INTEGRATED STREETSCAPEThe Joyce street intersection is a complex and critical node for pedestrian, cycling transit and traffic flows. All of the different modalities can be clearly demarcated using distinctive materials and way marking strategies.Traffic calming devices, including corner bulges and highly visible crosswalk markings enhance the legibility of the multimodal intersection, enhance pedestrian and cycle safety.
MICROCLIMATE AND METAPHOR INDOOR OUTDOOR
Create seamless transitions between indoor and outdoor spaces using grading, paving, vertical planting and views. Emphasize transparency into the lobby and retail spaces. Tease life from the building edges. The rooftop includes private roof spaces and a shared common patio that accommodates outdoor use. Surface paving may include wood decking and concrete pedestal pavers. The remaining roof area will be patterned with alternating colours of ballast to create a simple geometric pattern.
