intothe building and are there anynew innovations?

All the materials used on thehouse in the show are of the highest quality. From the Sir WalterPremium turf to the Kitchen Con-nection joinery and the Resenepaint. The Hebel Powerpanel andDulux Accretex acrylic renderingsystem is innovative and especiallydesigned to work together to create that perfect rendered finish.

Have the tradies learnt a lotfrom being on the show?

I believe all four tradies havelearnt a lot about themselves frombeing on the show. When you

come from being your own boss, get thrown in the deep end andhave to work under some prettyextreme conditions, you soonlearn what sort of person you are.

What has been your funniestmoment?

The Funniest moment waswhen a thunder storm rippedthrough Mt Cotton and all of thenon-Queensland crew were likekids in a toy shop watching therain come down.

The most exciting moment? The first day of shooting at the

Queensland Stunt Academy.The most embarrassing

moment? Not being able to get my lines

right at the Cat Training Centre. The most rewarding moment?Seeing the contestants give it

there all, and then talking throughtheir efforts after the challengeswere completed. Some of the guyshave really learnt a lot about them-selves and I think they will all comeaway from this experience betterpeople. I hope they all take theirnew found knowledge and put thatto good use back in their own day today lives. I know I will.
