1. Selling price
• Selling price plays an important role in sale success of a real estate project.
• If the price is low, quick sales -> low profit• If the price is high, slow sales -> high inventory, affecting to
developers’finance• Right price, how to:
– Market research– Compare with rivals’product– Successful sales of rivals– Based on product + differentiation -> right price strategy

2. Legality
• Legality of the project is so import in sales• If the legality of project got problem, sales shall be not good

3. Construction progress
• Got trust with consumers via the construction progress agreed
• If collecting money from consumers, but slow or not building, developers got big trouble
• It’s better to collect money according to contraction progress• Clearly mention in contract that +/- (1-3 months) for hndover• Guarantee to pay penalty if late handover

• Location paly a very important role in setting the selling price• Good location, higher price can be 30%-100% compared to
others• However, wrong price strategy, sales are not good as required
– Convenience in transport– In CBD: shopping malls, schools, hospitals,..– High incomer areas– Good infrastructure– Good living environment

5. Product
• Design• Sizes are suitable with the targets• Materials are suitable quality and enough quantity• Facilities of the project and amenaties• Reasonable payment terms• Guarantee & penalty if late handover

6. Reputation & famous of developers
• Reputation & famous of developers are very important• Group of the development is important (constructor, designer,
banker, management, …)• These can make the high price but comsumers are happy to
pay
• Keep promises
• Developed projects
