1.0 The photos you see are some of the many different problems we run into when inspection shingles on a home. Aroof is very important to inspect for a home inspector, JW Home Inspection will walk every roof possible, safety mustalways come first. If the home is not accessible then we either look at it from several different areas thru binoculars orwe place our ladder on the eves and look at the roof from several different directions.

1.1 Unfortunately when shingles are replaced, or when a second layer of shingles installed (we do not recommend asecond layer of shingles) the chimney flashing is not installed properly as you can see in these photos, when we seesomething like these photos we recommend to have a licensed contractor make all necessary repairs.

1.2 Chimneys has evidence of flaking, spalling, chipping and loose mortar we recommend to have the chimney checkand repaired by a certified chimney sweep.

We recommend that all chimney cap that are cracked be caulked and sealed with a concrete caulk to help preventfuture chimney problems.

1.3 Roof ventilation is very important is every home, and is checked very carefully with every inspection.

The 1st photo below shows a little bit older home that have been repainted and has mistakenly painted approximately50% if not more of the soffit vents closed, this can cause serious ventilation issues in your attic. Some of the differentproblems this can cause, ice back in the winter, shingles damage because to much heat in the attic, possible mold inyour attic and lack of ventilation can make it very difficult to cool your home in the summer months.

1.4 We recommend that gutters are clean twice a year, once in the early spring just after winter and once at the endof fall just before the winter months.

Recommend adding downspout diverters around the entire home, this will help eliminate the chance of water enteringthe basement of your home.

2.0 Melted siding found on the second level of the home, we are finding this more and more today, we believe this ishappening because the hot sun is hitting the windows and bouncing off and slightly melting the siding.

2.1 The supporting beam above this large window has dropped, the glass in window has been replaced withplexiglass, we recommend to have the entire window be remove and to have a new supporting beam along withabove the window installed.

2.3 Deck are one of the biggest problems we find with homes today and need to be inspected very carefullyfor safety.

The deck boards are under sized, we recommend that the deck boards, are constructed with 2x10-16in on center forthe proper support. We recommend that all supporting beams have lag screws installed to give the proper strength tohold up the deck.

We recommend that the deck railing be properly installed for safety by a licensed contractor.

The deck stairs are very much under built, the blue lines represent where additional support should be added for theproper strength and safety. We recommend that all work is completed by a licensed contractor.

2.6 The grading is flat or sloped back toward the property. We recommend a 10 degree slope away from thefoundation walls, this will help prevent water from entering the basement or crawlspace.

4.0 The basement foundation is cracked and has been repaired by a eppoxy injection.

The second photo below indicates where the foundation has bowed outward and steel I beams were installed to stopthe wall from moving further inward.

4.1 This is the main supporting wall in the center of the basement and has been cut open but has never had theproper supports added to allow such a opening, we recommend to hire a licensed contractor to make all necessaryrepairs.

6.5 We recommend that all humidifier filters are replaced once a year.

6.7 Depending on the type of filter you have in your furnace we recommend that it be changed on a regular basic, if itis a one month filter we recommend that it be changed every month, it you use a three month filter that you shouldchange every three months and the same thing goes for a 6 month and a one year filter. The life of these filters canbe extended depending on how much your heating and cooling is being used and how dirty or clean your air ductsystem may be in your home.

7.0 In this electrical panel it appears that the home owner has had the heating contractor double tap off the mainelectrical supply to feed the new AC unit, this is incorrect and we recommend to have a licensed electrician make allnecessary repairs or possibly replace the main electrical panel.
